    Horrible! They have in their lease, that you can only see AFTER you pay the application fee, that 45 days BEFORE your lease expires, you are to let them inside and start showing the property to future tenants. OR pay 180% of the month's rent for them not to invade your privacy. They claim it is a clause from the **** (*******************************) but it's not, they have no such clause. The clause is from Camber and they will not remove it. Stay away and find another PM company of a private landlord

    Thanks for your review. This is a very common clause in many leases across the state/nation. We sent you the lease and you have the chance to review/sign or not if you don't agree with the terms. When a tenant gives notice, it is our duty to try to release the property and mitigate expenses to the landlord vs waiting till you are fully out. I would ask you put your self in the landlords shoes. If a tenant was vacating would you waste pre marketing to try to limit vacancy which is very costly? I'm sorry you don't agree with the terms but this is the way we do business like most other pm companies.

    They will ROB you! DO NOT rent from them. Some of the employees you will deal with seem kind but in the end they will bleed you dry even after you pay your rent on time every month or not! The owner is a complete jerk!

    *******, I can only assume your negative review is due to you being sent to collections for amount due. It is unfortunate this couldn't be resolved prior to that course of action. I would ask that you let us know what you don't agree with and we will double/triple check it to see if anything needs corrected or if all is accurate. Thanks.

    I paid my rent on time for 3 years when it was time for us to leave we would put the house back to where it was in the beginning no hoes I got videos to show it and pictures they gave me $250 back out of my 1295 this was so wrong how Josh treated us I know he is a racist if anything I would have thought they probably would have hit us on would have been the carpet and that was the thing that was more messed up than anything else in that house and we had it done but I thought we was going to get hit for that but no he hit us for everything else around that that was nothing even wrong with it and still took 500 something dollars from us racist

    At Camber Property Management & Leasing we take security deposit accounting very serious. It is our goal for tenant's to get their full deposit back. In reality it makes our job easier when tenants leave homes in good shape and no charges. Camber doesn't profit from security deposit accounting. If valid charges are found then they are applied towards work that is done and paid for by the landlord of the property. If the review person left their name on this, we would be happy to review the security deposit accounting and make corrections if any mistakes were made or if charges till found valid we would provide more evidence on why we came to that conclusion.     My Recent Experience- First Time - Let me start of by saying, ************ does not "Communicate Well" I had applied and got approved, for a house, Mind you I was also approved by 2 bigger real estate company's prior to applying and getting approved for a house they had listed. An none of them required a " double deposit" and or seen anything on my " background" to require one. I have had no evictions, no criminal record, nothing of the sort of any bad reviews of when I have previously rented from other company's an or private landlords. I had got a message advising that the " Landlord" chose my application for there house, mind you I was super excited that out of 5 applications I was picked, and I could place my kids in a good school district. Long story short, they was requesting a double deposit, which I had already paid them *****. I never signed a contract due to miss communication, and due to them " Lying" saying that the Landlord/Owner was requesting a double deposit. I took it upon myself I called the Owner/ Investment company, and They advised there process is simple, they get applications from Camber with Qualifying Apps, and the property management team puts a " SUGGESTED DEPOSIT" AMOUNT. With that being said, they did give me my deposit I had put down, but the fact is that from the beginning they was lying, and the communication was lacked. I feel as if I dodged a bullet. I even had mentioned this to other company's, about my experience and they said they have had prior renters come to them to lease due to "issues with this company." It just would have been better if the direction would have been different, if the communication was there, Now the house I really wanted is still for rent on there site.

    In response to ********************************* review -

    We received ********** application on 7/27/23. Same day, less than 2 hours from application being submitted we sent her follow up questions so we could gather all information to present her application to the landlord. It took us several days of back and forth communication to get all that was needed from ********. ******** was confused by our message sent to her on 7/28 asking if she could do a certain move in date. She wasn't approved at that time, we were still gathering the information to present to the landlord for consideration. ******** then did get approved with below terms. We sent that to her on 8/4/23 once approval from landlord was received. 

    Great news, your application has been approved for *****************************************************

    Terms:

    8/25/23 move in

    24 month lease

    $1,395 rent

    $2,092.50 deposit

    Due within 48 hours:

    $1,395 deposit charged

    Signed lease

    Due prior to move in:

    $326 prorated August rent

    $1,395 additional deposit

    We will send the lease through DocuSign and create a tenant portal login using your email address as the login ID.

    From the get go of getting approved, we told ******** the need for the additional deposit. She then reached out and asked that we present again to the landlord seeking approval on a lesser deposit. The landlord declined that offer and we re presented the terms. ******** declined to proceed and we closed the file and sent her back the initial deposit that was paid.

    As the Broker/Owner of Camber, I have thoroughly reviewed all and do not see any wrong doing in our actions. ******** is simply upset due to app criteria that an additional deposit was due to mitigate the risk.

    Worst propert management company I have ever rented from. Major delays on all of their maintenance calls, poor communication is constant, and slapped with late fees after following their instructions during the move out period. Rent with caution from this company.

    We would strongly suggest choosing another property management group. We had a very poor experience. We had been managing 3 rental houses on our own for years, but wanted to have someone else manage them. Cambers reviews looked great and our meeting with **** was impressive. What proceeded was the most stressful, time consuming, and costly period we had ever had on our properties. First, Camber sent their vendors to do an assessment and then sent a list of repairs/improvements that totaled $50k! When I asked about ROI on these I got blank stares. When we expressed concern about prices we got ***** we have great vendors answer. We were able to negotiate down to $10k. This was cash that we didnt have ready or had needed in the 10+ years wed managed these. Then our homes sat on the market. We had 1 sit for over 3 months! Every few weeks wed be asked to invest more cash. Can we get another bid? We have great vendors. Your staff doesnt seem to care about the length of this vacancy. We have great staff. Honestly, we felt like we worked for them.Finally we asked Camber if they would be willing to release us from the contract so we could manage it ourselves again. Thankfully, they did (which we do really appreciate). We posted it on Zillow and had a lease started in 9 days. I asked someone who had seen the house when Camber was showing it how the tour of the house went. They said, They just unlocked the door. They didnt come in." What?! So Camber gets 70% of the first months rent for unlocking a door? I mentioned the lack of salesmanship to **** and he reminded me, "we have great staff.If you choose Camber, ask them if theyd be willing to do the make-ready assessment and discuss ROI analysis first. If they cant convince you that their plan is profitable for you its probably best to not sign. You might also want to ask to meet the property manager that will be covering your property. If you're less than inspired, maybe you should walk away.

    It is unfortunate that the pm/owner relationship didn't work out. You guys had great intentions and so did we starting out. There are some owners that should self manage vs having professional assistance. That is true in your case. There was quite a bit of back and forth on what all should be fixed and things were drug out much longer than it should have which impacted the rentability. I'm glad to hear you got it leased and wish you well with your self management but the majority of our clients do see and get the benefit of having their properties professionally managed by Camber. Our relationship just didn't work out as we were too far apart on many aspects of how to market and manage the property which is ultimately why we agreed to amicably part ways and let you out of the contract.
