    Good afternoon, I'm reaching out to you because I found an article online saying that if any issue with a property management company we could fill a complaint with the BBB. I hired a property management company about 2.5 years ago (I'm the landlord), during this time frame they kept making mistakes on the statements and billing ALWAYS in their favor, charging the wrong amount, adding charges, adding a service I never asked for... and also did a very poor management. Do you know if there is any legal action I can take against them? Anything I can do so they can be held accountable and to prevent them from doing that to other customers that wouldn't pay attention to that and therefor be scammed by them? Among the issues I had (can't list them all because not enough space):- Did the wrong installation on the washer pipe which caused clogging and they tried to charge me for it - Charged the wrong amount multiple times, mistakes ALWAYS in their favor (made me overpay $233, $20, $30, $110.16, $53.07, $156), I had to catch the mistakes myself otherwise I wouldnt have been refunded - Wrongly charged my tenant late fee multiple times - Charged the wrong water bill amount - Work order was placed by tenant on 04/14/21 for a leaking roof, I approved it and paid for it the same day, on 06/08/21 it was still not fixed and nobody even came to put a tarp on it to at least protect it, and TCS didnt even inform me that after 2 MONTHS the roof was not fixed and that no actions to protect the roof was taken. Tenant shared pictures of the damages inside on the ceiling created by the water getting in from the roof, ceiling looked like it was going to break down soon. Roof was repaired only on 06/27/21!!! So 10 weeks after the issue was reported!! Dry repair was very poorly done and after a year looks awful.

    Rented an apartment managed by TCS. They failed to fix heat in our apartment. It took 3 weeks after we moved in to get first floor heat working...in Dec/Jan. The basement living area...later turned out to be an illegal 2d bedroom...didn't get fixed UNTIL APRIL. Numerous calls to maintenance and we got a new heater installed...guy tests it, and says it doesn't work right, he'd be back in 3 days. never got fixed. He put in the service log that it was fixed! we finally tracked down Landlord's contact info on the internet and called him. He still tried to work through them. They didn't know what they were doing. Constantly no-showing. Finally we said we would get our own guy and Landlord found an outside contractor to do it. He said both the old system and new unit were all wrong, and installed incorrectly. We are waiting to hear if we get the promised refund of rent. Administration hasn't been very responsive. And.... when we moved in the back door could just be pushed in...it didn't lock. Maintenance suggested to a 23 yo woman that it would be fine to stay there alone. Complained that to really fix it the whole frame would have to be replaced. Right. Because Philly is such a safe place. Terrible company.

    I am rejecting this response because:  TCS Management is continuing to lie. They, and the old landlord knew there was no heat in the (illegal) basement bedroom. The old landlord gave his wife the property in the divorce. Landlord promised rent rebate for the weeks there was no heat and the apartment was uninhabitable, and for the months the basement had only the heat provided by an electric heater. Tenants contacted Maintenance regularly. They just don't care, they refuse to timely fix problems. All TCS statements have been untrue. Perhaps their own Maintenance department is being dishonest with them (Maintenance did atone point mark the downstairs heat as resolved when they knew very well it was not.) Nonetheless, the company has dealt very badly with these tenants and is js just answering with non-answers.  To wit: they were the management company for most of the lease. At one point Landlord fired them, but his wife retained them when she became new owner. The problems did not occur while TCS was not the Management company, as they try to suggest -  the solutions happened when TCS was not the Management company. They pretend not to understand the problem and offer to fix the heat. The problem is the heat wasn't working and a rent rebate was promised and they do not want to honor that. Also, the apartment was illegally being rented as a 2 bedroom.

    **************, as been informed that the property owner is not willing to make any concessions. Tcs management and maintenance staff have no reason to be untrustworthy. *************** is not involved with the property. Her daughter is the tenants. No communication will be directed to persons not involved with the actual property.

    Tcs as a courtesy explained that landlord did not make and concessions and former partner is a year earlier may or may not have promised something. However this was not relayed to Tcs management. 

    ************** , had a conversation directly with former landlord. We do not know the validity of the conversation.

    Actual Tenant has not made any claims in regards to this situation. 

    Tcs management has had multiple conversation with both mother (complaining party) and unrelated party, The Tenant and the sole current landlord.  

    LANDLORD position is to deny the request.

    On 06/07/22 me and my wife file request TCS Management Maintenance to fix in the backyard roof above the bedroom window a hole is open where squirrels and pigeons are nesting trafficing in and out on the celling inside the house. The next problem electrical issue in the living room, where there's no power Generating form the living room wall, where I had extension power chord plug form my bedroom drop down to the living room for power of the use of lights and Television, which is dangerous and a hazard of fire. The next problem a leak form the celling down into the living room from the bathroom where there is Molde all around the tube without proper solution form water dripping down into the living room. I have photos of all the issues that accrued, also I have emailed numbers of times no response in order, call numbers of time where there's no one in the off and when I try to leave a message the voice mail box is full. This is on going thing with TCS Mangament sent 06/07/22 now we are in November 2022 nothing is done! I ask TCS Management for a Credit of the rent due to lack of maintenance repairs, They reply "We will discuss your credit as soon we talk to the owner" Moving forward no call, no discussing no owner. Me and my wife work hard to keep a roof over our children heads and providing as much we can, but this treatment of living here is unfair and unprofessional of TCS Management something must be done! Thank you!

    ******************,  Tcs Has addressed all concerns as requested. landlord has not discussed any credit as Services where done within reasonable time. Tcs has been having a challenge connecting with tenants in regards to coordinating Vendor services. TCS keeps impeccable records ie emails and phone logs which document multiple attempts to make contact.  Tcs has since communicated with tenants and explained pest control was ordered and waiting for prices to relay to landlord.

    We had a break in in September 11,2022 when they broke in they had broken the fence and the window. We have reached out multiple times for someone to repair the issue. It is a safety concern. We bought a lock to lock the fence in but there is no way we can fix the damaged window. We would like some form of communication from the company. Since they said the request was not completed but that is not the case.

    Tcs ***** homes has ordered a new cellar window for replacement of damaged original.

    This property is a new home and the replacement window is on backorder. We have a estimated waite time of 2 months until the new window arrives from the manufacturer. Someone from TCS Management will be in touch with the tenant and manufacturer to give a more detailed update as to when the new window will be delivered.

    Unfortunately, suppliers are still facing delays due to the covid issue and manufacturer and shipping delays are something noone wishes to deal with but it is the reality of today's environment.
