    I have had my trailer in this park for over 10 years and never had a problem. when i first moved in here my central air unit was ruined because they broke the piping on it..Never REPLACED OR FIXED! In the last few months i have received pink slips on my door after the dates they are written which gave me less time to fix the , so called problem. one was for me having a dog i have had here and was approved by management when i moved in . Then one for a shed I just bought and put behind my trailer that i had written paperwork that was approved to be here from management but they said i had to move it. Then they said i had to move the very small shed that has been ther for over 11 years because it wasn't in the right spot! (AFTER 11 YEARS!!) I parked my car closer to my porch so that i could get bags to my door safely DUE TO ME HAVING A BACK INJURY!!! and the back wheels were in the grass of my yard and they FINED ME!! I even went out after putting my groceries away and moved my car back to the correct parking spot. My water bill has always been b/t $30-40. the entire time here. I am getting water bills over $150!!!! with less people in my home!! actually half the people!! I've replace pipes. Done everything on my part I email the manager with my concerns, still after 6 months have not gotten one response except for pink notes on my door of her petty complaints. I pride myself in my yard I have alot of flowers and mulching done. but yet they want to complain about the ones that do take care of their lots . The manager even told me she has been watching someone come in and out of my shed in early morning which is my son!!! She was appalled he had shorts and no shirt on!! IT WAS SUMMER TIME!! and wanted to know what was going on!! He listens to his music out there so it doesn't bother anyone in the home. AND why is she looking at my shed at 4 am. I had neighbors kids kicking objects in my flowers ruining them and hitting my car, yet no help from mngmt!

    Good morning *********************************,

    They have been asked and spoken to several times to bring up shots,tags and records for dog and pictures for our records. this applies to all residents, They have yet to bring any of this information to the office. The other notices were due to unapproved occupants living in the home, I have dropped plenty of applications off at the door and they have not acknowledged it at all.  I would also like to know why people are in and out of the shed at 4 in the morning.

    Listed Below Is An Overview Of The Problems Here At Lincoln Terrace (Estates)- Through a strange array of management changes, money paid by residents has been "Lost Or Stolen" by the previous management. The company is now pulling money from residents accounts without notice & giving out three day notices to scare people into taking care of it (very vocal about that being the reasoning for the three day notices)- During our first three months, written in our lease it was clearly stated we have a three month credit! Very awesome... until they attempted to charge us with a water **** totalling out to $530.66! After requesting it to be looked into & for further explanation we were left with no answers. I believe this will be a trend going forward and we as a community have made an effort to file complaints & see what can be done!

    We are looking into the water reads here at Lincoln Terrace to make sure they are correct.
    We are investigating any lost payments and have asked residents to bring in there check number and/or money order stub so that we can look up if it is a deposit list we have here.
    There are some residents that we do not have up to date information to get in contact with. We did send out 72 hour notices to anyone that owes rent after the 6th of the month, this our policy to do this. It is a courtesy notice to let residents know they owe rent for the month. That way we can make arrangements with them to pay their rent.
    I have released a manger on 2-24-2022 for not doing her job and I released another manger on 5-4-2022 for not doing her assigned job.
    I have hired a new manager that started on 5-31-2022 and I am very hopeful that she will be doing her job and help getting these issues resolved.

    We live in Lincoln terrace estates, they are a trailer park and we rent to lot ***. There has been a problem with management for the past few months and we and other tenants have received 72 hr eviction noticed 2 times now for “unpaid bills”. The first one was around April 7th 2022 and the second one on may 12th 2022. We always pay our bills in full and on time so there’s no way we have unpaid bills. The bills that are supposed unpaid are from a past park manager pocketing our payments and marking us as unpaid. Now the current management is trying to get us the tenants to repay the amount the past manager stole, despite the fact that they know the past manager stole the money, and is threatening a 72 hr eviction notice if we don’t pay. They are also refusing to explain the bill to a few of the other tenants and are actively ignoring calls and refusing to speak in person to those who received a notice. I have attached an image of the most recent eviction notice.
