This property management company charged me $45 for an INCOMPLETE application. The co-signers NEVER signed their portion, and they are refusing to provide a refund. It is straight out robbery. Their application process should NEVER charge someone for an INCOMPLETE CONTRACT.Business Response

Hi,
Chinook has already had email correspondence about this issue directly with this individual. We explained in more detail our process and our clearly stated "non refundable" application fee. Her circumstance changed due to nothing involving us, and she/daughter opted not to pursue completing their app at no further cost. We are not offering a refund for her as a special case. Do I need to rise to this accusation again with them, or can you expunge this unfounded and slanderous complaint of 'robbery'?

It is unacceptable to be charged for an INCOMPLETE application, ESPECIALLY since there are no other properties my daughter can afford by herself. I should not have been charged until the co-applicant completed her portion of it. The application being good for 6 months does not help when she needs a rental this week.

Our policy is to run background and begin processing apps as they come in, to keep things moving and begin what can be a lengthy process of approving applicants. We will not place an applicant in line without completed co-applicants, but do begin review in good faith. It is not uncommon for people to add or drop roommates on existing processing applications.
This is why we indicate our application fee is nonrefundable and honor it for six months upon receipt, with an option to transfer. This creates some transparency on what to expect and leeway for those parties who have changing needs.
Because of this, we do not cover the cost of screening for applicants who experience a life event such as yours. While we appreciate your situation, we will not be making an exception to our clearly stated policies.
We wish you and your daughter best of luck in your search for appropriate housing. Her application will be honored for six months. If something else comes ** in our portfolio that might suit her and any other prospective roommates, please reach out.

It is not uncommon for people to add or drop roommates on existing processing applications. Cosigners can also add on free of charge. The app fees are paid for each screening and are run per individual. This is why we indicate our application fee is nonrefundable and honor it for several months upon receipt, with an option to transfer properties. This creates transparency on what to expect and leeway for those parties who have changing needs. Because of this, we do not cover the cost of screening for applicants who experience a life event such as yours. While we appreciate your situation, we will not be making an exception to our clearly stated policies.

I paid a $45 application fee with this company in order to start the process of viewing/renting a residential property. Each adult individual had to submit their own individual application and fee, which included getting a background check completed. It clearly states in ****** Law that any information obtained through that background check should not be shared with any 3rd party without written consent. I reached out to the management company to get more information about the status of my application by phone, they instead decided to email all co-applicants in the group about what was needed. The email that they sent included Collection information they found on my background check, stating I needed to pay this balance for our applications to be approved. This was brand new information to me, I had received a copy of background check 4 days prior, and was told everything looked good. I never authorized this information to be shared with the other applicants, and this same company had denied giving me information on what was missing (paystub) for other co-applicant earlier in the week. When I called the company to address the issue they said that shouldnt have happened and they would handle it but did not apologize, or deny that what they did was illegal.Business Response
