      First contact with Colt Building March 2022. Was looking to build a steel frame Barndominium in SC after purchasing land. Signed with Colt in April 2022 and started looking for a General Contractor. September of 2022 accepted a bid from a GC through Colt. Started developing plans for our house. Initially had been set-up with a steel manufacturer SBS. Through the process ended up switching steel manufacturers to ABN and paid initial deposit to Colt for the steel in the amount of $18,000 in January 2023. In May of 2023 learned the the GC never processed paperwork for the permits with the County. A new GC was hired through Colt in June. In August, 2023 after permits were processed, found out steel manufacturer would no longer supply the material and we had to switch to a stick build. In October 2023 GC and Colt parted ways and we kept the GC and started requesting repayment for the $18,000 we initially paid for the deposit of the steel material never provided. End of October was informed we would receive two wire transfers to cover the repayment. In November was told Colt did not have funds to pay us back and needed more time. In December 2023 received 1st partial payment. January 2024 we received another small payment back. In February 2024 received an email from Colt that they were advised by legal counsel to stop paying us back. That was the last we heard from Colt until June 7th when we received an invoice for $75,000 noted as GC build out 5%. For anyone trying to figure out the math, Colt is estimating this invoice based on a $1.5MM build. Our home is nowhere near that and none of the work has been completed. Not to mention they are collecting for GC build out fees which Colt is not a licensed GC. I have tried to call Colt several times no answer. I reached out to contacts I have that no longer work for Colt and received some interesting information. We advise you to stay away from Colt.

      paid $3500.00 on 12/13/22 for stamped engineer made plans for a barndominium. It is now 2/21/2024 and we have nothing, no revisions and he refuses to give me my money back. I emailed for weeks and months with no reply, now even his old builders that he worked have backed out as well working with him. It's been 14 months with no refund and no plans. And false advertisement as they aren't engineer made plans. Please help, I just want my money back.

       we paid $3,500 in December 2022 for complete engineer-made plans that included house plans, plumbing plans, electrical, etc. to include anything and everything needed for plans for a home build.   We were promised by salesman that we would have completed plans by March 2023, no later than April 2023 at the latest.  Here it is March 2024 (15 months after we paid $3500 and we have nothing but a rough draft and it wasn't even done by an ENGINEER!  There is several BBB complaints on him, LLR complaints, other disputes with previous customers as well...this isn't just us.  The owner of this company has refused to give us a refund and it takes months to hear from anyone in this company.  Owner is wondering why I haven't gotten a lawyer if I was so dissatisfied...I already have a lawyer waiting as I'd rather not use that as I just want my money back.  I don't want to deal with this anymore.  We aren't rich people and giving a company $3,500 and 15 months later we have nothing to show for it...as well as several other customers are having or have had the same issues so I'm not just making stuff up.  I want my money back and asap.  We even gave them SO much time, who else would've waited this long and have nothing to show for it?!  GIVE ME MY MONEY BACK NOW!

      Was told by Juan that we would have turn key home in 4 months by licensed contractors. This month makes a year and we have dirt. We also have been dealing with a non-licensed "contractor" who used the license of an actual contractor on our finance paperwork and another name of another licensed contractor on our building permit. We can't get receipts of money lost. We can't get money from Colt back for blueprints we paid for and still weren't engineered stamped, but we told they would be. Just lies after lies.

      As we feel that this complaint has been filed in conjunction with several derogatory social media posts by this client.  Attached are the supporting documents that this claim is unfounded.  The signed contract clearly states that stamped and sealed plans are provided with the building deposit.  The investment was for the approved plans attached as well.  During a phone call with the client - she stated: 4- Michael that did our blueprints was awesome. And when we went back to him months later for a change in floor plans, it was late at night and we weren't expecting anything for a few days, but he returned the updated blueprint in an hour. He's good. " Then once their plans, after "months" of changes were accommodated, all of which is 100% at the client's discretion and control, were finalized with the design team.  We finally were able to assign a general contractor that my team invested many hours of time in locating. So, on 5/8: we proceeded with starting building Phase On 06/05 - during a follow up customer service phone call the client abruptly let us know that they were no longer using Colt Buildings.  We have fulfilled our portion of the contract and fullfillment of the plans that were purchased.

