      Capital Property Solutions is responsible for landscaping and snow/ice removal at Gahanna Grove Condos. During this past winter, the roads were horrendous and extremely dangerous for those of us who have dogs to walk. I slipped and fell on February 13, 2022 and reported the incident to CPS. I never got a response from them. I sprained my thumb and aggravated an existing back problem. I have had 2 major back surgeries (most recently October, 2020), countless procedures, and multiple rounds of physical therapy over the last 20 years. I went to the ER the day after I fell and received an x-ray. Since then, I have had an MRI and an epidural steroid injection to help relieve the increase in pain I am experiencing. Nothing has worked. I can't get a response from the Gahanna Grove's Board of Directors nor CPS. I do not have any medical bills because my insurance covered the cost of my treatments and the ER visit. I have a neighbor who fell twice around the same time period while walking his dog.

      I am rejecting this response because: This response does not address my concerns nor provide a resolution.  I would prefer to handle this incident without an attorney. I am aware that one other resident fell twice during the same period and got a petition signed by at least a dozen other residents about the terrible condition of the roads earlier this year.  I don't have any medical bills because I didn't have any out of pocket expenses with my insurance; however, I have had an increased level of pain since I fell.  I had an epidural steroid injections a few weeks ago that provided no relief.

      I was assessed a $100 fee from Capital Solutions HOA on the afternoon 6/22 for an improperly stored refuse receptacle. This was communicated via two separate emails received at 1:02:14 and 1:02:16, respectively. The first email contained a subject line titled "Warning Notice," which is what I expected to see when opening the message. However, in the body of the email, it erroneously stated that the notice represented "Violation Letter 2." The second email subject line contained the ref. number #XN561651. It included an attached photo of a neighbor's garage (mine is a single car, theirs is a double car - this is glaringly obvious) and a PDF titled "Violation Fine: Letter: 3." I have reviewed my electronic records and have not received any warning for improper refuse collection. Had this indeed been received, it would have been rectified. Instead, the HOA falsely and corruptly issued a warning, violation, and two fines on the same day, seconds apart - one for a property not belonging to me. When attempting to contact the HOA to remedy the error, I was met with extreme unprofessionalism and threats to disconnect the call. The lack of business acumen and gross incompetence was astounding. I was told the burden of proof was on me to prove that the property in question does not belong to me. I was then transferred to a manager but have yet to receive a call back. Unfortunately, I do not have good faith in this being rectified without an intermediary. In the past, I have contacted the HOA regarding maintenance and other issues to no avail. I am seeking an apology and for the aforementioned fees to be waived before seeking further action.

      The account says the owner was responded to by our team letting them know we apologize for the mistake and the fine is being removed. The account is also showing the fine being removed. I believe there is no additional action to be taken.

      Hi there I have been issued a fine of 25 dollars for not putting my trash cans in when I am out of state. I'm filing a complaint with the bbb because it's kind of hard for me to put my trash cans in when I'm not in the same state as my trash cans at the time they are supposed to be put in. Cps doesn't seem to understand this so I am doing everything in my power to make sure that they do. It's pretty simple to understand. I work out of state. In a different state than Ohio. Ohio is where I live. West virginia is where I work. Those are two different places. I can't be in two places at the same time. So unless cps is going to start paying all my bills so I can be home to put my trash cans in on Wednesdays then it appears we have reached an impasse. I have tried to call and discuss this with cps but they have uneducated ****** answering their phones who just like to try and talk down to customers and then hang up on them. So that leads me to the world wide web to help them out. I won't be paying the 25 bucks but thats not the funny part. The funny part is that after a month or two the late fees have illegally multiplied it to 175 due. Haha I won't pay them 175 cents. Good day cps and good luck but from all the other reviews I've seen online, I give ya 5 years til complete bankruptcy. Sooner if you run your other neighborhoods like yours run mine.

      It is each owner’s responsibility to appropriately store their trash can after it is collected each week. This is a rule of the association, and our team is only enforcing the rule as requested by the board of directors. The late fees are being assessed in accordance with the Ohio Revised Code. This is an unfortunate circumstance for the owner, but not a poor business practice of CPS.

      ****** ****** first of all, this is not true as the neighborhood has never had these rules before. I have lived here for 11 years and haven't ever had an issue except when cps took over this year. So that's a lie. Also it is illegal to charge such exorbitant late fees. The original fee was 25, which was in error. Then it looks as though you charged 25 bucks a week in late fees, which is illegal. So I owe 7 times the original illegal fee. I have since messaged this "business" about having to do road maintenance for them with an attached bill for neglected road maintenance. They have been negligent and putting residents at risk since they took over. They almost killed a resident with their negligence when a tree fell on his car. They have not responded yet but the fees will begin accruing immediately for my work. I never agreed to a petty rule change or signed anything just like they never agreed to pay me for my road work. So we are in agreement unless I hear otherwise. Any other fraudulent bills sent to me will be viewed as harassment and will be treated as such. By the way I love the hired reviews you have online. You have hired fake reviewers to give your horrible company a little bit of positivity. Just think, if yiu actually ran your company the right way you wouldn't have to hire scammers to recommend you. You'd have real people recommending you. I'm sorry that the owners son took over your company and is running it into the ground like a plane with no engines but that's not my fault and I wint be paying ant illegal fees. Thanks for everything you've done to ruin my neighborhood though, I'm sure to share my experiences with everyone I know personal and professional of course. Good day.

      I received an invoice in February from Capital Property Solutions on behalf of the Carriage Hill Condominium Unit Owners' Association requesting payment for association fees owed on 1477 Lafayette Drive in Columbus, Ohio. These fees appear to be the responsibility of someone with a similar name to mine, but definitely not me. I have never had anything to do with the condominium in question, nor their association. I responded with a letter (copy enclosed) informing them of their mistake and requesting they send the invoice to the responsible party.

      The management company took over our condo in January we received an arbitrary charge 434.00 to my account A few weeks prior they gave me a notice saying I had a zero balance there's no explanation for this charge and after today after filling out the the forms to have the charger moved the manager told me she couldn't get to it till March March this is unacceptable ridiculous I feel they need to take care of this ASAP no other excuse

They have agreements with landscaping companies and when companies like ********** ********* damages your property, CPS just says that is a 3rd party vendor and they want the residents to fix the problem directly with the landscaping company even that they know that the agreement is between the landscaping companies and CPS. All the neighbors in our comunity are very disappointed of the CPS. Think better if you want to hire this company.

      The damage to the owner's sanitary sewer cleanout cap was done by the landscape company. We contacted the landscape company about this and they are aware that it is their responsibility to repair. The owner has been notified of this information and is asking the CPS repair it. The board of the condominium has not provided us with authority to spend association funds to make this repair. 

      We share in the owner's frustration and hope the landscaping company makes the repair soon.

      Thank you for your response. However, as CPS responded to me in a ****** ****** "the association does not have the legal authority to file suit against a contractor that damages your personal property. We will continue to track the performance of the contractor to make decisions when contract renewal is due"

      The contract is between CPS and ********** and I, as a member of the association, I don't have any legal authority to file suit against the Landscaping company.

      I would appreciate if you can help with this issue because there is big chance that we don't get this pipe fixed soon my sewer system can be seriously damaged.

      The agreement is between the association, not CPS, and *********** 

      To reiterate, ********** stated that they will fix the damage. If the timeline is too long for you, then you are legally able to file suit against **********. 

      Again, you are upset with **********.  CPS did not cause the damage and is not authorized to pay for the repair. We want nothing more than to have ********** fix this repair now.
