      Off-site construction was supposed to ***********-8 weeks (which it did) and it was supposed to take another 6-8- weeks to finished the on site work.  We are now 6 months past delivery of the modules and work has not been completed and the funds due to me have not been received.  Lifeway has continually failed to perform work in accordance with building codes, manufacturer instructions, and in a timely manner.  Additionally, the loan was misrepresented as a construction loan with several draws, but despite my loan documents containing language relating to multiple draws they were paid the entire sum by the lender in Nov 2023.

      Lifeway Homes has been notified that there is a remaining ***** credit.  The funds have been sent to them.  

      As for the type of loan they got with their lender, all of this would have been between them and the bank that they chose to do their loan with.  I am unsure as to what the customer is implying.

      Lastly, to the best of my knowledge, all items concerning the home have been addressed to the customers satisfaction.  They do have a couple of outstanding items of service.  The factory has been requested to send a set of cabinet doors for the 3rd time.  The customer is fully apprised of the situation.

      I am rejecting this response because:   Lifeway homes is completely disingenuous and habitually lies. They have continually failed to act in a timely or workmanship like manner. We were initially told by Lifeway that the project would ***********-8 weeks after delivery of the modules to assemble them and perform all of the custom site work - it is now 7 months after delivery and it appears that they still haven't ordered all of the replacement parts needed despite most of these being identified at least 4 months ago. No work has been performed in weeks and Lifeway has continually refused to provide an actual timeline for completion,despite being repeatedly asked for months.
      A detailed punch list was created and shared with multiple people at Lifeway several months ago -claiming that all items have been addressed or that we have indicated that all items have been satisfactorily completed is a blatant lie and nothing short of absurd. In fact, the Owner was out approximately two months ago to go over outstanding items and indicated that he would get folks out to finish up within a week or two - some of the items that were discussed on that visit that have not been addressed include the sidelight (window) at the front door being damaged, the floors not being installed properly, numerous interior room /cabinet doors that are warped / chipped / not fully painted, kitchen cabinet shelving that doesn't fit, and exterior paint still being incomplete. Following that visit, to their credit, there was some drywall repair that was attended to - unfortunately those repairs left mis matched paint spots on nearly every wall in the house which has not been addressed either. This is especially troubling considering that the punch list provided does not even begin to cover all of the fit and finish items normally contained in such a list -like windows that don't stay open, bathroom fans that don't work, or the fact that the house was left absolutely filthy.

      Lifeway has been lying since day one, and has never stopped. After agreeing to a deal with our salesman we came in to sign papers and noticed that numerous items previously discussed were omitted from the contract.  When we brought this up we were told that there was no way he could have included all of those things in the budget and that they needed more money.  As work began, they tried to upcharge us because they "didn't budget for an electrician or plumber" and then again for proper installation of the **** because they parts they ordered were incompatible - despite specifically telling me that the requested configuration was no additional cost. They also told us that the loan was going to be setup to have multiple draws with one of their preferred lenders - yet it was not setup to have multiple draws (despite having language that "contemplates multiple draws." Numerous items, such as kitchen cabinet design, were mysteriously changed between plan revisions - some were caught and some not...but, since we agreed to the final plan before catching all of them there was no apparent recourse other than to pay more to get it fixed or not get what we originally spec'd out and agreed to.Additionally, while digging the footer they cut the water line that was specifically left exposed to prevent this - they neither repaired it nor reimbursed me for the repairs. Similarly, I have not been compensated for the electrical or plumbing work I was coerced into doing to try and keep the project on schedule. Nor have I been compensated for fixing the finish grade that was causing water to pool against the foundation for months. We have been told numerous times that they are coming out to "finish" yet they never have the necessary time or materials to actually do so - in fact the workers that come out usually don't even plan to address them all and know they are working on a different project tomorrow despite us having been told that they will stay on our project until it's done.  We were also told by Lifeway more than a month ago that they were going to send us the money they still owe us; and then again, a couple weeks ago after not doing it, yet it still has not been sent. 