      We recently found out the contractor was not licensed in any state. He falsified documents stating another person with a license was building our home. Juan told us it would be 4 months to build our home. Not a year. Yes, Michael did the floorplans as requested and he did a good job building said floorplans. Again- floorplans NOT the actual home. It's been a year and we have no home. Just some floor plans of the home.

      You can ask the "contractors"- they are not, in fact, licensed. You can search their names on state websites. They are, in fact, not licensed. The plans we had, while we liked Michael's work, we're not engineered stamped, and we had to pay more money to make them 'legal' or 'acceptable' so the state would accept them to get a building permit. I know who the license GC is and I have spoken with said licensed GC who in fact did state that he gave his license info to your 'contractor' to "help him out". Facts.

      Juan A******** is a punk. He uses his questionable veteran service to try and connect with the community and make sales. He ignored my calls, texts and emails. We paid the deposit and it got a few quotes which we had to keep changing because they didn’t listen to our requests. They kept changing our build from cold form to clear form and vise versa claiming that it would save us money. Stay away from this pathetic company. Juan A******** is a discrace to my veteran community. What’s coming to him is well deserved.

      This client has had constant communication from multiple members of our team.  He was aware of any revisions, changes or needs that related to his build.  I find it odd that he sent over a request for revisions to his building this morning at 8/30/2023 6:08 am after sending defamatory and threatening text messages and this complaint yesterday 8/29/2023.  Since this client is threatening a lawsuit and is personally attacking myself, we have now sent his documentation and all communications to our attorneys.  Again, we have provided the scope of work for the initial investment, which is not a deposit, it is a fee related to the design work that was completed.

      “Said service” has changed multiple different times without regard to our wishes. Company has made material changes both claiming to be financially better, which is very confusing and deceitful. Company has failed multiple time to get us results after saying they would on specific dates. Owner has also ignored our attempts to contact him and failed to provide proper communication about service or any questions we have. If Owner chooses not to fulfill service after pushback from customer then it seems a refund is obligatory.

Still no contact from owner has been made to clarify why the multiple attempts to change build material types without our request nor approval. As far as making a revision, that’s part of the service offered from the fee paid. Which I also haven’t been contacted about.

      I paid $2500 to colt buildings for engineering plans for a home after I received a bid stating the steel structure of the home would be $37,000. The owner Juan Adriatico stated the design would take 8-12 weeks. After 6 months I still have no plans. He provided me with a different building than the one I asked for (and had a bid for) and when I refused to pay the new price of $104,000 re refused to give me a refund and refused to further sell me a building at all; keeping my $5000 I paid to him. He has done this to over 60 customers from many states and we are on a facebook group called "colt buildings, victims of fraud". ---please look it up. He has created at least 12 businesses this year and hides behind all of them and takes peoples money and runs. He will say "he is suing me and I breached the contract" but that is entirely untrue. After receiving a bid I porches those plans based on the bid. Every entity that contacts him (from any victim) he says the same thing. It's his way of making himself look ok. He is a smooth talker and is sociopathic in the way he lies and makes up stories. He was dishonorably discharged from the military and stated he was not. He says he owns an engineering firm which he does not. There are many many other victims from other states going through the same thing with him. I have so much documentation that it won't even load on your site. I can provide in a zip file if someone reaches out to me. I will however send the screenshot of the FB group so you can possibly reach out to them too.

      This is an identical complaint as #******** - Why is the BBB allowing the exact same person to post over and over again. I believe that this complaint has already been responded through his wife ********* ***** ******.  We have turned over all files, complaints, accusations and employee harassment information to our attorney.  This is now a legal matter and will be resolved through the attorneys and courts.  All records have been submitted to multiple agencies.  This is an attempt to continue the harassment and false accusations.

