            $4990 Security Deposit + additional charges of $1992 for cleaning is excessive and fundamentally wrong for a brand new home that was lived in for 1 year.

            Upon move in of a Krishna Realty rental property, I completed a move in checklist and documented discrepancies. Upon move out of the property, I submitted receipts and secured a signed document from them indicating that they received my receipts for professional cleaning. Krishna Realty then charged me for discrepant items that I documented many years ago and claimed that I had not submitted the cleaning receipts (that they signed for). They withheld money from my security deposit even after I sent them photos of the receipts and showed them proof that I documented the discrepancy items upon move in. Krishna Realty stated that they would resolve the matter within 14 days but 1.5 months later, they continue to dream up excuses as to why they cannot rectify the situation and return my money per the contract I signed with them.

            My wife and I rented from Krishna from October of 2022 to October of 2023. We saw red flags of poor management and poor communication before we even got the keys. They asked us for copies of our IDs, proof of services started for the property, and proof of renters insurgence. I provided the documentation as requested. They then proceeded to ask for that same information 4 times over the following 2 weeks, to the point that I had to screen shot their texts and sent emails with dates sent as proof.After we got the keys and started moving in, they asked to do their pre-move-in inspection that same day. We told them we had already started to move in and had to remind them that the law states they need to give us 24 hour notice before entry. We were told they forgot to do it before they gave us the keys and needed to for their records. They were VERY difficult to get a hold of for any questions or concerns. Taking over a week to respond at times.For our 6 month property inspection, we scheduled it weeks in advanced so I could take the time off to e present for it. The day of the inspection, no one showed up. No text or email apologizing until the next day. They blamed a scheduling error and asked for the next week.We took fantastic care of the house. We always got nearly all our deposits back from ALL our previous landlords over the years because we have gone above and beyond to clean the place very well.We paid a for a cleaning service, as requested in the contract, that included carpet cleaning and enzyme treatment for $1500 and provided the receipt as proof. We even opted to do a final pre-move out inspection to get a list of needed fixes they wanted to see when we left. I did all that was requested to address, including getting the exact paint used for the walls. That paint was $400 because it only came in 5 gal buckets. After spending almost $2000 to get the house in a better state then when we moved in, they STILL took nearly our ENTIRE deposit.

            Krishna Realty was the property manager for my rental. Their customer service has been extremely poor. Here are some examples:1. Due to poor customer service, I changed to a different property management company. Krishna realty did not close out my account and did not transfer the keys to the new PM company even after many attempts. When they did provide the key, they did not provide all the keys/ garage door openers that we provided them. When questioned, they stated that the previous tenants did not return them, yet the tenant disposition letter made no mention of the missing keys/openers.2. They have now sent us a huge bill and are trying to extort money for supposed repairs that they claim to have made. Yet there is no proof of the repairs done (photos, invoices, etc). The new PM company is charging us for the same repairs that Krishna realty has claimed to have completed.3. We have had multiple accounting problems with Krishna realty where they have tried to double charge for repairs in the past. After weeks of pestering them for more details, they have reluctantly agreed to double charging accounting errors.

            Krishna Realty property management and the property owners had multiple conversations regarding our company process. During the 2nd last tenancy prior to the last management and the property owners discussed terminating the property management agreement mutually as we believed all parties would be in agreement with this as our intention is not to build frustrating relationships, as managing homes for a property owner is built on trust and mutual respect. At the end of the last tenancy management reached out to the property owners a few weeks before the end of the tenancy to find out the property owners plans. Management was asked to send over our new management agreement for them to review at which point we did not hear back form the property owners. 

            To answer property owners complaints filed against Krishna Realty:

            1. Transfer out/Close accounting- Krishna Realty property management informed the property owner. On 1/13/2023 a property manager informed the property owner that it can take up to 30 days to finalize the tenant security deposit accounting and informed the property owners that ultimately repairs timeline will depend on when the third party vendors are available for cleaning/repairs however we would work as quickly as we can to get all repairs completed quickly to transfer over to them or their new management company. During the move out repair process the property owners received regular email updates every 2-3 days with timelines/next steps, etc. from the time the tenant moved out and what was seen in the inspection/listed damages etc. to the final accounting/send off to the tenant.

            2. On February 1st Krishna Realty received an email from a new management company that they were taking over the property owners home to rent out, the property owners did not inform Krishna Realty property management of this through the regular communication that was occurring in the move out email thread/ticket. On Febrary 5th property management reached out to the new company that would be managing the property after seeing the email in another email system we use and notified them of where we were in the process for move out repairs and informed them that all keys we had in possession would be dropped at the property when we did our final walkthrough to confirm repairs were completed in two days and provided the details to enter the house with the door code, as this property does not require a key to get into the property as it has a smart lock system.

            3. Keys- The property owners were notified prior to the tenants move out that all locks should be rekeyed (this includes the mailbox key) due to a sensitive domestic dispute that triggered the lease break at the property. The property owners were notified this is recommended for liability and future tenant safety reasons. The past tenant did not return the garage remotes to the property and this was missed when charging back on the disposition security deposit letter, therefore Krishna Realty property management has provided a credit to the property owners to cover two programmable bluetooth remotes to replace the remotes that were not returned. 