      If all that weren't enough, Lifeway has continually tried to get out of following building codes and manufacturer installation instructions claiming that they never do certain things that they are required to do, or always do things that they are prohibited from doing. There is nothing about this project that has been done in a satisfactory manner.

      Our goal is to work hard to complete every customer's home in the most timely manor.  There are so many discrepancies with the narative from ****************, I do not have time to respond to each one.  He has informed us that his previous job was in the field of nuclear engineering.  He has claimed that 5 different items within this project of thousands of components were not installed according to code and or manufacturers guidelines.  All have been addressed and all have been either corrected and/or approved.  When Lifeway hired an engineering firm from ****** specializing in Modular and factory built homes to come and inspect the home, they were told by the customer that he didn't know what he was talking about.  They claimied the engineer was just a good ole boy friend.  All pricing and contractual items were signed on and satisfied by both Lifeway and the customer, well before a loan was inacted.  All financing was between their chosen lender and the customer and was closed at a title company.   All documents were signed and gone over by the customer and the home was paid for after it was moved to his property and put together.

      The ******** live off grid, in a remote area, and regardless of their countless additions to the list of problems, Lifeway has kept moving forward to complete the items.  There were weeks that we couldn't get our service vehichles to the muddy location much less do work in those conditions.  Both the customer and ********************** are aware of a few outstanding items.  Like nearly every correspondense, **************** likes to add the statement that this is not an all inculsive list, but it is the list we have to work with today.  All items have been recieved from the manufacturer and will be installed in the home.  Please remember that the Bowmans are currently living in the home and the items left are cosmetic.

      Even though we have had many conversations with the ******** that informed us they were happy with the work and workmanship on their home, they now write that NOTHING has been done correctly, and that they will NEVER be satisfied.  Lifeway homes will nonetheless finish the last few items.  

      We do appreciate their business and hope they have many wonderful years in their new custom home.

      I am rejecting this response because:   Lifeway continues to blatantly lie and provide misdirection. They indicated that this project should ***********-8 weeks from delivery and we are now 7 months past delivery and not finished.  They claim that we are living in the home and only cosmetic things remain yet we cant really move in because of the discrepancies. Am I supposed to move furniture in and out every time they come to do work? Aside from being ridiculous, I am a disabled veteran and dont have the physical ability to do that. They are again claiming that all items have been received and will be installed, yet I have not been contacted to schedule any work. Lets assume for a second that it is true why did it take this long to order replacement items for parts that were identified as defective more than 6 months ago? Regardless,it is far from the first time they have made such a claim and each time they have failed to order all the items. Additionally, this doesnt address other workmanship issues like the floors not being installed properly if they are committed to getting everything done timely why has this been neglected for months?
      They state that they sent me the funds due if they are working in good faith, why did it take 7 months and filing complaints against the company in order for them to finally do so? Furthermore,an honest company would have provided compensation for having to replace the 200 foot water line that they damaged or running gas lines because they "didn't budget for a plumber". They indicate that 5 items of thousands were noted as not following code / manufacturer installation requirements however, in reality, those are only a small portion of the dozens of discrepancies provided to lifeway listed to illustrate a point. 
      Regarding the "engineer" they brought in to look at some of the issues they didn't want to fix it was stated that he was clearly not an expert because he did not know where to look or how to read the code. As it pertains to their response they claim the engineer didnt know what I was talking about; in reality, he claimed that one of the requirements being discussed didnt exist and claimed that I didnt know what I was talking about. He proceeded to cite the *** adoption document, and that the absence of that item in that document was the proof however the adoption document also clearly states All chapters and provisions within chapters, including exceptions, of the *** 2018 not specifically addressed within these rules as being modified, deleted, moved or removed are hereby adopted without modification. Thus, the absence of the *** requirement I cited from that document means it was incorporated without modification anyone with a basic understanding of code compliance should be able to figure this out if they didnt already know it. Moreover, the specific code citations were provided to Lifeway; so not being able to find them or pretending like they dont exist only underscores the point that something else is afoot.
      Lifeway would like you to believe that they have attempted to resolve issues in a timely manner, and this is taking so long because the list of discrepancies keeps growing. As I explained to them it is not possible to create a comprehensive punch list before work is completed. Accordingly, the only reason the list of problems keeps growing is that the work has taken so long, and every time they "finish"something more problems are identified. For example how can I state that there is mis-matched paint on every wall in the house until after the drywall work which caused it was performed and that new problem became known, how can I say a door needs to be replaced until it gets damaged by their workers?
      They claim that we live off-grid in a remote area making access difficult. In reality, they performed a site assessment prior to starting the project and didnt note any issues with access. Additionally, we live 3 miles south of highway 33, and just south of town on a maintained road. We have a gravel driveway that is passable for our ***** Accord and is acceptable to the trash company, *********** etc. Finally, not being tied to the grid is irrelevant and has never been responsible for work delays. We have water/power/sewer just like anyone else and these utilities were run to the building pad prior to the start of the project.