      Starting in October 2022, I attempted to build two small homes in ****** County, SC. I paid $5,000 for two "engineered" floor plans. I paid $31,555 for 2 steel structures. Colt assigned me to their in house General Contractor Darryl R******* who was ultimately not licensed. After paying him $20,662.50 deposit he failed to pay another company he contracted with to install the concrete foundation. After finding out about the BBB Consumer alert issued against Colt Buildings, I terminated the relationship with the fake general contractor and he placed a fraudulent lien against the property in the amount of $30,000. By not paying the concrete company, they filed a $22,785 lien against the property.

      This is very unfortunate, and I have responded to this complainant several times, including to the state.  This matter has been turned over to our attorney for litigation.  She has requested a return of her money through multiple different means and, unfortunately, we are unable to release any money to her until we get the final results from quickbooks and her credit card company.  All of her funds were released to the manufacturer.

      Colt Buildings also assigned me to their in house General Contractor Darryl R******* that they presented as "licensed".  This man was not licensed.  He used someone named ***** *****'s contractors license to pull permits in ****** County. 

      After I realized I was one of the MANY people that have fallen prey to this company by, not having 'engineered" floor plans and not receiving the steel I paid for, I terminated the unlicensed General contractor that he assigned to me.  The Darryl R******* walked away with $20,662.50 I provided via Cashiers Check apparently without paying a subcontractor he hired.  On the same day, I terminated Colt buildings in house General Contractor/Builder Darryl R******* and his side company *********** Builders DBA *** ********* Group, he placed a $30,000 lien against the property.  A few weeks later, I found out ******* Construction also placed a $22,785 lien against the property because Darryl R******* failed to pay them.

      This is a multi layer scheme. 

      1. Unlicensed Architects to create floor plans that ultimately are deem unusable  (There are multiple people across the country with the exact same story that can confirm)
      2. Price changes to steel frame buildings (I have the same structural plans with different prices that I can present)
      3. After I paid for the steel frames,  I was faced with paying MORE for services what I was included (There are multiple people across the country with the exact same story that can confirm) The amount that I paid Colt Buildings minus his commission was vastly different from the amount he paid *** Steel.
      4. I was told by Colt Building that I had to deal with the manufacturer directly, and did. 
      5. Colt Building assigned me to an unlicensed general contractor that misread the plans and ordered the rough plumbing and concrete to be placed in the wrong locations, the concreted did not fully pass inspection, and they failed to pay the subcontractor any money.  The unlicensed GC filed a $30k lien against the property and he the subcontractor also filed a $22k+ lien against the property.
      6. The unlicensed general contractor also informed me that he had 17 other clients under contract but could not build their homes because they also never received their steel buildings.
      7. The $20,662.50 cashiers check that I provided to Colt Buildings unlicensed GC was deposited two days later.  (My bank provided me the information)
      8. I filed a dispute with my bank against the $36,555 that I paid Colt Buildings. 
      9. *** Steel Manufacturer Refunded Colt Building $27k+ for my steel (I uploaded a copy that *** provided me) therefore, the money he claims he turned over to the steel manufacturer was RETURNED to Colt Buildings and *** terminated Colt Buildings as a Vendor.

      I have been forced to file complaints with SC LLR, SC Consumer Affairs (Juan answered he was taking me to court), ****** County Sheriff, BBB, and the FBI. I believe this to be internet and consumer fraud.  There are too many victims for this to be a coincidence.

      Now people are coming foward saying Colt Buildings impersonated them, used buildings off of their legitimate websites as his own builds, used their photos on Colt Buildings website as if they were employed by or partnered with them without their knowledge..and more.

      I was invited to two social media platforms that has "victims" of Colt Buildings in TX, WI, TN, AL, VA, NC, SC, GA, and FL and the victims are STILL coming forward.

      Darryl, in attempts to get more money out of me, informed me of how this business operates AND how they will "only change names again" and continue.


