I moved in to a home run by two people . Itching was to code said would work on it . Constant repairs needed and bathroom not working . Murder outside so told landlords Im out . They said ok since only one month left . Then rms takes over . Clueless never seen place starts telling me I have to pay last month and to clean . I said no moved out like owners agreed to . Now a month later I get done ******** invoice trying to charge me for all the work they needed done . Broken windows like that when I moved in . Electrical not to code or working and cleaning which we did as my partner is a pro cleaner . Im a contractor and know this is just bull as I have pictures of place before can see that Id was not safe , not to code and super unsafe . After a murder and cops showed up told me not safe wore bulletproof vests in that area so I was out and owners said fine but no now RMS said I owe them and wont give me back deposit .I want a full refund of my deposit and this scam company looked into . They are total fraud trying to get me pay for things they never fixed .The whole pos e was not up code thru knee renting it then told us after we moved in . Total scam .Business Response

RMS Response:
RMS took over management in September of 2022. The issues that ****** is addressing were before our time except for the final accounting of his tenancy. Attached is his lease. ******************************* was in a lease until October 31, 2022.
The owners hired an electrician to update all the electrical work prior to our management. After we were brought on to manage this triplex, the owners set up a meeting with the city inspector to sign off on the electrical work. The owners discovered that the tenant had modified the electricity. They asked me to contact him and ask that he refrain from doing any more modifications to the electricity and that they would schedule an electrician to come back to the unit to put the electrical back to what it was permitted for. When I called and talked to ******, he was enraged and insulted. He is in the construction field.
After this call:
On September 16, 2022 ****** emailed me asking what the penalty would be if he moved out early.
On September 16, 2022 I emailed ****** and attached the Notice To Vacate form. Telling him that we will need a 30 day notice. If he leaves before 30 days, he would be responsible for rent for the remaining days. He never sent me the form back.
On September 16, 2022 the owner sent me the email thread from ****** and him discussing ending his lease early. In that email, the owner told ****** to contact me if he wanted to end his lease early. The owner reiterated that I was now managing the property and ****** needed to communicate with me going forward.
After ****** moved out, RMS went into the unit and took photos and created a report; there was damage to the walls from large bolts that *** have been used to hold up appliances. There were other nail holes and cracked windows. The owners confirmed that the unit did not have this damage prior to ****** moving in. Regardless, they are waiving these charges.
******'s tenant ledger will be waived of all maintenance and cleaning charges from RMS. The only charge is October's rent, which is roughly what his security deposit comes to ($1100 is rent vs $1000 security deposit). He was in a lease until October 31, 2022.
So, all RMS charges are waived. Owners holding firm to keep his security deposit and applying it to the last month of rent.Customer Answer

The windows the owners asked me to repair were broken before . I left the place better than I rented it . This rms person I think is I hormonal pills because every time I tired to contact became enraged and would hang up when I asked for a current lease for **************************** and called then out on the lies knowing they had no lease with me and I had done all correctly Below shows the wrong address on lease I had with owners not rmsBusiness Response

Unfortunately, this request should be handled between the ****************. We are caught in the middle of 2 sides to the story, and the person complaining needs to direct this complaint to the homeowners, as RMS did not collect any rent or manage the home during this person's tenancy.Customer Answer

I am rejecting this response because:
this is untrue . Rms took over for owners as they previously stated and I was directed to take up any complaints and needs with rms.
rms never saw the previous damage and just assumed all was me there for all my deposit should be returned to me and the damage and issues the unit have addressed separately. Rms is sole Responsible for withdrawing funds from deposit for repairs and have not provide a detail list as to what was needed just bills .
I want my full deposit back . Rms can take up issues with owners .
I told them I wa out august 25 that is well before the 30 days required. It was in an email this writing so legal and acceptable by law

The owners would like to address this directly with the former tenant. As he stated, we were not managing the home when damages were incurred, so we cannot speak to this and resolve it. The owners tried to contact BBB to deal with this directly and they were unsuccessful. This needs to be the course of action. RMS does not have anything to do with this so please allow the homeowners to take over this complaint and deal with it from there.Customer Answer

I am rejecting this response because:RMS not only stated they were responsible for all interactions with the tenant , they were responsible to resolve any issues which they did not . RMS instead choose to charge the tenant for damages there prior to tenant moving in and did not fix the ongoing issues the owners had to make to property to code .beyond any of this the tenant never had a contact for the property stated they were responsible and residing at which they brought up so RMS and the owners have no legal authority to withhold any money for the deposit since the lease is not legal or correct . This issue the tenant brought up multiple times RMS choose to ignore till after the tenant moved out due to a murder and continued crime and safety concerns the owners and RMS failed to address . RMS owes me 1000$ . Ill be taking them and owners to small claims if they fail to comply with the law and there legal obligation

I have been asking my landlord to get someone to come clean the shared areas of the building and they have ignored my request. The foyer and front yard area is very dirty. Management needs to do their job and take care of it. My roommate/partner has asked management to change the door code because our neighbor who was kicked out for harassing us is still able to get into the building since the codes are the same as when they lived here. My landlords ignored that request as well. We pay a lot of money to live here and expect our property managers to actually manage the property.Business Response

Thank you for your feedback. I talked to the property manager, and he confirmed that the resolution of both of these issues has been put in motion. The homeowner was taking a long time to get back to us to approve of the work, so we apologize for the delay. This should have all been completed now, and if not, it's scheduled to be completed in the upcoming days.
