I was unfairly charged for a renters insurance violation and a late fee, despite having continuous insurance coverage and promptly submitting proof. Delays caused by their third-party verification process led to these fees, which the management refuses to remove, citing a blanket policy of "no fee removal for any reason."This experience has been extremely frustrating, as Ive made every effort to comply and resolve the issue in good faith. I believe these charges are unjust and reflect poor customer service practices. Beware of this company.Review from Haley W

I am writing to provide feedback on my recent experiences at Clinton Lake. While there are aspects of the community that I appreciate, I have some significant concerns I would like to bring to your attention. The new property manager's office door is frequently closed, particularly noticeable when passing by to use the gym facilities. This closed-door policy creates an unwelcoming atmosphere, especially considering the office's prominent location at the community's entrance. During a recent visit to discuss an issue, I observed that the manager did not stand to greet me, which felt impersonal. This behavior is highly unprofessional for a property manager. It is crucial for a manager to be engaged with and knowledgeable about the residents living in the community. As the property manager is often the first point of contact for prospective tenants, the current approach may negatively impact potential residents' perceptions of the community. Residents are key resources for understanding how to improve the community for the future. The current lack of engagement hinders this valuable exchange of information and ideas.***, the maintenance staff member, consistently demonstrates exceptional service.He is readily available and goes above and beyond to assist residents.Conclusion While the maintenance services, particularly those provided by ***, are commendable, the concerns regarding management accessibility, professionalism, and community engagement are significant factors influencing our decision regarding lease renewal. My sister, my boyfriend, and I moved out of our unit on 02/29/24. Before moving out we were advised that we needed to pay an additional $150 carpet cleaning fee with our last months rent. We paid the carpet cleaning fee, as well as completely deep cleaned the whole unit hoping to get our deposit back. Before moving out, Tiffany (property manager) and maintenance were supposed to do a walk through, but ONLY checked the kitchen and cabinetry that were in both the kitchen and bathroom for renovation purposes (no damages at all in the unit). After we had done everything per the lease needed when moving out, we ended up receiving an invoice on 03/21/24 reflecting our deposit was being kept as well as we needed to pay additional fees that came out to over $900 due to "stains on the carpet" and that it needed to be paid within 15 days of receiving the invoice (by 04/05/24). I emailed Tiffany on 04/04/24 and explained that we paid a carpet cleaning fee prior to moving out, that they did not do a proper walk through and only looked at the kitchen and bathroom, and deposit was being held. After the day our lease ended, we tried accessing the lease, which can only be accessed through the website we paid rent through, and it says our account didn't exist; causing us to not be able to get access to our lease. I emailed notifying that we were refusing to pay anything as we followed and paid everything on time throughout the whole period we lived there and that a complaint would be filed with the BBB. We deserve to have our deposit back and shouldn't be getting charged any fees for stains on a carpet after paying a carpet cleaning fee, cleaning the whole unit and carpet ourselves, and just flat out doing more than what was expected. These fees ended up being sent to a debt collector and hit me hard. Tiffany wont respond and just doesn't care about anything but herself and collecting a check. Cherry on top of it all, we just had my son less than a week before receiving the invoice.Review from John H

A.R. is doing the same thing they did in ************ where they lost their case with the Attorney General.I plan on finding the group of people who are being overcharged, illegally charged with no pricing tables in the lease, hidden fees not advised of and many more irregularities that A.R. does as a shady *************************** this article and lets sue these guys for harassment, price gouging and discrimination.************************************************************************************** This from the PA Attorney General Sight:HARRISBURG Attorney General ******** ***** announced her office filed a lawsuit against A.R. Building Company, **** over the Butler County-based landlords alleged unlawful leasing and debt collection practices. A.R. Building owns 20 apartment complexes in *************The lawsuit alleges that A.R. Building inflated certain security deposit charges by 50 percent, in violation of the Landlord and Tenant Act. Under the law, security deposit charges are limited to the actual amount of damages to the rental unit. The suit further alleges that, after consumers moved out, A.R. Building sent collection letters to consumers illegally threatening to take action if the consumer did not submit payment within 15 days.The three-count complaint alleges the following violations of the Consumer Protection Law:Overcharging consumers for security deposit charges;Utilizing a lease form that misrepresents to consumers that the Defendant is authorized to take certain actions that are declared unlawful under the Pennsylvania Landlord and Tenant Act; and Engaging in unfair and deceptive debt collection practices by illegally threatening consumers to take certain actions and collecting security deposit charges not permitted by law.The lawsuit was filed in the Allegheny County Court of Common Pleas by Senior Deputy Attorney General *** L. ******** of the **************************.Review from Karen W