      This company presented itself as an honest, Christian, Veteran owned organization that provided a "turn-key" service to build 2 small steel framed homes has turned out to be a complete disaster! As I told Juan, this was so unfortunate because he and his staff that I communicated with including Jason and Darryl seemed so honest. 

      Juan has said on multiple occasions that he is taking me to court....I am ready.

      October of 2022 i started the process of building my own custom barndominium. I chose to use colt buildings because they stated they serve all 50 states and would have everything under one loan and get the general contractors. After months and months of phone tag and no being able to get in contact with anyone they have sent an email and decided they no longer serve all 50 states and arkansas is now not part of the original process where contractors were part of the process and tge reason i chose colt buildings. After a loss of time and havong to start the process over now that the company no longer can excute the original process id would like my custom plans and money refunded.

      When ***** first started with our process to design her home plans, which is what the monies paid were for.  She stopped all communications with any one in our team from around December 6th, 2022 and no other communication was received until her mother contacted us to re-initiate her design process on 04/12.  At that time, we asked our designer to drop everything and put her to the top of his list, in an attempt to facilitate her mother's timeline.  We sent out her building and installation quotes on 05/31 with no response regarding these numbers or next steps in the process.  On 6/12 we sent out a text request to schedule an appointment to speak with our owner.  This too was not responded to.  We, unfortunately, had to send out a written notice that we were not able to find a GC in her area to handle the scope of the work.  Our clients sign a service fee contract for that service and we would never hold them responsible for that fee.  The issue is the two things are separate.  We have fully finished the design and structural design for the steel building.  This is what her original investment was for.  With lack of response from the client, making concessions for her immediate needs and go over and beyond to get her timeline met, we do not feel that a refund is appropriate.  We have still offered to give her the names of general contractors in her area that she can contact directly for her build, of which we would not hold her to her service fee for that.  She has declined that offer.

      Even though we do service all 50 states for design and metal sales, please remember that we are the steel building distributor.  We have fulfilled the scope of the work that was purchased.  Miss ****** signed an agreement that if a GC was found for her she would pay us an additional 5% fee associated with this.  Over 40 hours of work was done solely on finding her a GC.  GCs in other states are required to sign off on certain agreements and provide certain things to be a preferred builder with us.  That is what we were unsuccessful in finding.  We have provided her with names to contact directly and have waived the 5% fee for her.  We would never penalize her for this.  However, she paid for the design of her plans and we can still fulfill the structure and everything else.  So, we will not be providing her with a refund for the completed work in which was what she paid for.

      We paid for plans to Colt $3,000, we received them back and found out that they are completely useless. I have tried to reach out several times to the owner with no reply back. The area to get upstairs you would have to be 3 ft tall. We were told square ft at 2200. Plans are for 5900. Several major mistakes.

      ******* original plans were created and developed by one of our drafters.  These plans were approved by the client.  Those plans then go through our structural engineering team for final specs of the building.  The area referred to was caught during that time and would have been updated for the client as soon as they went over everything with the structural department.  Our protocol is to send out the building quotes with the structures' initial costs in best allow our structural and design teams to make revisions as needed and required.  However, there was no response from the clients until a response for a refund.  Since the scope of work was completed for the investment made, we are unable to accommodate that request. 
      The claim that the plans that they have are useless, is unfounded since revisions have been made and we are more than happy to provide those to the client.  Also, we have received an email dated May 30th that was sent by this client and probably was not intended for us, but our company was cc'd into the thread.  In this email the client states that the new steel company, that she contacted after the building quotes were sent to her on May 16th, is going to use the plans that colt created for them to do their structure.  Since what they would be doing is so similar.  
      Also, out of our normal protocol our structural designer went the extra step and ordered the preliminary structural files for the client.  At any time the client could have and should have communicated any concerns and those would have been found to have been already addressed.  
      Since design choices like the approvals of overall square footage of design is 100% in the client's control, we find that unfounded of a claim.

