    My house had damages due to breaking ,my home owners Insurance Co. Called this company to fix my repairs ...This happened in August of 2022 and I received estimate in August and my insurance issued the company of a check for $9310.53 of Sept 8 of receiving it and as of today 12-06-22 the job still isn't done and my living window is boarded up every since this happened of August 12 and my front porch doesn't have carpet since they tore it up in October and I can't seem to get any answers of when this is going to be completed...The dates for the job just keeps getting pushed back ..I sent emails to the owner Brad Kressbrothers and he has not answered me as well ...There suppose to get the balance of 3436.85 when the job is completed ....Hopefully you can get honest answers ...They had my check in September and only placed the order in October ...I have never received answer on why they made the order so late after cashing the check in September 14. Hopefully they will give you the answers ...I can't see putting a new window in my house on butter cold days coming or replacing my outside carpet ....but this matter should of been taken care by now ....

    We received the insureds contract on 9/07. Carpet was measured 9/22. The carpet is a special order.  We also ordered the wood bay window which she picked and also is a special order.  The door she picked is a custom storm door (special size) also a

    special ordered item.  The door was installed 10/19.  The carpet installed 10/26. The customer did not like the carpet that was originally chosen for the porch.  once again wanted something better.  This also was a special order.  We have the carpet but

    it needs a special adhesive which is on back order which is something we cannot control.  Since the weather is getting colder it is not advisable to lay the outdoor carpet once the adhesive does come in until warmer weather.

    As far as communicating with the homeowner,  she does call every day asks the same question and is given the above answers.  We have been in contact with her.  The estimated ship date for the window is 12/27/22 which she was told and also told the window 

    will be installed once delivered weather permitting.  12/1/22 Ralph spoke to her and she advised she doesn't know is she wants her house open during the winter months to install said window.

     

    Please note the estimator and the project coordinator both been speaking with her and giving updates.  We cannot be responsible for delays that are not in our control.  (special orders / shipping delays from manufacturer etc.)

    This is a letter from my Insurance company State Farm for the Construction Company KressBrothers saying of payment now and what they are getting once job is completed. Please Note on the top of the left hand corner the date of the letter. Sept 1st , 2022 so my question was why do another measurement of everything when we received there estimate with measurements on 08-23-2022 of when it was completed. Everything seems to be on delay since they order my repairs in October , that is what Ralph had told me when it was first ordered. And now for some reason the window won’t be in till after Christmas, and he has the carpet for front porch just doesn’t know when it will be installed.  This is my concerned.

    In regards everything was measured and estimated the cost on 8-18 there was no reason to measure again since the first

    Measurements were made by an employee of there's ,however I was told by Jonathan when he picked up the check on 09-08-22 my order would go in that day .....if you look at there statement the order didn't take place till after second measurement ,my question was why ??? and I never received an answer of why they put the order in so late ...as far as put door carpet goes ,I had fake grass carpet and that was told by Johnathan I would get what I had ,they had them ordered something altogether different ,so of course I didn't want it ...I was also told by the carpet guy that installed my carpet to call him once I repaired my front step and he would be here to lay the carpet ...It's been repaired before November and his response was ok and I haven't heard from him since ....as far as Ralph goes ,I call and sometimes his answer is he doesn't know and felt he was giving the run around ...I had a problem with the glass in my door ,I spoke to Ralph and he said he would send some ody out ,that never happened either and my son fixed the door ....My insurance company also thought the job was done ..so once again I just want the job done and answers of why it takes from August till now to get my house fixed ...We had nice weather the outside  carpet could had been done ...

    First off the insured might have filed with the insurance company in august 2022 but we rececived her signed contract in Septemeber 2022.  This is now the beginning of December 2022.  With all of the supply chain issues 

    going on in the world.  We feel we have been working the best we can for the insured.  There needs to be a little patience and cooperation on both ends.  We feel we are doing our part. 

    1.  The keyword in this is the original estimate.  If you look at line 13 and 14 it says Remove and replace wood window between 3 and 11 sq. ft.  You cannot order a custom window without exact dimensions. That

    is the reason for the remeasure.  (that is why it is special order.)

