    I hired Karmen Fails at Common Ground Realtors to find me a qualified tenant 9/2023. Prior to using this company, I had done this process myself for 14 years with zero evictions or court interventions. 12/1/23 I agreed to sign a 1 yr. lease agreement based on the info Common Ground Realtors supplied. After the lease agreement I learned that Common Ground Realtors lied to me about the number of years the prospect was employed. My requirement was that the person had to be employed for at least 1 year, earn 3 times the rent gross and good credit. I was advised that the prospect was employed 3 years however after I called the employer, I was told that she was only employed for 3 weeks & was fired 12/1/23 the same day of the lease signing. When I asked Lindsay Johnston the Broker of Common Ground Realtors if they contacted the prospect reported employer the answer was no, yet they reported to me she had been employed 3 years. He added that privacy laws prevented his office from making contact. This was a lie, as the application the prospect signed gave them permission to verify that information and it explicitly stated a verification would be done. I also did employment verifications for 14 years. I asked them how they verified the employment, and I didn't get an answer. The prospect also supplied them with 2 paystubs that did not match the employer she reported on the application. It turned out the paystubs belonged to someone else as the second stub had the last 4 digits of a social security number that did not match with the prospect's. That particular paystub was withheld from me until after the lease signing. I am now trying to evict this person in a city that's very protective of tenants that do not pay rent. I already work a full-time job but had to take a second job in an effort to keep from losing my duplex while affording the legal fees associated with evicting someone which can take up to 6 months in Philadelphia. Not to mention the damage I expect to have.
