We received a home inspection from Rob K*** at Tulsa Home Inspections, LLC in January 2023. Upon our very first time using our upstairs shower, we found that it leaked through the light fixture in the laundry room below. We recently had it repaired and found out that the pex pipe that goes up to the shower head was cut with what looked like a razor knife. This had to have been from original construction from 6 years ago and was not caught in the home inspection even though the report states the shower functioned satisfactorily. Second, cracking of tile (spanning across 5 tiles) in Bathroom #1 was not noted either. Third, we have natural wood floors and there was one spot where a very large chunk of wood was missing underneath a kitchenette set in the "informal" dining area that was not noted. Fourth, both garage doors are "sticking" causing them to make a loud noise when opening every time. This was not noted as well. He did find three electrical outlets and burned out light bulbs that were not functioning properly and noted those, but I feel like a home inspection is supposed to protect the buyer and not the seller. Without a doubt, the shower leaking into the laundry should've been discovered.