    2.  The door is the same issue.  No dimensions.  Line 49 says remover and replace storm door assembly (premium)  An exact size is needed to order a custom door. (any customer order takes longer)

    3.  As far as the outdoor carpet goes.  Our Project manager has been in touch with her throughout.  She told him she saw the carpet she wanted at lowes, which apparently she saw on line.  He went to the store in

    person.  They did not sell it in the store.  Said it needed to be ordered on line.  He called and told her that.  At which point she said just get something Green then.  (Which he did)  When it was taken

    to her she said that she didn't like it.  We then in turn had to start again with her deciding what she wanted.  

    The insured needs to understand that we are doing the best we can.  Unfortunately it is out of our control (weather and supply chain issues and decisions being changed on her part).

    At this time, there is nothing more we can do until the special orders come in and the weather warms up.  We will not lay the carpet due to the fact the adhesive will not stick and we

    will be back at square one.

    Hello,the bad about this whole thing is it's 4 months waiting for repairs and seriously it was chilly when they replaced my storm door ,2 men to installed a new one and took 4 hrs and I could feel the cold air from my dinning room as I worked from home ...When the did the carpet ,I worked in my kitchen and felt cold air and I looked and they took the board out of my window and brought in the carpet threw the broken window ,now just imagine if my window wasn't broke they would of used the door and they were here a good part of the day ....and that's the same day they tour up the front porch carpet knowing they couldn't do it that day so my question was why did he tear it up ,I have yet received an answered and he brought the carpet they had for the porch down my basement which I didn't see till the next day cause I was working in the kitchen and not babysitting .....so doing my window in cold cold weather is not happening ...there is no quantity how long to put a window in will take and to have all that open space with my gas on, needless to say my gas bill will be crazy ...all I wanted was for this to be completed ...when Johnathan picked up check on Sept 8 we were online picking the things I wanted to be replaced ...so I don't understand the remeasuring a month after he did ...and all this carelessness could had been avoided if they communicated better and I feel they didn't cause even after the porch carpet was wrong I waited two weeks prior to let Ralph know the model number of carpet I wanted cause he had no idea ....but how can communication with them be wrong when the manager himself doesn't even acknowledge my email to response ...I would not recommend this company with my worse enemy....hard to believe they have been in business for -60yrs and that's how they treat people ...Nine thousand dollars cost me a door and carpet .. ridiculous...it depressed me every day looking at my window with a board ....I never lived like this....it's really a eye sore ...

    At this point there is nothing more we can do for the insured. Our response has not changed throughout this project. We understand her frustration but complaining and calling everyday does not change the situation.

    Once again it is an estimate, weather, special order and supply issues that our out of our control.  At this point we will gladly walk away from this project returning any funds minus the indoor carpet or other expenses

    that may have occurred.  It doesn't seem like anything we do will resolve this matter.  We will release her from her contract and she can find someone else to do the project.  Thank You.

    Good Morning ,I don't understand why I can't seem to get closure of this issue , it is now the end of December and I still have no information of what anything cost and funds that weren't used back to me or  to the insurance company .I would like to get a new window at least by Spring ....you have no idea annoying it is to have a board for a window for 4 months ...Please I was told by email to decide within a couple days so I would think the company has the same ....I hope to hear something soon....Thank you

    In response to the customers many many complaints which she obviously is not understanding the reason for the delays.  So as we said before we will be returning what is due her (which once again she will probably complain about)

    We are mailing out a refund in the amount of $1,199.44 to her today along with the invoice which explains everything.  I will show you below exactly what the invoice reads.

    Balance of original contract

    Original contract $13,747.38

    Less credits she received for line 6, 12, 13-20, 26, 31, 36, 41, 46, 48-50, 52-56, 58 which total ($7,077.61)

    Series 100 Storm Door $1,441.32

    Less Payment received ($9,310.53)

    Credit due to customer $1,199.44.

     

    The check was mailed out today. At this point, we are closing the customers file and have no more responses.

