    One of my properties went abandoned by this property management company for a year and went into disrepair and thousands to get back up and running under new management. Once I tried to move the rest of my properties from the management the company produced bill that were not approved. I have asked numerous times for an itemized list of where funds are being allocated but that has not happened. I am consistently put on hold and transferred to people who have no authority to provide clarity. Most of the time the line is busy and many times when I do reach some one they are based out of state and unfamiliar with my issues

    I currently lease a property with Landmark Resources at 1001 Starview Ct, West Columbia, SC 29172 with a roommate. We have been actively renting this property consecutively for the last 4 years. On Wednesday, 08/14/2024, our HVAC unit stopped producing cool/cold air and is blowing out warm air. The next morning, Thursday 08/15/2024, we made a digital maintenance request through Property Meld to make Landmark Resources aware of the issue. On Tuesday and Wednesday the following week, we had two different technicians come out and they both diagnosed the problem as a "broken fan motor." We were advised this would be relatively quick to repair, but they needed property owner approval first. Since Wednesday, 08/21/2024, I have contacted Landmark Resources multiple times via email and phone, which has led to zero results in getting adequate air flow restored to the house. I have expressed multiple times over the phone that the high temperatures are dangerous to the structure of the house, as well as our health and well-being. Temperatures inside the house have reached 88+ degrees Fahrenheit and no less than 78 degrees Fahrenheit. We still have yet to speak to the property manager or the property owner regarding this matter and have yet to be offered further solutions aside from "we will reach out again." It has been two weeks since we have had proper airflow. As of the time of this complaint, there has been no preventative maintenance performed by Landmark Resources or the property owner to the best of our knowledge. Supporting documents/timestamps can and will be provided to BBB and any other potential official agencies/parties upon request.

    I was approved to lease a home with Landmark. Upon approval they referred me to Obligo to waive the $2240 deposit. I was approved though Obligo with the understanding that any late fees/damages reported I would be liable for paying Obligo. I moved out of the home 123123. I received notice the end of Jan 2024 that I owed Landmark $950 for damages/cleaning/carpet cleaning. I sent an email advising there were no additional damages other than what was submitted when I moved in. I have emails regarding the repairs and one that states clearly that the owners refused to do the repairs. People were sent out 4 different times regarding some of the repairs. The last time someone was sent out they advised for all the holes and patching of the walls I would basically need to move out for the work to be done. When I sent the email regarding me disagreeing about these charges they removed the $950 I owed them, but as of 022924 they have not removed the charges from Obligo. Obligo is set to debit my account $560 for 3 months to get their money they’ve already paid Landmark. I’ve requested an itemized bill. They have yet to provide me this info. I was told I was being charged for cleaning because it wasn’t professionally clean and I didn’t submit a receipt. Nowhere in my paperwork does it state the house has to be professionally cleaned. It does state the carpet is to be professionally clean and I didn’t do that. However I had to clean the carpet when I moved in. I have sent emails that have gone unanswered. No proof of damages etc. I should only owe for the carpet cleaning. In the lease or move out document doesn’t show the house must be professionally cleaned and provide a receipt. Obligo informed me they do not get involved with disputes if there’s an adjustment needed Landmark needs to submit and update to my account. I am requesting all fees except the carpet cleaning fees of $165 be removed. I have attached all email correspondence, my lease, and move-out instructions.