      I have attached the plans, we are not designers nor qualified to read them, the zoom meeting we had it had our building at 22-2400 sq ft. The plans provided are super big at 5900!! on top of that; to get into the loft area requires one to be 3ft tall. We are not contractors, architects or designers to see the major design flaws. I reached out and NEVER received a reply, so that we could work out new plans for this build. They costed us precious time, money and nearly cost us to loss the land were looking to buy. When someone buys plans it is because they don't know how to do them. You trust that the plans provided are able to actually build a home not having to be readjusted with another company. ****** steel, ********* steel and **** all were unable to use the PAID plans we received from Colt due to the design

      Here is a timeline of client work and notes throughout the timeline.  04/19 assigned to design. 04/24 Design meeting with designer.   05/02 Zoom meeting with designer and instructed to rush the process in order to meet land contract deadline.  5/8 Client approves design. 05/09 Structural design starts (all mistakes were caught and corrected) 05/16 Building Quotes went out. NO other communications were received from this client.  Including no response to our request for a meeting on 6/8.   According to an email we were cc'd into, the client signed with another steel company on 05/22. Just 6 days after the building quotes went out.  At any time they could have reached out.  Deadlines on land deals should never be factored in.  Even their own lender would tell them that it is not a good idea to go under contract when you are designing a custom home.  We made every attempt to make this happen for this client.

       We paid for plans that should have been able to be used by any company. We did not ask\ for a 5900sq ft home, we certainly didn't want a loft area 3ft tall so that we would have to lay on our bellies to use that space. I emailed them twice and called twice. We missed several deadlines due to the no reply. I have again attached the worthless plans Colt designed. They wanted more money, due to the delay Colt was well aware of our deadline. I reached out to Colt staff for help a lady name Liz gave me a snarky reply to an email, I did forward that email to our loan person; then **** ***** our lender directly tried getting them to respond. We again are requesting a return of our money.

      12/27/2022 COLT BUILDINGS LLC WAS CONTRACTED TO PROVIDE BUILDING PLANS AND HIRE A LOCAL CONTRACTOR TO FACILATATE BUILDING A BARNDOMINUM ON MY PROPERTY USING AN ESISTING BUILDING. THE PLANS THAT WERE PROVIDED WERE NOT DESIGNED BY A LISENSED ARICITECT NOR STAMPED BY AN ENGINEER MAKING THEM NOT USABLE IN TN. COLT BUILDINGS PROVIDED A CONTRACTOR THAT WAS NOT IN ACCORDANCE TO OUR CONTRACT, GEOGRAPHIC OR DEMOGRAPHICALLY IN OUR LOCATION. THIS CONTRACTOR WAS FROM SOUTH CAROLINA AND NOT TN, WHICH BREAKS THE CONTRACT. COLT BUILDINGS WAS PAID BY CC $2,500.00 AND $3,500.00 FOR THE DRAWINGS AND THE HIRING OF A LOCAL CONTRACTOR. WITH IN 6 MONTHS OF SIGNING THE CONTRACT, ZERO ACTIONS HAVE BEEN TAKEN FROM COLT BUILDINGS TO START BUILDING AND THE PLANS THAT WERE PROVIDED ARE NOT ALLOWED FOR USE IN THE STATE OF TN.       All signed contracts, invoices and plans delivered are attached.

      We utilized a GC/Project manager that was covered under TN, even though they resided in SC.  It was never stated that you required a TN contractor specifically.  Any monies or contracts signed independently with any contractor, Mr. ****** would need to seek refund request from those parties. 

      Mr. ****** was fully made aware in writing what his investment covered.  Zero part of that investment was ever allocated or subject to any GC coordination.  There was only one invoice ever paid to Colt Buildings and that amount was $3500.  This was 100% allocated to the design plans that are attached above.  

      I am unsure why Mr. ****** feels that there was a negotiated timeline of completion on finding a GC.  Since this is a service that we offer all clients to assist in the facilitation.  At any point the client is more than welcome to facilitate this themselves without any penalty by us.  