    Hi team, please review this and take necessary Action as appropriate and thanks again fir viewing things from customer side and providing your best resolution in such matters. I had reported the carpet edge nails were hurting at the boarder of hallway to kitchen crossings to this management to do something about this long back and in fact i had brought to the management attention here several times in the past that we f getting hurt when we accidentally or unknowingly stepped on it, especially my kid got couple of stings on his bare feet because of this issue. They were careless not to properly check and fix irrespective of several times reported in the past and sone of those maintenance requests were even not acknowledged. Its kind of trauma to me and my family to deal with such issues being tenants here. After some wait and in recent (probably a month back) i reported in person to one of the working staff krystal and she sent someone to check on issue and carpet condition after couple of days later, they did some work but after their review and assessment they said it worn out bad and needs replacement to get over the issues permanently. So they explained their assessment to management and I am ok to get over by moving away things from hallway for carpet team to do work and i was promised they would replace the carpet. Its been a month and till date it is not done and no eta provided and no updates provided until asked about it. It feels to me it is kind of some discrimination here that management don’t work on such issues at the urgency of difficulties/ hardships it puts to existing tenants and more care for an empty unit readiness for new tenant for their profit margins!! Do we have to really need to bare such trauma or hardships here? I mean I don’t understand why some people don’t see the problem in place but only care for profits!! Really hopeless kind of feeling many times, so please review this matter with your best judgment and help for good n better.

    Please be advised that we have done everything rectify this situation.  *** ******** submitted the work order regarding his carpet  on September 20th, 2022.  On September 21st maintenance entered his unit and looked over his carpet, it was unfixable. The carpet installer measured the carpet on October 4th and it was ordered on October 4th.  As of November 14th there is still no delivery date due to the worldwide supply chain issues and shipping delays. I have spoken to the tenant several times in the last several weeks and informed him of this information.

    [They are not updating tenants on frequent basis until asked, also an update is provided after posting a compliant in bbb.org for better outcome/justice to customer by companies like this to prove to bbb that they care for such issues. You can clearly see in this case, it’s actually more than a month old request and in-fact it was reported in the past too but they didn’t cared for, also if they are managing so many properties and still blaming supply chain issues is not acceptable as the problem is evident here and tenants are suffering and living in some inconvenience conditions but still they  want their rent with no dime less on time!! Wouldn’t it be fair that they do something for tenants by refund when there are such problematic eminities!?  If asked also simply and bluntly says no!!! Nnotvsure why on earth that is not possible!! Which definitely gives impression that they are after miney snd profit’s irrespective of poor eminities and poor livable conditions!!! Also If there are supply chain issues, wondering how new tenants are joining on units that has older carpet without management replacing them!? ]

    Hi team, ty for providing this platform to care for common people. On Oct Second or midweek i have reported my **** **** laundry washer water leak which we have to spend some time to cleanup the mess, no action taken quite a time and after 10 days I followed up again and someone from maintenance team came and verified the leak and said it needs new part to fix and went away without reinstating to its previous working condition even after i requested and later told this model part unavailable and they will order new one, its been 14 days and still they didn’t provided any ETA and simply tells its out of their hand to support which is fine, however i have many times requested send maintenance team again to reinstate to its previous condition and they said no to it says it is broken. There is no alternative to use common laundry with in the property and i have to go somewhere outside and spend valuable time to get my family cloths (including kids) laundry work. I have asked for reduction in rent amount for the inconvenience caused for this also they are bluntly saying NO!! but provide receipts of laundry outside and will reimburse upto $75 with it. I have requested since there is clearly a problem here and no alternative why I have to bother about keeping receipts and aside receipts what value of refund you will give for my wait time at outside laundry and travel expenses to it and instead directly reduce or take less rent from me and for it again they bluntly say No!! which is insane!! The management here is clearly after their rent money profits and less care of tenants which bothers me enormously and gives lot of worry and frustration and trauma of their behavior. I request you review this landlord practices on tenants and report or take some useful action.

    Please be advised that we have done everything rectify this situation.  *** ******** submitted the work order regarding his washer on October 8th. On October 18th maintenance went into look at the washer and ordered parts.  On October 21st the parts came in but the washer was still inoperable. On October 21st a new washer and dryer had been ordered to replace this. As of November 7th there is still no delivery date due to the worldwide supply chain issues and shipping delays. Due to the inconvenience, we have offered to reimburse *** ******** for laundry services, up to $75, with proof of receipts, but he refuses to do so. Also, on November 7th I offered that we have a washer and dryer moved to his apartment from a newly vacant apartment, but he refused this as well.
