    After numerous issues with the business owner, it has gotten extremely bad. We are "purchasing" a property he owns (but is still paying someone else for) and pay him for insurance on the property every month. Now that there was a house fire due to faulty electrical work, he is trying to cancel the insurance policy to avoid paying on the deductible or any responsibility. Insists that we now have to get our own insurance even though his agent said he is responsible and that no company would insure the house until the electrical and lead issues are resolved.

    With reference to the above complaint, please note the following: 
    Mr. ****** is the OWNER of the subject property which is referenced in his complaint. He is not buying it off of us, he bought it over a year ago with his partner, ******. 
    We are the mortgage lenders with regard to said propety's loan. 
    We have requested multiple times that said Owner obtain their own insurance, as we currently have insurance on the property in our name, as mortgage lender but nothing with them as owner, as is customary under Ohio mortgage statutes, and required by most mortgage lenders including ourselves and other underlying mortgages affecting the subject property. 
    In the interim period, said Owner's had an electrical fire, the damage amount of which is undetermined at this time. 
    This matter is separate from the need to have the Owner be named on an insurance policy pertaining to the Property. And, in fact, this insurance name matter was resolved last Monday, February 6, 2023, as Mr. ****** and ****** were successfully added to the existing policy we have, as we had requested, 
    With reference to Owner's electrical fire, we have requested multiple times estimate(s) of the damage, so that we can determine if a claim can be filed. As of this date, nothing has still been received. 
    Based upon my own inspection of the damage, it appears to be a series of small electrical outlet fires (presumably on the same circuit(s)) from over use/pulling to much electric currrent. If this is the case, the damage repair costs are quite minimal and likely under $1000 from the damage observed. 
    The Owners have been advised that if they provide an estimate of damages and costs, we will attempt to file a claim on our policy that was in place at the time of the incident if it is generally over deductible amount of $2500 on said policy. 
    Again, we are still waiting on an estimate of damage to proceed...