      Since the fulfillment of the contract signed for the investment has been met, there has been no breach of contract.

      Again, please refer to your engineering design plan contract.  It clearly states that all structural stamped and sealed plans come with the steel building.  These are completed and stamped by the steel manufacturer's engineers.  Your MEP architectural design plans are completed by drafters and are done based upon very specific requirements for the steel structure.  If you are required to have these plans stamped and sealed by your specific county/state code, typically Florida and Hawaii are areas that require this.  If you were in one of those areas, your plans would have cost substantially more, since we have to pay for that engineering stamp and seal.

      Please see the attached file, AS STATED IN THE CONTRACT, stamped plans will be provided. No approved/stamped plans were provided. We did not request a steel building from Colt Building, we already have a red steel building on site. This was known by Colt, and yet no stamped plans were provided. And now the provided contractor, which is not a local contractor per the contract, now does not work with or for Colt Buildings. They are not able to provide the services we paid for. The architect and the contractor have split ties with Colt buildings. We are one of many who have been scammed by Colt buildings. S. Carolina BBB now has warnings on their site and a ** Group has formed to connect all the customers that have paid money and received nothing from this company. A full refund is required due to breach of contract on Colt buildings part. According to the contract, the services have not been provided.

      Was told by a salesman that the price given to me would be the building, plans, erection, delivery. The salesman I was working with was fired for call the owner out on his un business like practice. Screwing people not providing plans,in some cases not providing the building. I was told and have text from the former employee that he would turn key my house for $120 a square foot , no more than $160,000.00 I paid my deposit but was not provided my stamped drawings so I can get my building permits. Now I'm having to pay someone else to do the drawings and the owner of Colt building refused to give me a refund. Has also mocked me on ******** saying that I couldn't afford so building that was not even what I wanted. He doesn't know my financial situation.

      Mr. ******** was well aware that his stamped and sealed plans were provided with the deposit of the building.  However, the only monies that were collected by Colt buildings were the initial architectural plans invoice pricing.  I have provided all documents related to this client.  We feel that it is unfortunate that Mr. ******** decided that he was unable to move forward with the building of his custom steel framed home.  Other points that he made were that his structure did not "meet" code in his area.  Unfortunately, that is not realistic since our manufacturer's system for the structural design has extremely strict codes based upon zip code.  He also stated to us that his area required his MEP designs (these are provided in the architectural design) be stamped and sealed.  We also follow strict guidelines for the very limited amount of zip codes and/or states that require this.  We offered to contact his building department for his county to verify this for him.  We also have a partnering engineering firm that we consult for these rare instances.  However, Mr. ******** was not willing to allow that research to be completed for him.  He spoke directly with owner Juan A******** and there was no resolution met.  He never made it to the General Contractors bidding process so there is no way to even know what his building material and finishes bid would have actually come in at.  We have provided all documents and related material in this matter.

      I was never offered for Colt to do any research after they fired the sales consultant I was working with. I can give you his email if you want to know what he has to say about what he had told me would be done for the price he said quoted. Was told that they let him go because he called them out on not providing plans, building's, leading people on and not giving them what they were promised. A refund would be nice, but at this point I don't believe I will ever see that. Juan told me in his last email that his team and him would no longer have any contact with me. Which he lied a told everyone on ******** that I couldn't afford to build. He doesn't know my financial situation. I just closed on 43.9 acres of land, and have approval for a construction loan. The man is a lier and a thief.

      We welcome any, in writing, details regarding the original details that an ex employee stated and promised to you.  Owner Juan A******** offered to call your building code department for you in your conversation with him when you stated that you no longer wanted to move forward with us.  That offer does still stand.  And, as already provided by us and signed by yourself, stamped and sealed plans for structural means are provided by the manufacturer and is included with the deposit of your building.  Please provide, in writing, by the building authority of your county that they require Stamped and Sealed MEP plans.  Your investment was based upon architectural design plans that you completed and have been provided to you.