            4. Outstanding Bills- All vendors that are hired are third party vendors these vendors are not affiliated with Krishna Realty. All vendors ****** Realty works with have warranties on their work as its important that we do not hire the cheapest vendors but vendors that perform quality work and stand behind their work with warranties if something needs to be fixed/or if something gets missed etc. The property owners did not reach out to our management team at anytime after the repairs were completed to inform our team that something was missed on the tenant section we had provided them, per their allegation. A final walkthrough was completed at the end of the repair work which all items were confirmed completed from the tenant repair portion. At the start of the turnover/move out process Krishna Realty provided a listed break down to the property owner of tenant repairs and owner repairs. The property owners were informed management would only be coordinating and confirm repairs for the tenant charges section. The property owners were provided a list of repairs that were recommended for the property owner to complete to confirm turn over was completed, however as vendors require to be paid by a specific deadline we believed it would be best if the property owners hired the vendor directly for their portion of work needing to be done if they chose to proceed with the owner repairs section. Krishna Realty property management does not mark up or charge for maintenance coordination as we include this in the monthly management fee. When the property owners had concerns regarding the final accounting for the security deposit and what they owed a detailed spreadsheet was provided showing the invoice charged, the tenant chargeback, and what the owner would be responsible for in that cost if any due to normal wear/ tear and depreciation per ****** tenant landlord law. When the property owner had concerns regarding why they had to pay these charges  it was explained to them that the security deposit only acts a reimbursement back to them. Property owners are responsible for paying any bills to vendors that are hired for, and they are responsible for paying the vendor by their invoice due date (generally within 30 days of receiving the invoice) and the security deposit works as a reimbursement back for the invoice from the tenant security deposit once it is posted on the owner ledger. All vendors we work with are required to provide invoices for repair work that is completed. Two accounting discrepancies were found one during the last property turn over and one during the most recent property turn over both were from an invoice being accidentally input twice which each time when were notified of this was credited back to the property owner for the accidental duplicate entry. Once the duplicate bill was removed the owners no longer have an outstanding balance due.

            We rented from 2019-2022 with Krishna (formerly Top Tech). Never a day late on rent - even during COVID and the pandemic. We took exceptional care of the property (had it cleaned bi-weekly with our housekeeper) - so much so that on April 30, 2022, when the owner of the home wanted to do a walk through as we had been in the house for 35 months at that point, we received a text from ***************************** saying that the landlord is "very happy with the condition of the home". Just a few months later we moved out. We requested to have a walk-through prior to moving out, in typical Krishna fashion, they did not respond to our request.When we moved in, at the end of May in 2019, we had the property manager take a TON of pictures, because the condition of the home was not good, and we did not want to be responsible for the holes in the walls, the paint marks, the carpet stains, etc, upon move-out. Those pictures will be our saving ***** as we now have to proceed with small claims court because Krishna is withholding the majority of our security deposit - and they are withholding it for all of the issues that were already present at move-in (yes, this is echoed in most of the 1-star reviews. They will charge you for problems that already existed when you moved in, and they will ghost you when you try to resolve and say hey - this isn't right, look at our move-in file).We were model tenants. We had the home professionally cleaned with an invoice provided to them at move-out, and the carpets professionally cleaned by a vendor they recommended, and this thieving property management company still took over $1800 of our deposit, and REFUSES to respond to our pictures and move-out video. The stress and frustration of emailing this company for over 8 weeks and getting nothing in return is extremely troubling. I know other reviewers write that you just have to keep emailing them and keep fighting, but it should not be this hard.

            Originally, we had rented through another rental management who then dropped the owners of this house for whatever reason. When we first applied with Top Tech Realty/******* Realty, they denied us for low credit, after we told them we had an **** to which they went back and forth with the owner who absolutely did not want animals in the home, and ultimately denied up for low credit even though we made way over their income requirement. So you would imagine our concern when they took over our lease. To beginning with if I hadnt called them to set up the account to pay rent I probably wouldnt have heard from them when they took over the lease. With 4 days till the new month, and when they would be taking over our lease, they had not even reached out. After I, the tent, reached out to them they first said they had no idea this was happening and that the house showed up vacant. After a day or so they were able to figure it out. Then a month later we started seeing these bugs all over the back yard and inside the house, on carpets, furniture, and my childrens room. We reached out to them and got the okay to contact a exterminator. After the exterminator came out and determined that the bugs came from untreated mulch that the builder had put down and not our fault, Top Tech Realty/ Krishna Realty went back and forth with us that it was our responsibility to pay, to which we said it was not. That per our lease, our job as tenants was to notify them of said infestation, and they would set that up how to handle it. They were told, they okayed the exterminator, and we were told wed get reimbursed. To this day we are still awaiting said reimbursement or credit to our account, we call and are told someone will reach out and call us or email/ text us, and that doesnt happen. Also there has been no plan set up on how to further treat this infestation, the last thing they us what they any further treatments would be our financial responsibility.

            Tenants hired a pest control company without notifying management of the issue and the cost associated with it. ******* requested reimbursement for unauthorized invoice. ******************* facilitated the conversation and helped to get owner approval to reimburse for the invoice.
