I have contacted them several times to update my renters agreement contract about the removal of pet fees. They have said multiple times that this will be done but still have not done it. The Renewal Administrative Assistant, Jonathan Barwick, originally said that would be no problem and now will not return my calls or answer any emails after the original conversation. Anytime I call the office, they just point me to Jonathan which I cannot get ahold of. This is a $70 a month charge that they have not taken off after 6 months of telling me they would. I have been compliant of the contract both parties signed but they continue to be in breach of the contract and will not do anything to rectify it.Business response

I moved into this property in may 2022. There where so many issues due to this old house and I (the tenant) put in multiple work orders and they where never met . I was behind on rent in March 2024 and got charged court costs that was triple the amount on my lease . I paid $5,000with all my tax money to prevent an eviction. I now have moved out due to horrible company. House has termites and rats in the attic . I paid 160$ every 2-3 months to get it fixed due to the company not completing a work order . My fence was broken since I moved in and never got fixed . My son’s emotional support dog got out and got ran over in February 2024 . I have video and pictures to prove how the property was left when I took over .Business response

Thank you for reaching out with your concerns. We reviewed your account. Our records indicate that we did not receive a rent payment for February, leading to the filing of an eviction. Below is a breakdown of the charges:
February rent: $1701
Pet rent: $35
Late fee: $170.10
Utility chargebacks: $366.15
Insurance chargebacks: $15.95
Eviction fees: $938
March rent: $1701
Pet rent: $35
The total payment made to the account was $4982, covering all February and March charges except for the additional $938 eviction fee. We apologize if there was any miscommunication, but the eviction fees and other charges are accurate and valid.
Regarding pest control, our records show you moved into the home in May 2022, and we received a pest control maintenance request in October 2022. At that time, pest control was the resident's responsibility. We sent someone to close off all identified entry points, which was completed. We did not receive any additional pest maintenance requests after that. If the issue persisted or if the entry points were not fully sealed, we were not made aware.
For the fence, our records indicate a request was submitted in May 2022, which was completed. Another request was made on February 24, and we replaced some rotted panels.

I lived in a property owned by Maymont Homes and had to move out early because of the condition of the home. My boyfriend and I fell through the back porch on two separate occasions which was supposed to be and requested to be fixed but was not done completely or correctly and resulted in me falling through again. We were unable to use the back porch because it was a safety hazard, guest bathroom water ran brown leaving us unable to use that bathroom at all, we had a in wall fire caused by an oversurged outlets due to lack of appropriately allocated GFI outlets ( to which no one responded until the next day because there is no after hours emergency help you are told to file a maintenance request and leave a message), we had a broken toilet than ran consistently for the entire time we lived, we were forced to move in 5 days late because the house had not been cleaned as was noted in our lease and it was disgusting with bugs inside residue on floors, dirty toilets, etc. the kitchen cabinet doors were off their hinges, the list goes on. I agreed to pay the lease termination fee just to get out of the lease but now this company is trying to charge me for petty move out items to the tune of over $600 despite the condition of the home and clear safety and health violations. I have spoke with legal professionals and they believe given the clear safety and health code issues pertaining to the home that I would likely be able to get money back from this company but I prefer to stay out of the court system. I just want out from under this horrible company and move on with my life. I need help navigating this and help holding a company that has taken so much of my money and time.Business response

Our records show that all maintenance requests submitted during your residency were completed. Your move-out charges covered trash removal from outside of the home, cleaning (including removing items from the refrigerator and cabinets and cleaning the stove, as well as other items in the home), broken blinds, and repainting. The total charge for these damages was $540. As per the lease agreement, you acknowledged the move-out checklist and the required condition of the home upon move out.

Maymont Homes has leveraged unexplained and unwarranted fees of hundreds of dollars against my account. If i do not pay them, I will be subject to more feeds. I expect them to remove the feeds. I received text and phone call explaining that my last bill would be about $1300, and they billed my almost 2k with no explanation.Business response

I have been a resident of this house for five years. When I moved in, we had to have a new HVAC installed. The year after we had issues with a drip pan flooding and causing the AC to shut off. We informed Conrex and nothing was done, every year is the same thing and once gain I find myself here. It is 88°F in the house, I put in a request on Sunday May 26th. I spoke to their support team on Monday the 27th. Because it's a holiday they said I may not get assistance. I pay my rent, I follow the rules, and you mean to tell me that this company doesn't have a stand-by team on weekends and holidays? I got a call at 3pm that the "maintenance" person just got my request but had 8 people ahead of me. He just got started at 3pm? Had people from Friday he'd just been told about? Is this a respectable company or circus of clowns?Business response