      BUYER BEWARE! My new mobile home was delivered in October of 2022. We have had to schedule countless repairs due to damage on delivery, or in transit. Lifeway assured me all of this will be taken care of and this is all very normal. Well, it is now February 13, 2023 and they have not completed the repairs, and are returning calls or emails. They have sent out 3 different repair people , (who were professional and nice) who did "patchwork" repairs. The windows in the living room will not latch, and both entrance doors will not seal due to being installed crooked. I believe they have no interest in fixing anything, but only to protect any reputation they have left. DO NOT spend your money here. They do not follow through on much and once the sale is done the manager will giggle on from the phone due to the arbitration agreement you sign at closing. They believe they are protected from litigation, and you as a customer are screwed once they get it in. WARNING. DO NOT buy here. We were excited to have a new home and due to Lifeways business practice, we are 120 days into this and we are waiting on repairs that will never happen. For full transparency, the floor needs repaired by the manufacturer, and they have also missed there deadline to fix it. Buyer BEWARE. As I anticipate their response to this public complaint, they will stay true to form and offer up "their" facts. Needless to say, I am living and making payments for a "new" home that needs cosmetic and functional repairs. I hope this can save someone else this disaster of an experience that is still not over. The attached pictures are the max this can hold. I will gladly provide more.

All of them have been done to his satisfaction and within days of the report of and issues. There is an outstanding problem with his floor covering. It has a couple of cuts in the linoleum from when the home was built. The manufacturer will be making this repair. He is aware of this. Mr. ******** has been very rude and beyond obstinate to our employees. I would love to copy and paste some of his correspondence but it definitely is not for public viewing. He tells the public to BEWARE of us. I will be happy to give you contact information for many happy and satisfied customers. We have rarely in our 20 years had such a customer as Mr. ********. Like I said before, they did there job just fine. Mike is correct. On 3 occasions repair people have been out and fixed specific issues. However, as I have explained to Russ, the supervisor over maintenance (I think), there is much more that came damaged. He took pictures as well as the ones I sent months ago. The back and forth over who will fix what, is still ongoing. Lifeway states the manufacturer has to fix it. I called Champion myself after nothing for 2 weeks after Russ's last visit and Britney told me that 3% over their commission was paid back to the to do the repairs in general. Her supervisor was surprised at the photos and timeline. Hopefully this will be resolved quickly but I don't know who to believe. To address Miles accusation of me threatening anyone is a complete falsehood. I have asked that I be present when workers are here and that will require appts which has been adhered to the entire time. Another week has passed since this complaint and no progress other than a promised phone call from Champiom Homes. This has been a terrible experience, and after paying for a brand new home for 4 months I would have expected better.

