    We closed on our home in April 2022 - at the time, almost 5 months behind schedule. At closing, there was a list of unfinished issues / work in the home that we were assured would be completed within a next few weeks. It has now been 16 weeks since closing and Burkentine has not completed the work in its entirety to allow us full use of our home. Burkentine was paid in full for all items at closing. We are still without use of our master bath, have faulty/cracked tiles the shower, the shower door has been propped in our closet, are waiting for a full shower gut/redo, no plumbing fixtures in master bath shower, glass and broken tile all throughout our yard so we cannot walk barefoot for fear of injury, incorrect plumbing at our downstairs dog wash area, a missing back screen door, incorrect door inserts - among other issues. Incomplete work has also been left in less than desirable conditions - we've had a rock from the yard holding tile in place for months now and painters tape on floor tiles that are not grouted.Incomplete and faulty work has been an issue throughout construction. We have photos of our framing crew drinking on the job multiple times and leaving open alcohol containers on site, which was brought to Burkentine's attention at each occurrence, and they allowed them to continue on the job. Our basement flooded multiple times and we had to have the concrete jackhammered out with appropriate drains put in after closing. Our drywall is cracking off the walls. Our second bath leaked down through our downstairs ceiling due to faulty plumbing. Incorrect kitchen cabinets were installed. We have been given nothing but empty promises for completion of the work. We have had to take off work in preparation for their return on scheduled dates and they do not show. While we've held off filing a formal complaint for months, we're at a point where we don't know how else to get our home completed - especially since they have been paid in full for 4 months.

    I reside in ***************************** in ***** **. Do not move here. Every project is 1/4 way finished. Maintenance tickets take weeks to be resolved. Typically the resolution is only halfway complete. I rented a garage for $150 a month. I had it for two days and both days no access as residents park directly in front of it. Towing company won't tow without office staff approval. Basically expect to waste $150. Trash sits outside everyone front door from 5pm until 9:45/10pm makes for a wonderful site for guest. No access to my mailbox for 3 weeks. Patio furniture ruined from dirt. Work crew dumps dump truck size load of dirt inches from my motorcycle. Building debris everywhere. Constant construction noise. Spare yourselves the agony.

I'm glad we had the opportunity to discuss these issues. You also received a follow-up email recapping the conversation on 5/28/2024 with the following action plan:For your inconvenience of not being able to access your garage, you received a rental credit to your account on 5/28/******** on-site Community Manager spoke with our towing partners, ********************** on 5/28/2024. We are currently discussing a plan on how to have illegally parked vehicles moved going forward. This plan will be finalized and communicated to the community by 5/31/2024.Additionally, an email was sent on 5/27/2024 to all residents in the building reminding them not to block access to garages.Per your conversation with the on-site Community Manager, she will review the photos you provided to identify the responsible resident(s) and issue appropriate lease violations.We will continue our standard practice of tagging illegally parked vehicles with a warning. These notices will continue to serve as a reminder that parking in front of garages will result in towing. On 5/28/2024, our on-site Community Manager spoke with our valet trash providers, and they have ensured us the issue with trash not being picked up would be addressed. In addition, we will continue to educate current and future residents on the service guidelines.On 5/28/2024, our on-site Community Manager confirmed she has spoken with your neighbors regarding the noise level, Additional reminders of community etiquette will be emailed to all residents on a more consistent basis as new neighbors join the community. If you continue to experience noise issues, please communicate this to the leasing office at ************************************************* the construction debris, I have instructed the maintenance team to pick up any debris they encounter and we will continue to work with our construction partners to maintain a cleaner work site among our completed homes.Again, thank you for making ****************** your home and your patience as we work through some of these challenges getting the community up and running. Please do not hesitate to reach out to the on-site Community Manager to address any concerns in the future.
