On Wednesday July 25, 2023 my family received a email from Nulf Management Services to apply. By Thursday morning we were denied within 24 hours. I asked if we could have a copy of our reports that we just paid for and they have ignored us. We just want to know if our fees were used at all.Initial Complaint

My son rented an apartment from 2022-2024 from this company. I co-signed a lease with my son for his first apartment. It is unfortunate that a company would take advantage of young adults starting out. Prior to moving, after following everything that was required from the company, I cleaned the apartment thoroughly from top to bottom. I took photos of the apartment before and after the furniture was removed. Although the apartment was spotless, my son was still charged a $210 cleaning fee! I made every attempt to contact the company to resolve this issue and they would not respond to any of my phone calls, texts or emails.Business Response

I'm sorry but we issue a checklist to tenants on moveout that outlines what condition we require the rental property to be in. We have high expectations because a new tenant is usually moving in the same day. If a property is delivered in such a condition that the cleanliness does not meet our standards, we then send out a cleaning company. We determined this property needed to be cleaned prior to the new tenant taking possession of the property. This business is often a lose-lose for my company. If I charge the previous tenant for the cleaning, then they complain (which is what is happening here). If I charge the landlord, they complain and say "the tenant should've paid for that". If I deliver a property that's dirty to the new tenant then they complain and expect us to send a cleaner out. There is nothing I can do about this complaint. We kept a small portion of the tenant's security deposit in order to cover the costs of hiring professional cleaners. This amount covered around 3 hours of cleaning. I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear below.
This situation is very unfortunate. I thoroughly cleaned the apartment and followed the checklist. I spent 2-3 hours cleaning the floors, walls, countertops, sinks and appliances. I removed every single personal item from the apartment and made sure it was spotless. The fact that someone had to come in and clean on top of an already cleaned apartment is simply untrue. I attempted to attach photos of the apartments condition before and after furniture. I'm unsure if they are visible. I have rented apartments/homes for many years and have NEVER had a problem. We kept the properties in better condition than when we moved in. Fortunately, I own my home now and do not have to deal with this ever again. I am terribly disappointed that a company would lie to make a couple extra bucks. Keep the money, you must need it more than I do. I'll reimburse my son. You should be ashamed of yourselves.

Had my property with them for two months. Similar to previous complaints about this business, I found them to be very dishonest and lack honor. They lied about needed repairs. They would do repairs I'd already completed, told them I completed, and then attempt to bill me weeks later. When confronted it's excuses and lies . Fired them and they refuse to go away. They are attempting to collect rents even after being fired. Long story short, their background is fast food and that's the level of service and quality they provide for property management as well. If you want Taco Bell quality at fine dining prices then they're for you. If you prefer a bit more quality, choose someone else. Cue the excuse filled response as with the other previous complaints here and on Google. Investors beware!!Business Response

This particular client's property lacked basic safety requirements to operate as a legal rental unit in our community. When we entered the maintenance task for our maintenance people to install smoke detectors and bring the property up to code, the client ended up installing low-end equipment himself and not letting our maintenance manager know that he had completed the work. As the task was still open, our maintenance staff went to the property, found low-quality smoke detectors at the property and 2 floors were missing the smoke/CO detectors required by law. We added ONLY TWO of our standard smoke/CO detectors as required by local code in the basement and 3rd floor where no smoke/CO detectors existed.
When this client voiced his concern over the installation of the smoke detectors, we offered to tour the property with him to confirm that we had indeed installed "too many." He declined this offer.
When the client gave us notice of his early termination, we began following the contract-outlined 60 day off-boarding process. It takes more than a day to clear up bookwork when a client owes us money and we are managing all of their utilities. The client currently owes us money for the lease-up fees outlined in his contract as well as the lawn care, and other maintenance work that was completed in order to ensure the property was inhabitable.
The only work completed at this property is outlined below:
• Lawn care
Installed 2 Smoke/CO combo detectors
• Repaired a bedroom door that did not latch
• Installed Lockboxes
Cleaned up the property a bit before showing it Leased up the property with a qualified tenant
As you can see, these are all necessary items for the professional management of a property.
We are a professional, high-quality property management company. We do not permit landlords to skirt code requirements or deliver less-than-safe properties to our tenants. We have professional standards that must be met at all of our properties not only because the law demands it but because it's the right thing to do.

This is a hilarious joke, just like this company. Note they provide no proof, just fancy words and letterhead. I can't stop laughing.Let's see the communication where you tell me the brand new detectors are of low quality, won't pass code, and you're going to force me to pay for new detectors. He just admitted to defying my request as owner of the property and attempting to force me to pay for things that weren't needed and I specifically told them NO!! In America the owner of the property decides for the property. And people don't pay for things after they've told you NO. We have freedom of choice. You don't get to make things up just because you want money. Just an FYI. Let's see any proof of your lies whatsoever. Show me the code.They claim to have replaced the perfectly fine, brand new smoke and CO detectors I just installed a week prior. How is a brand new CO detector from Home Depot of poor quality and not up to code? Show us the code. See attached receipt from Home Depot for 4 brand new CO detectors I bought. on 6/21/22, the day my new tenant moved in. That's called proof for facts. Not just made up lies on fancy paper!! Show everyone proof of the code that says brand new Home Depot CO detectors aren't good enough. Digging yourself a deeper hole with the lying.The units rent for $1100/month and $1250/month respectively. The units have stainless appliances, hardwoods, exposed brick, dishwashers, garbage disposal, washer/dryer etc. Do I need to get cheap on smoke detectors after investing in high end appliances and all the other stuff? Do I need to lie about what I've done to my own property? It just doesn't make sense. I create/provide a nicer grade of apartment attempting to attract the same kind of people. Unluckily in this case I didn't attract the same in management. Although the apartments attracted two great tenants!
Also they've been attempting to charge me for weekly lawn mowing during a drought!! My neighbors have told me they haven't mowed in over three weeks. And one of their "techs" left the window open to the apartment after using the restroom. So I discovered the open window in my vacant unit weeks later. Had I not caught that the damage could have been significant. They don't manage anything besides attempting to stuff their pockets with your money via deception, not performance. These guys make up all kinds of BS and then attempt to charge for it. If you like to profit from your investments don't hire these jokers!! Just as the previous complaint stated they will attempt to blame it on the owner or the tenant. Odd how two complete strangers who have never met, have somehow developed the same opinion in the same 3 month period, hhhhmmmmm..................