      March 9, 2021 we signed off on our home to be built. We finally closed on 11-8-21. The contractors they hired were very unprofessional. The dry wall crew and painters made a mess of my floors which they did not cover. I had to push for them to clean them. They only worked most Saturdays and drank on the job and left their beer cans in my house. There were several issues with home, Water leak from upstairs restroom, no blinds upstairs or master bath, not shelving in some cabinets, dishwasher stopped working in the first 6 months, microwave stopped working, did not peel plastic off upstairs shower before caulking so we have to peel and re-caulk, main bathroom exhaust vent not working. Bathroom cabinets did not come with any drawers! Most got fixed after several calls and visits. We replaced the dishwasher and microwave. Some are still not fixed and Mike ******** WILL NOT take my calls or return them. Russell which is the maintenance department will not return my call either. We paid for a fireplace and a year later we still do not have a working fire place. The exhaust vent is the main hall restroom is still not working. I'd like to have the fire place working for this winter! And the exhausts vent fixed would be good too

I was under the impression that the vent had already been repaired in the past, but either way, if it needs to be fixed, we will look at it and figure out what needs to be done. Mr. and Mrs. ******* know that Lifeway homes has tried dozens of times to get the home manufacturer to help us figure out what is wrong with the fireplace. We have never even been able to get the fireplace manufacturer to return our call. This is true for my service manager and also I believe the *******'s have called. None the less, I have called once again to the manufacturer and they gave us a new person to call who may or may not be able to help. He has sent us a check list to go through and has agreed to be on the phone as one of my repairmen are at the site. I hope we are able to get it working. I have asked the manufacturer to help and this is what they have aggreged to do. Lifeway Homes has built Mr and Mrs ******* a beautiful home and unfortunately, this fireplace has put us in a bad light with our customer. I believe this customer is actually very happy with their home and with Lifeway Homes, but they are indeed frustrated, just like we are, that the fireplace is still not working. We are trying to help. As for beer cans and the like, this is the first I have heard of any of this. The customer has lived in the home for a year, so I assume the mention of this, is out of frustration about the fireplace. We are sorry that it isn't repaired and are working hard to find a resolution. I am at the store daily, so contacting me is not difficult. Please call if you need. ****

      We accepted the wrong home because were told the interior &exterior paint would match the model home on their lot per our contract as well as other upgrades, delivery & set up. Now they are not painting the home, instead offering money. Paint quotes I received were $6000+ for int, they offered $650 for the interior. Tyler said they could not give more money for the paint. We were basically left with take it or leave it. The home is the wrong color inside & out, & some of the interior finishes do not match the model home. There's no a/c, sbs fridge, dishwasher, half bath isn't added or add'l ext door. When delivering the home they ran into our rock entryway & damaged it, the entryway is not fixed, AND the side of our brand new home still has a hole in it & rained in before it was covered w plastic. Trim isn't done, 40+ unrepaired drywall cracks in every room. Fewer tie downs than anticipated. There is not a full foundation per the contract, only concrete runners. We have not chosen the granite island. There was a hole dug in the middle of the field to burn the old home in on Aug 17 & it is still there & debris is strung all over the property. The rock skirting is supposed to be limestone, it is not. Wrong rock was delivered without our approval. They are refusing to set up the water, electric or sewer. I have all docs - including the ones that say the home will match the model home and it will be painted & set up, as well as filed a formal complaint with our mortgage lender against Lifeway Homes. Lifeway says they will not work on the home until a replacement window is delivered (the one THEY damaged on delivery). They will not give a timeline or date of delivery on anything & have poor communication. I do not agree with accepting a home that is not livable, but Tyler threatened to come get the home if we didn't call the mortgage company because they done their part and set & tied the home. We will be paying for a mortgage and not even able live in this home.

