      Moved in on June 1st, 2023. Moved in with a roommate who has already lived here for years. She paid rent for that month, then found out she was unknowingly kicked off the lease after corresponding with the company making it very clear that she would still be living here. The company shows this money ($550) in their app as a credit, however we have no way to get that money back and it is NOT applied to rent. We have been contacting about this issue for the past 3 months with no avail- not even a response. I have been paying full rent up until this month. We have been begging for answers and reaching out over and over again and receiving absolutely no response. We have offered multiple times that we will do whatever is needed to solve this issue, however we are not acknowledged.

      While renting an apartment in Philadelphia, our landlord switched property companies during our lease to DJCRE Management. DJCRE took over management of our property in June 2021 and we continued to live at the property until September 2022. During that time, we experienced numerous issues dealing with the company. These included delayed responses to maintenance requests, incorrect billing charges, as well as no ability to contact members of the property team on a consistent basis. Starting in August of 2021, the HVAC unit in our apt. stopped functioning. As outlined in our lease, this was not a responsibility of ours to address, and we needed to work with DJCRE to address. Fast forward to July/August of 2022 and the issue was finally addressed after 4+ providers came to work on the unit during that year span. During that year, extreme high and low temperatures made our unit uninhabitable. DJCRE was not helpful in addressing this during our lease, and it was clear that we were not a priority for them. Our lease ended in September 2022 and our unit was checked, security deposit returned, and new tenants have now moved into our former property. Since then we have received 25+ emails around late charges and rent due. We have not lived in the property and do not owe any rent. I have reached out to numerous reps at DJCRE including: "****", "***********************", "************************", "******", and the owner "***********************". We have been assured that our names will be removed any the company will stop contacting us. Today my former roommate and I received a notice that we are being evicted from the apt we have not lived in for seven months, and we owe DJCRE $12,895 in owed rent and late fees. This amount is not owed by my former roommate and I, and I am filing this complaint to have all charges removed and for this business to stop contacting us. DJCRE has provided us with a terrible experience, and we hope the BBB can help resolve this issue.

      Thank you for bringing this matter to my attention. I am unable to find the original link, but I keep getting prompted to give a response. This matter has been resolved.

      ****************** received a email notice from our company after the owner had transferred management to himself. It seemed very understandable, and we corrected it immediately upon receiving his request. There was never a need to involve the Better Business Bureau as the problem was immediately fixed. However, we have seen that certain people feel punishment is in order, so they report the matter to the BBB we are very sorry he was annoyed by the email, but his request was not to be contacted at all so we complied. No further action is necessary on his part or yours. This matter is resolved, and no further contact with ****************** will be made. Thank you for your help and closing this complaint out.

      We are aware of this complaint.  3 different staff members have spoken with this customer several times. We have attempted to explain that our system does not "take payments" from any accounts. He would have to cancel the auto payments he has set up. He does not want to accept that answer, and wants our staff to correct this "somehow" *********** will continue to work on a more effective way to reach resolution with this client

      My daughter discovered a leak on the basement om December 23, 2022 at 8:00p.m. The basement had puddles of water. I attempted to put in a matienence request on-line and no contacted me until I called them on Tuesday December 27th. They sent someone out and he discovered the problem and be let them know what needed to be done. My basement is still flooding with urine and feces and it's smelling up my house. My family can't even used the bathroom because if you flush the toilet, it comes out in the basement. It's turning into a health issue and my family can get really sick! This is an energency issue and the rental company is not taking it serious. I NEED YOUR ASSISTANCE YO GET THIS MATTER HANDLED!

      ** ******* reported the "puddles of water" on her basement floor after hours on Christmas Eve. This was immediate following a severe rain storm followed by a historic freeze that affected the entire East Coast. This has never occurred before in her home. Regardless, we dispatched a contractor, who arrived on Tuesday, and could not find anything wrong. We ordered a drain cleaner as a good measure. They arrived on the morning this complaint was made. They found no problem either. This is neither a health hazzard nor is it on going. This was a weather related issue that was handled promptly without demand by anyone.  This complaint is simply unfortunate. We are happy to report that the problem was resolved before this complaint was received.

