    We own a condominium in ****** at ******************************************************************** A company called Capital Property Solutions manages the property. I paid them $100 for key fobs on Dec 10th 2024, but they have not provided them. The claim is that they have mailed a few times, which is false as we never received anything. The company has been contacted multiple times, but has failed to assist us. I have called them so many times but they are totally disregarding me.

    If I were to evaluate this company, I would assign it a rating of zero stars. I have raised several serious concerns with the *** organization, but, unfortunately, there has been no meaningful response. The only communication I received was a generic email stating that my concerns were forwarded to the management team, which does not appear to be the case, as my responses have gone unanswered for over a month and a half. It is important to note that the company does respond to reviews, which raises questions about its lack of follow-up regarding the concerns expressed by ************* better.

    Capital Property Solutions refuses to take responsibility for problems and provide no maintenance whatsoever. By no fault of my own I have severe water damage in my unit caused by another unit's HVAC drainage. This is caused by the property design and therefore their responsibility. Not only do they refuse to fix the problem ,they continuously raise rates by massive amounts, far more that cost of living increases and is flat out price gouging.

Regarding the concern over budget increases, please know that CPS does not set or profit from the budget increases. We administer the association’s budget based on the needs and decisions made by the board of directors.     Unprofessional and unethical . Especially by *******. Trash. Except for the reasonably necessary activities of Developer during the original development of the Property, no burning or storage of trash of any kind shall be permitted on the Property. All trash shall be deposited in covered, sanitary containers, screened from view and stored either inside of a permitted structure, or to the side or REAR of the home constructed on the Lot and at all times outside of rights-of-way. Considering we live on a street where everyone’s garage face the rear and trash can in the back is ridiculous . Stating this is our 3rd violation when they have notice we didn’t move in until June 2023 . The previous ones were from a former tenant . Someone in the office even said we never should have gotten a notice for a 3rd violation . Not to mention saying your trash can can’t be out at 7:30 am when trash just ran is ridiculous. People don’t get home from work until much later . This is targeting because we live in a rental property . I do a better job of monitoring than your so called field representative. Filing with the FHA as well

    There have been numerous conversations about the about the condition of the parks in our neighborhood with no response. The concerns were safety related as well as cosmetic. Changes were made to the landscaping companys scope to save money and not increase fees without the weigh in of the neighborhood residents who benefit from these. Seems to be a lack of commitment to the betterment of the community and its becoming disrespectful and a double standard we are held to and they are not.

    This outfit is the property management group for the **************** in ******, ****. They are a no response and no communication style company. Voice messages are not returned and emails are very brief if one is lucky enough to get a response. I waited two weeks to get a response to a recent landscaping issue after I was told to notify them by an *** board member. ******************* is worthless and doesnt do her job. She is the liaison for the Villas. It took a lengthy shaming email with a timeline of their no response and 3 phone calls to get a some type of answer from her. Finally after two weeks with absolutely no help from ******************* I was headed for a resolution by a *** member. I called CPS a couple times and no one actually answers the phone. I speak with residents constantly with issues here in the Villas. They all have the same complaints. It takes 2-3 weeks to get any communication from *******************. I was told by someone who actually answered the phone on July 3, 2024 at 2:30pm that CPS doesnt notify the *** board as they try to handle the issue on their own for the Villas. With this mentality no wonder nothing gets done. This was very frustrating as they lack the ability to handle a residents complaint. Why have CPS at all in the equation here. They charge a lot of money to manage, refuse to communicate, and are totally inept.

    This is the people who manage the Condos where I live. I have lived in the community since the Condos were built in 1996. I have never had any issues with the complex and have always paid my HOA fees and never had any issues with the neighbors or community. I received an email notification that said they were assessing a $50.00 fee because I authorized someone access with a keyfob. I never authorized anyone to do so. No calls and no warnings about the issue. They had a section in the notice when and who the access was authorized too and they added nothing. I just want eveyone to know how horrible this company is and do not buy a Condo anywhere that they manage. I only gave a 1 Star because I am not sure how to complete this form with no stars.

    Called on a Tuesday to tell someone my key fob wasn't working, and gave her all the numbers on the fob. She didn't write it down or send me an email telling me the process of turning the key fob back on like I ask. Instead she took out another payment (that i canceled) when I told her not to in the 1st place. Called Friday morning telling a guy about everything and he told me nothing was in the file to do this. Asked for the employee name he wouldn't give it to me. Had my mom go to my house take a picture of my key fob called back left a message. Later got an email from **** saying they would not call me back. Sent an email of the key fob number and they said they would rush this over. It is now Monday and well key fob hasn't worked. Now I'm looking to find out what my next option is with a lawyer. Horrible customer service. Who ever this guy is named **** doesn't sound like he wants to deal with anyone from the community but the HOA board. I hope that is not true because we pay your company to do a job and so far nothing is being done. The last company was so much better they just called the Alarm company while you're on the phone with them and reconnected your key fob. I guess it's too hard for them to do their job.

    Our condos use CPS and all my experiences with CPS are conflicting and poor outcomes. In October plumbers came out 2 days and left on a Friday afternoon turned off my water saying info and bills would be sent later. And get a plumber and get it fixed. I expected communication got conflict. Consistently condo dues that are paid on time and filing modification forms 3 times in 2 years are unfinished. I have a file box of forms and phone logs. Pattern of poor communication I emailed and called and CPS to reschedule they still showed up 7 days later after I told CPS staff and she started yelling threatening the sheriff would let them in I'd be responsible to fix the door. My neighbor and I went through a lot in 7days. CPS delays caused a crisis, conflict and communication and will bill customers.

    This is the WORST place you could rent through, you can not get in contact with anyone. We had a broken fridge for 2 months, they finally got it replaced and then they left the fridge on the front porch for a following 2 months. Finally, we go to move out after we extended our lease one month, and NO one will get in contact with us about our deposit. We have tried to contact the office hundreds of times, but since they are based in Louisville and not BG no one is in their office EVER or answering the phones. I guess you have to take legal action to even get anywhere with this company which is terrible. It has been almost 5 months since we moved and we haven’t gotten our deposit back. Good luck renting through this company.
