    I paid for a home inspection for a property I wanted to buy. The inspector stated that, water heater, doors, playground equipment, and electrical were all functional but was not. I had to replace the hot water heater as soon as I got here it never worked doors were faulty and the playset looks like it was destroyed purposely. None of this was disclosed in the inspection report

    In regards to this complaint....

    This inspection was done on March 15th, 2023.  The client NEVER contacted us to discuss any of the issues that she is talking about.  But I would like to address them.

    First of all, as far as the water heater is concerned....it was stated in the report that at the time of the inspection, the water heater was in working order.  The age of the water heater was disclosed as being 12 years old.  In the report (which I have included for your review) does state, and I quote:  "The estimated useful life for most water heaters is 8-12 years. This water heater appeared to be near and/or at this age and/or its useful lifespan and may need replacing at any time. Recommend budgeting for a replacement in the near future, or considering replacement now before any leaks occur. The client should be aware that significant flooding can occur if the water heater fails. If not replaced now, consider having a qualified person install a catch pan and drain or a water alarm to help prevent damage if water does leak."  So as far as the water heater is concerned, it was disclosed that it could need replacing at anytime.

    Second, as far as a playground equipment goes...that is not something that an inspector even inspects.  It is a playset.  That has nothing to do with the inspection or the report.

    Third, as far as the "doors" are concerned, I don't even know what that means?  What exactly was wrong with the doors.  If there was anything at the time of the inspection, it would have been noted in the report.

    Fourth, the electrical....again, what was the issue with the electrical?  If there had been something that needed notating it would have been notated.

    I suggest the client go back and read her report and pre inspection agreement to see what exactly the inspector does and does not look at during an inspection.

    I am not sure if this client was even at the inspection because it was so long ago.

    The fact that this client did not even call us to discuss this matter when she first moved in and found these issues and waited 8 months to say anything and went straight to the BBB is throwing up red flags for me.