      I hired DJCRE to be a property manager for 1 of my properties. They collect rent each month from my tenants and send me the money minus their fees. For the month of July my tenants paid the rent on time, it is now the end of September and I still have not received the payment for the month of July which should include the money paid for July as well as the security deposit DJCRE is holding.The excuse for non payment was that the check was mailed but stolen. I have followed everything DJCRE has asked me to do which was only to fill out and notarize an affidavit stating that I had not received the check. It took 2 months to even get to this step. Communication with DJCRE specifically ************************ is very slow and at most times non-existent. I have to email and call multiple times to get a response as they hired an answering service to screen calls and their office is closed to the public. I was told after I fill out the affidavit and have it notarized I would receive my payment. I sent them the paper work 2 weeks ago and I haven't heard anything. I have sent multiple emails and made multiple calls, none have been returned. I am now wondering if the check was even stolen as July was the last month that DJCRE would be the property owner for this property. It's just odd that the last payment owed to me by the company was "stolen". They have completely stop responding to my emails and calls about receiving payment. It does not take THREE MONTHS to resolve a check issue. I pay DJCRE a property management fee each month which means they take full responsibility for collecting and getting the rental checks to me. I have asked them to show me otherwise in the property management contract, never got a response for this either. This is unacceptable.

      **************, is a long time customer. She has received her monthly rent check without fail, for years. As usual she was sent a check for promptly, for the final amount due her. Additionally, she was sent a confirmation statement indicating what was mailed.  The check that was sent to her was intercepted when letters were stolen from the postal service.  The check, issued to her was cashed through our account, by another fraudulent party.  To note, we have sent several notices asking owners to convert to direct deposit for free, but these notices were ignored. We contacted our financial institution, an investigation was started. ************** was very unhappy with the time it took the bank to completed the investigation, and receive her funds. This was a very unfortunate situation that effected everyone involved. I am happy to report that her funds were disbursed (via direct deposit) and the matter is closed.

      For years I have been living with repairs not made, and also to infestations that I have to control. This company continues to charge me for illegitimate late fees on rent. Under lease terms I have until the 5th of the month to provide the rent. Between the 1st and the 5th their rent is received in their drop box every month. Lately they are also charging me a processing fee when I was told if I use the drop box there are no fees, only when I use the website to pay. I have all my receipts and they have a camera on the drop box to confirm when they receive their rent. They are now claiming that I owe $237 in fees. I have several times over paid them and should not have any balances, just credit. I've also requested several times a copy of the insurance policy I am force to pay with my rent in which I have not received. I have on serval occasions contacted either via email or by phone about the repairs and charges in which they had to correct the charges before for making false accusations.

      This client has a made several complaints during her 4 years with us. We continue to explain our policy, and give courtesy waivers to keep the peace and show integrity. In spite of our positive outcomes in the past, this client brought their complaint to the BBB first, without notification to our office to attempt to obtain explanation. I have reached out to the client, and provided explanation.

      The company has not complied with any repairs. As of recently they have contacted me and when I offered to meet with them they still have yet to respond. They refuse to remove late fees, all prior adjustments were fine due to their admission of fault. They claim to have established a policy to create a fee for paper transactions. A recent policy in which is making tenants pay to pay rent. Even a tenant who resided her for 18 years is appalled by these new fees, who always mailed his rent.

      I have a wall deteriorating causing structural damage concerns, roaches that have been so bad that I have had to throw away appliances and they come into my bed. Us as tenants all have to exterminate, purchase weed trimmers to keep the property from being a hazard and deal with fees that are outrageous. They also still refuse to provide proof and terms of the insurance policy we purchase through them.

      I am the owner of five properties in Philadelphia, Pennsylvania. My properties are managed by DJCRE Property Management. In March of 2022, I was forced to seek legal counsel due to the complete lack of responsiveness from DJCRE Property Management at **** ****** ***, Philadelphia, PA *****. Their complete disregard in addressing time sensitive issues has impacted not only my family, but also the families of the tenants. After 40+ years of ownership of rental properties I am no longer interested in being a real estate owner in the city of Philadelphia. The following items span the timeframe from May, 2021, through April 2022, and best relay the seriousness of this correspondence to the BBB. Withholding of titles and leases required for the sale of five properties, even after legal communications from ****** *** *******, P.A. on March 3, 2022, and ignored attempts to meet in person in the DJCRE office. Failure to provide lead paint certifications required to renew business privilege licenses for 2022. Failure to act on request to change deeds from my deceased parent’s names to mine. Failure to follow through with broken air conditioning, reported directly to myself, the property owner, by a desperate tenant, at *** ********** **. Reported in August, 2021.

      We have corresponded and indicated to ************* he has already been provided the leases he was requesting. We recently sent him copies of leases signed in the interim. We had previously sent him the lead inspection reports. We sent the leases again. We advised against wasting money on changing deeds, as the owner is selling The properties. We turned down the opportunity to charge for deed transfers because it would only benefit DJCRE and not **************. The property owner, *************, indicated he would withdrawal this complaint and did not. I believe this complaint was lodged against us because ************* is frustrated with owning property during these pandemic times. I understand his frustration. We did our best to support him.