As always, our company will complete the home according to the agreement. Tyler came to our property and was recorded. The only thing he said was needed was a new 200amp box, which was completed by our electric company July 26th. He said we need the box before we Lifeway can do anything. Aug 5th we went over everything in detail with Tyler. He asked if the electrical box was placed, we said yes. The home was damaged on delivery Aug 23rd. The home was placed on blocks, then funds were released on Sept 7th. It was not until Sept 22nd before it was ever brought to our attention by Tyler that water, electric and sewer needed to be hooked up. We said no, our agreement states set up and Mike told us that was included on day one. No where in the agreement does it say customer will set up. Tyler said he would look into it and responded on Oct 1st, 9 days later. We told him we do not accept and would reach out Monday 10/03/22, which we did and requested a meeting - we would like to have a meeting and go over everything. When is a good time to come in or for someone to come to our house and do a walk through of everything that needs to be completed? Tyler replied - I know what is needed to complete your project and Russell or I will be glad to meet up once everything is completed and then perform a walk through at that point. The home has only been delivered and set up. There are currently no utilities hooked up so the largest portion of the work has not even begun. Our only concern for this customer and all of our customers is to complete their project and allow them to move on with their lives.       He said he would guarantee everything to work then after I paid 31000he couldn't guarantee the plumbing the pictures he sent me showed nothing that was wrong he promised to get all the trash out and did not.left a refrigerator full of rotten meat stinking it is so nasty and unlivable the tub is gone water heater is gone and a lot of things the outside of the trailer is missing on one side and the floor and the frame is rotten windows are broken I have a lot of pictures and text he sent me he said that it was a nice very solid home I told them that I was disabled and needed a refurbished home he sent pictures of only what he wanted to show me he lied about the whole house the plumbing is missing under it but didn't tell me until I paid for it I asked him 2 or 3 times was anything wrong with the trailer and had 2 people setting there when I asked him he told me no it was a nice house he texted me 2 times saying he would get all the trash out and did not there is so much wrong with it it is not livable the roof leaks it is awful I bought 2 mobile homes and he got 69000 the one is decent I want the money back on this trailer I don't think I would let my dogs live in it he lied about everything I mean the outside sideing is missing he did not send me pictures of that I have all the pictures he sent me and it doesn't show anything that is wrong with it I have been trying to get a refund and he won't fix it or refund anything I am going to get a lawyer I guess because it was a total lie glad I kept the pictures and text

      Business Response /* (1000, 5, 2022/09/16) */ While I appreciate that Mrs. ***** is upset, we have worked for weeks to help her get 2 homes moved 4+ hours away from here. She drove to Tulsa and asked us to help her. We asked her multiple times to come and look at the second home. She said she didn't have time to drive up. We sent before and after pictures. We overlaid the entire floor from one end to the other with brand new OSB floor decking. So, it would be difficult for the home to have much trash. I'm sure the refrigerator was left so she could decide if she wanted those appliances or not. The home was not to have appliances with it. She knew completely that that home was needing a full remodel, and she only wanted us to overlay the floor. She was told up front that that home had no master bath tub and she was also told that we would pay for her to get a new hot water heater. She also knew that this home was to be sold as is with no warranty expressed or implied. She purchased one home that was refurbished and one that wasn't in order to fit her budget. All of this has already been discussed and agreed on by Mrs. *****. I am unclear why this review came after the conversation she had with our men.

      Purchased home in May 2021. First house completed but they built the wrong floor plan. We did not want to accept this house so they started the building process again. Second home delivered in October. Some damage from moving, some from poor workmanship. Process to get repairs done as been long and arduous, still not completed. We have open wall space over our kitchen sink, wrong wall panels on sawhorses in our living room and word from the new service manager that he is really busy and will schedule us when he can. Owner has been less than helpful as evidence from the e-mail he sent informing me he was not the service manager and he works a lot of hours (see attached e-mail dated 3/24/22. Communication is practically none existent. When the previous service manager quit I e-mailed owner twice to find out who the new one was, he never responded. I just got an e-mail out of the blue from the new 1 introducing himself. There are numerous repairs to be made to walls and doors, I've have sent a punch list 3 times, still not completed

