Advanced Concrete & Excavation was paid a total of $12,115.00 in November of 2021 to replace my front-entry walkway, staircase, and 3 new versa-lok walls. There are numerous issues that have been longstanding. I have tried for well over a year to achieve a resolution with this company on my own. The company claims to have offered to repair and replace. I was given the run around for months and stood up on a multiple of occasions. No actual repairs were ever put forth. I was yelled at and intimidated and told that I would just never be satisfied. After the owner became verbally aggressive toward me, I stopped trying to negotiate repairs and concluded a refund would be best. The owner had agreed to a refund of 10k which he put in writing but would not commit to payment dates. He has never refunded anything. Summary of issues: • Significant standing water on a 3' wide area of the bottom stairs when it rains and freezes in the winter. • Spalling is present and continues to get worse. • A large dip in the middle of the top step, pooling rain water and freezing in the winter. • Steps cracking at the base, no control joints placed. • The concrete color is unsightly, uneven, spotty and mottled. I wanted (and hired for) white concrete/white Portland cement. The owner advised white color hardener was a better way to achieve the look. Clumps of color hardener were thrown on the wet concrete as a final pass. Despite pleading for it to not be left like that, I was ignored by the crew and they walked away. The owner was not present for the hardener process, he left for another job. • A versa-lok wall surrounding the construction required the installation of a return. This was agreed to by the company but was not constructed. I had to procure a third party to complete this. • The contract included concrete sealing which the company never did. I had to pay another company to seal the concrete in hopes of avoiding additional cracks and spalling. This did not work.