I am a current tenant with Maymont Homes renting one of their single family properties in Millbrook, AL. I am in the military and just moved from Minot AFB, ND to Maxwell AFB, AL. We had a friend already here check out a home that was a nice property, but needed cleaned still from the last tenant. Easy enough. Talked with Megan at the leasing office in SC and were told it would be taken care of. Drive over 1700 miles in 3 days to arrive to a home with stains on the floors and carpets. Bite marks from an animal on base boards and windowsills. A carpet with literal piss stains and the smell to come with it. Immense amount of dead bugs everywhere with hair, dirty bathrooms, marks on all walls, floors, and ceilings. You name it, it was stained, dusty, or dirty in some way. Haven’t been able to move in and havent been told when/how the problem will be resolved. Would really love to sue them, get our money back, and just move on from this hell of a “business.”Business response

Maymont collect rent through a service called click pay. Click pay has been out of service until this afternoon Monday, May 6, 2024. They might advised late fee will be waived. As of this response, 8:50 PM May 6 click pay is not accessible.
I mentioned there are no screens on the house. This morning my husband opened the bathroom window and closed the bathroom door on his way out. An hour later he went back into the bathroom and upon opening the bathroom door a bird fell out and was building a nest. Please see three attachments, the window, the nest, and the mess on the floor.Business response

My freezer was over freezing and my fridge was not cold. By Saturday all of my gruff food has gone bad. Milk, lunch meat. Fruit and some veggies. Cheese, etc. I called and requested a technician on Tuesday. He was supposed to arrive on Friday at 5pm. Instead he went home. No call. No text and customer service couldn’t get ahold of him and couldn’t do anything else. Everytime I request maintenance it takes weeks for them to shred address sic they come at all. This company maintenance is a complete joke. I would like either a rent adjustment or a money voucher for food. This is ridiculous. It’s Saturday at 8:30pm and still nothingBusiness response

I rent from Maymont Homes. They use to go by Conrex Rental Properties. Last year I was forced to terms and conditions that I did not agree with by being told if I did not agree I had to move out. Those conditions consisted of me signing an addendum all of my bills to be switched over into this company’s name and be charged by a third party company called Simple Bills to pay my bills and be charged an additional fee. Of course I did not like this but I could not move out at the time with three kids and no homes available. In 2022 my water was disconnected due to simple bills failing to pay my water bill after already collecting payments from me. I also am unable to register my kids in school due to not having any bills in my name at my current residence and the school district explain to these two companies on several occasions that they will not accept a letter from them stating that I am a resident as proof of residency. I am still having this same issue every year because I only have a lease to provide to the school district who requires two proofs of residency for school enrollment. 2024, my bills are still not being paid on time by simple bills. My account was billed over $600 of gas bills over a 14 month period. My gas bill was not added to my account over 14 months until April 2024 and I was back billed. I’ve reported these incidents to both Simples Bills and Maymont Homes and the issues persist. These issues are causing me severe emotional distress having to continuously address these issues that were created by Maymont Homes. I have always paid my bills independently and did not require any billed assistance. In the attachment they sent me an updated lease which was only sufficient for one form of documentation to enroll my children in school. I was still unsuccessful in enrolling them. I had to go through the military JAG office to try to get assistance and had to allow someone else to enroll my children in school. This is unacceptable.Business response

I am rejecting this response because this is not a proper solution. I am aware of the accepted residency list. I am not going to go out and acquire any extra bills that I cannot afford to satisfy the list. I am paying rent, electricity, water, and gas where I reside. I should be afforded the opportunity to use the bills I already have and pay for monthly to use as a proof of residency. That is not a solution to the issue I am having. I have no reason to continue to reach out to the school district because it is not their problem. The school district has already made it clear that they will not accept the affidavit that you and simple bills attempt to provide for the bills. The next step for me will be reaching out to an attorney to file a claim in court because this is unacceptable. I cannot register my children in school in the district that I reside in due to you all being insincere and placing my bills in your company’s name. This is a quick solution for you all, not me. I cannot afford to spend more money on extra bills such as expensive cable that are not a necessity for me and my family of 5.Sincerely,

This arrangement is acknowledged by your local school district, to whom we have provided the necessary documentation required for school enrollment. We are committed to maintaining Simplebills as our utility management provider and will not be making changes to this arrangement.