When the home came in wrong, we immediately offered to get the home rebuilt for him. This came at no expense to him, with the exception of waiting. We were sorry that the home had to be rebuilt, but the factory built it quickly and we delivered and set it up quickly. Mr **** is implying that his home has never been complete, but this is not true. We completed the home and have multiple service orders that show we have done many service repairs to the home. Somehow Mr. **** once again had repairs being done when we hired a new service manager. Mr. **** had access to a full time receptionist, our finance dept., his salesperson, and many of the other 20+ employees that we have. None the less, he felt as if he needed to contact me directly, and I informed him, that I have many people to help him with his request. This was not told to him to be rude, just to let him know that in an effort to have good customer service we have a great staff and if he chose to reach out to me, it may be a more delayed route to his desired outcome. Mr. **** will be fully taken care of, and I am sorry to him that he was delayed by our previous service manager.       I had a home installed in March of 2022. There are multiple issues covered under warranty that need repair. When I called the office I was told to speak to Matt about repairs. Matt has put off and rescheduled repairs for months including roof repair, A/C repair, a wrongfully installed dishwasher, a full kitchen cabinet replacement, floor repairs, etc. I have text proof of at least 3 changed appointments just in the last few weeks and that does not include months of other delays. Most recent text to Matt said he no longer works there and I should contact the office. I have been unable to make contact with anyone in the office that can help so far. I have no issue with the company or anyone there as everyone has been polite, I would just like my repairs done.

      Purchased our home March 5th 2022, told electric needed to be hooked up finally got that. Moved from Calif let them (Tyler) know we were coming still no floor no fride no air conditioning just today was told no blinds even after we were told at time of purchase it came with everything like we saw in model asked if it came with blinds now they wont install

We had a licensed electrician their this week and the electric still can't be turned on because the Tulsa county inspector is out sick. The customer knows all this.       We ordered our home in April of 2021. Our first payment was made in June 2021. Our modular home was delivered to our property in November, and set in December 2021. Our shingles flap and come off, and have since the time of construction on our property, but we were told that Lifeway would fix the roof and faulty shingles. I made my last payment in January 2022 so we could move in, with an understanding that Lifeway would address the roof issue (the home has a 1 year warranty and the shingles are supposed to have a 30 year warranty). They have sent out several contractors or employees who spend a few hours trying to fix the issue of the shingles flapping and coming off due to never sealing, but the problem is never solved. The same places on the roof continue to have shingles that blow up. We live in a windy area but the problem is that the shingles never sealed and adhered and we were told by a roofer that they never will now that there is dust and dirt under the sealant. The shingles flapping are so loud that if the wind is over 15 mph, which very often, its hard for my family to even sleep in our brand new home. I would like our roof redone or at the very least fixed properly by someone who knows what their doing. This is a brand new home, we shouldn't have to worry about leaks or dry rot less than 6 months into living here because the roof wasn't done or redone properly.       We purchased a mobile home from Lifeway. In our contract it specifies the way the home should look on the inside and all parties agreed and signed. Then, months later they delivered the home and it was completely wrong, the floor color, the wall color, the cabinet colors, all of it was wrong. When I called the owner he told me I could either take the house or he'd sell it to someone else. Well I obviously had no choice so I had to take the house, he later called and offered me $2,500 but again told me that was the most he would do for me and I can take it or leave it. So now I have a house I bought for $87k but it's not the house we meant to buy and this company will not do anything for us. Furthermore, they have taken over a month and still don't have things done on our house, they haven't put up the skirting, they haven't replaced siding that was damaged during the move, the contract said a free washer and dryer and we don't have that, the contract said they will take care of the AC and they told me today that they didn't mean connecting it to electricity and that I will just have to pay an electrician to come out and do it even though in the contract it says they do the AC and it does not say that it excludes setting up the electric. I am stuck with all these problems and this company will not help. We need someone on our side.
