      This is the people who manage the Condos where I live. I have lived in the community since the Condos were built in 1996. I have never had any issues with the complex and have always paid my HOA fees and never had any issues with the neighbors or community. I received an email notification that said they were assessing a $50.00 fee because I authorized someone access with a keyfob. I never authorized anyone to do so. No calls and no warnings about the issue. They had a section in the notice when and who the access was authorized too and they added nothing. I just want eveyone to know how horrible this company is and do not buy a Condo anywhere that they manage. I only gave a 1 Star because I am not sure how to complete this form with no stars.

      The manager made says the clubhouse staff made an error and the amount was refunded to the owner's account.

      Called on a Tuesday to tell someone my key fob wasn't working, and gave her all the numbers on the fob. She didn't write it down or send me an email telling me the process of turning the key fob back on like I ask. Instead she took out another payment (that i canceled) when I told her not to in the 1st place. Called Friday morning telling a guy about everything and he told me nothing was in the file to do this. Asked for the employee name he wouldn't give it to me. Had my mom go to my house take a picture of my key fob called back left a message. Later got an email from **** saying they would not call me back. Sent an email of the key fob number and they said they would rush this over. It is now Monday and well key fob hasn't worked. Now I'm looking to find out what my next option is with a lawyer. Horrible customer service. Who ever this guy is named **** doesn't sound like he wants to deal with anyone from the community but the HOA board. I hope that is not true because we pay your company to do a job and so far nothing is being done. The last company was so much better they just called the Alarm company while you're on the phone with them and reconnected your key fob. I guess it's too hard for them to do their job.

      Our condos use CPS and all my experiences with CPS are conflicting and poor outcomes. In October plumbers came out 2 days and left on a Friday afternoon turned off my water saying info and bills would be sent later. And get a plumber and get it fixed. I expected communication got conflict. Consistently condo dues that are paid on time and filing modification forms 3 times in 2 years are unfinished. I have a file box of forms and phone logs. Pattern of poor communication I emailed and called and CPS to reschedule they still showed up 7 days later after I told CPS staff and she started yelling threatening the sheriff would let them in I'd be responsible to fix the door. My neighbor and I went through a lot in 7days. CPS delays caused a crisis, conflict and communication and will bill customers.

      This is the WORST place you could rent through, you can not get in contact with anyone. We had a broken fridge for 2 months, they finally got it replaced and then they left the fridge on the front porch for a following 2 months. Finally, we go to move out after we extended our lease one month, and NO one will get in contact with us about our deposit. We have tried to contact the office hundreds of times, but since they are based in Louisville and not BG no one is in their office EVER or answering the phones. I guess you have to take legal action to even get anywhere with this company which is terrible. It has been almost 5 months since we moved and we haven’t gotten our deposit back. Good luck renting through this company.

      This company does not respond to repeated phone calls or emails. They are totally worthless. They say they will respond to applications within 30 days but they do not respond within 40 plus days.

      Nellie, I'm sorry we were not able to meet your expectations. I show that we answered the phone when you called, but had to forward to the manager due to the unique nature of your request. Those escalations will add some time to the request since the managers spend a lot of time in the field with owners and service providers.       I live at White Oak Park Condos in Canal Winchester and we have Capital Property Solutions as our management company. I applied for a modification to my condo to finish enclosing the fencing around my patio in May 2023. The form sent to me from the management company was not in our handbook and it also stated a $25 fee was to be paid, which also is not in our handbook. I turned the completed form into Capital Property Solutions. I asked in the body of the email about the $25 fee which was not included in our handbook. I received no response on the fee and was approved for the modification. I had the work completed, but then on 6/16/23 received a statement for the $25 modification (ARC) fee and a $25 late fee for not paying it. I was upset and called CPS and when I expressed my frustration, I was told it would be given to a manager to handle. My next communications were with ******* ***** the manager over my association. I was told he could remove the $25 late fee if I turned in a late fee removal, but could not remove the $25 ARC fee as it was out of his control and was in their contract with White Oak. This did not satisfy me as both the form and the fee were not included in our handbook governing the condos. I have filed a small claims case against CPS that has not been heard to date. I received a call from ******* ***** on 8/21/23 informing me that the late fee was going to be removed and then he began inquiring about my small claims case. He asked if I was continuing on with it and I said yes. He told me that the court would not agree with me and that the case would be a wash as they would agree with him about the $25 fee was correct in charging. I maintained that I was still pursuing the case as it was wrongfully charged as it is not in the handbook and also the form I was given is not in there. He said that the owners do not have to know about the fees as per the board over White Oak condos. He said they are now in the process of adding it to the handbook.

      This management company is the worst! I am upset that as residents we did not get an opportunity to vote on the new company before they were placed. Our condo community is being overrun by renters who do what they want when they want! They do not control their children or their pets however the owner of capital property wants to boast and brag about what he has done! We pay a minute they fee for you to handle business it is your job!!! We cannot change any bi laws because a few people on the board are scared and don’t want to pay for the lawyers but his new Albany property got changes to their bi laws. I want this company gone

      CPS took over the servicing and rights to payment for my HOA. I submitted my $60 HOA fee and was subsequently assessed a $5 late fee. This has now ballooned into a $15 late fee, due to my refusal to pay. When I called to let them know that I believe I was billed in error, due to the fact that I posted my check in the mail before the notice, I was informed that they were simply following my HOA's policy, and that I would need to submit a waiver request for the additional fee for their approval. Is CPS's ability to wipe out this ludicrous fee contingent upon approval by my HOA? Per their agreement, technically, yes. But are we really to assume that CPS can't take the loss on $15, or do an accounting with the HOA? Isn't it, in fact, quite likely that their servicing agreement with the HOA contemplates to whom liability is shifted between the parties, in case of such eventuality? I think so. Is my HOA a good actor here? No. Does this, in turn, mean that CPS is a good actor? No. Could they wipe out this fee and deal with it internally? Of course, they could, but what incentive do they have to do that? That doesn't make them money. Just shows you where their priorities lie. I shouldn't have to jump through administrative hoops to wipe out a fee that was assessed in error. I would not recommend CPS to anyone. I am beholden to them, but you don't have to be.

      Capital Property Solutions does not even deserve a 1 star rating. They consistently over charge for everything. They recommended a person JM to come to my home in ************ Condos to check on what was causing a water issue in my basement. He spent less than 10 minutes to tell my son and I it wasn't a sewer backup and told my son how to simply fix the air conditioner to stop the problem. He didn't even fix it himself and then charged $189. Capital Property Solutions sent me a copy of the invoice dated 10/17/22 to reimburse them for the $189 and I had not received anything prior in the mail from them and the invoice that I received October 24th said it was already past due and they were turning it over to collections. This is typical of this company.They said on the invoice that the charges were for a clogged dish sink. I will never again use any company/repairman that they recommend!

      *******,If an issue is assessed and it is determined that it is an owner maintenance responsibility, we are no longer authorized to perform the service and the cost of the assessment is charged back to the owner because association funds cannot be spent on owner maintenance items.       I wish I could give a lower rating than 1. CPS run by *********************** is a company that a *********************** should NEVER hire to do the property management.The property managers hardly return calls. They have failed in addressing many areas. To be specific, there was a water leak at a unit coming from the roof or interior plumbing. Their roofing contractor said it is plumbing issue. The plumbing contractor said it is roofing issue. End of the day, this issue was never resolved. This water leaks into the electrical area and put a life of a tenant at risk. CPS does not care what happens to the tenants life. CPS is a very Ignorant Property Management firm. Soon a class action law suit is going to be filed against them for putting peoples life at risk for their shear ignorance.