We rented from ***************** from 07/2022 through 08/2024 and had no major issues during our time there. On 09/09/2024, we received a bill in the mail from a debt collection company called Resident Advocate (based in *******) for carpet replacement due to damages in the amount of $1600. We learned after multiple calls, that ***************** had charged us for carpet replacement, was refusing to talk to us regarding the charges, and that they had sold this bill to a debt collector before talking to us about it. ***************** stated they would only communicate with us through this debt collector. Based on Kentucky law (KRS ******* 3),we shouldve been contacted and allowed to view the damage in person, after it had been assessed, to either sign a statement of agreement or disagreement before moving forward. After extensive time spent to get a response from someone at *****************, they merely said the carpet had already been replaced and we couldnt view the damage. This violated our rights as tenants in ******** according to the *** statute listed above. For proof of the damage the debt collector provided two pictures of the supposed carpet damage but couldnt and/or wouldnt prove they were even from our apartment. We filed a dispute through the debt collection agency stating all of these concerns, but ***************** unsurprisingly denied this dispute.We debated going to small claims court regarding the clear breach of Kentucky Landlord Tenant Laws, but we had already moved outside of the state of ********. We agreed to settle the debt for $800 (50%), after being told multiple times that a settlement offer wouldnt be accepted. We only agreed to the settlement because having both started new jobs recently neither of us could take time off work to deal with this issue in person. Resident Advocate was also threatening to report the bill to credit bureaus which would severely impact our credit scores less than 2 weeks after receiving the letter!Review from Tom M

This is a terrible company for rent from, I had an incident at my apartment, and they proceed to also evict me. They gave me a bad reference as they did not disclose that it was the other tenant not me. I asked to modify the lease to include myself only and they denied me. The staff will not provide you with no higher contacts. They also recently went up $300 on my rent. This company is terrible. The property looks nice but the professionalism is awful. I would recommend renting from anyone else besides them. Funny thing is, I have seen police here several times in the last 18months yet those tenants are still here.Review from KL D

Dont be late on payments! Theyll lock your account if even one day late and will not unlock it unless you produce a cashiers check or certified check from your bank. And then you have to mail it. My leasing office will not even produce corporates number to file a complaint, as theyre not permitted. Now my rent will be late because I cannot pay it online, and Ill get charged an additional late fee. There was no warning of my account being locked either, and there isnt any leniency if you pay later than by the 1st of the month. Seems like a scam. I will not be renewing with them. It's very clear why AR Building Company receives an F rating from BBB. They have no regard for the laws that govern landlord/tenant agreements. They are ******* in how they deal with their customers who pay thousands of dollars for poorly built apartments. My wife and I are seniors over the age of 65. We were waiting to be accepted into a government subsidized apartment during the lease period at ************************, an AR Building apartment complex. RI Law allows seniors over the age of 65 to terminate any written lease in order to move into a subsidized apartment. Rather than follow RI State law like most reputable businesses, AR Building sent us a bill for $11,777! As a result of their lawlessness we are preparing a summons and complaint in the amount of $300,000 in damages and a class act law suit that will demand payment in the millions. I can only conclude that the management at AR Building Company is just stupid or working side by side with all the other evil influences in the world today that have the "lake of fire" as their destiny.
