      My wife and I, co-owners of the timeshare, had initiated the cancellation process due to her cancer diagnosis. Sadly, she passed away before we could resolve the matter. As the sole owner of the timeshare, I am left grappling with her loss while also trying to navigate the complexities of this timeshare contract alone. Despite numerous attempts to contact Palmera Vacation Club, my pleas have fallen on deaf ears. Their lack of response amplified my frustration and helplessness during an already difficult time. It's as if my concerns are disappearing into a void, which only adds to my emotional strain. The financial burden of maintaining this timeshare alone is overwhelming, and the lack of guidance from Palmera Vacation Club is unacceptable. I am left in a precarious situation, unsure of the following steps, and it feels like I am simply being ignored.

      The complaint filed by **** ******, File No. *******, has nothing to do with Palmera Vacation Club and should be removed. *** ****** is not, and never has been, a Club Member of Palmera. He has had an Ownership with Coral Reef since 2011 and none of the issues, or concerns, mentioned in this filing have anything to do with Palmera Vacation Club.

      Elite Resort Group, Inc. responds to the complaint as follows: The decision as to whether to accept the transfer of a timeshare interest is the decision of the Association that is charged with managing a particular resort, in this case Coral Reef Resort. If *** ****** would like the Association to consider the transfer of the timeshare interest he owns at the Resort, he should send a request via email to ********************. While the Association has no legal or contractual obligation to accept any transfer, they will occasionally agree to accept the transfer due to a hardship.

      To Whom It May Concern: My complaint is towards Coral Resorts. I have been reaching out to the resort and the resort has blatantly ignored us. We once received a call and we were told to pay and become current in order to sell or transfer, as we have stated multiple times that is not an option for us. Furthermore, it was explained they would possibly offer us a settlement, now they are completely avoiding us. We notified them that we can no longer travel due to our health issues and age, only to not receive a single response. We are getting older. My husband has a short-term memory loss and my kidneys are not filtering right. To continue, on a maintenance fee for something we cannot use any more is unrealistic. We feel we paid more than enough money since the mortgage has since been paid in full. Why pay maintenance to keep up with their property when we will never use the timeshare again? We were taken advantage of during the presentation to begin with due to the immense amount of pressure. They continued to inform us this was a one-time offer and brought their supervisors to alter our judgement. The complete disregard to response or assist even when we had expressed our health issues is appalling. We demand a response from Coral Resorts along with our contract being amicably cancelled. We await the response with our options and the documentation to begin the cancellation. Thank you. ****** ******* * ****** *******

      “The only option available to the Complainants is to transfer their interest to the Association that is responsible for management of the Resort, however, the Association will only accept transfers of timeshare interests that are current in maintenance fees and the Complainants are currently $3,947.98 delinquent.  By their complaint they lack the means to do this.  There is nothing that Coral Resorts can do.”

      The decision as to whether to accept a transfer of a timeshare interest is not a decision made by Elite Resort Group, but rather one that it is solely the decision of the Association, and they do not provide any explanation as to how or why they agree to accept or refuse a transfer.  The Association is not legally or contractually obligated to accept any transfer at any time.

      We purchased a contract with Coral Sands. Initially, we were completely misinformed on how we could use our timeshare in Hilton Head. We were told we could use the timeshare every year, but unfortunately, we’re only able to use it every three years which we were informed of later. We were also informed afterwards that it would take all of our points to use the timeshare every 3 years. This was told to me after signing the contract. During the actual sales pitch, it was pleasant and exciting because we thought we were getting so much more for the fee, but it has turned out to be the complete opposite. For months we have reached out to Hilton Head regarding our sole desire to cancel. We have expressed our hardships and that has been ignored. We were misled in order to sign a contract with Hilton Head. We are demanding the release of our timeshare and the documentation to be sent in order to mutually terminate our account. This has gone on long enough. Please send us the necessary documentation to end all obligations moving forward.

      I am responding to the above-referenced complaint on request from ******* ******** who typically responds to these but is out of the country for the holiday. 

       

      We have reviewed the complaint filed.  It is apparent from the fact of the contract signed by the Complainant that the use of the timeshare interest was every three years.  Please see attached.  The Coral Sands Owners Association, Inc. is the entity that is charged with the management of the project, and the entity that accepts the return of timeshare interests.  This request was presented to the Association and they declined to accept the transfer.  The Association has no legal obligation to accept any transfer, and so it well within its rights to refuse.  It is not uncommon for the lifestyle circumstances of purchasers to change over time, and what was once a very useful vacation interest when purchased sometimes become less so . However, there is no obligation for the Association to accept the transfer under these circumstances.

      We’ve had a timeshare with Coral Sands for 7 years now, and it is one of the most regrettable purchases of our lives. In January of 20015 we spoke with their salespeople and she they took advantage of us and our lack of knowledge about timeshares. They did not properly explain the details revolving around this timeshare. They hardly touched the important details, like the rescission period and how much taxes and fees would make this purchase. After reviewing the fine print, we realized not only were we misled, but blatantly lied to. This was supposed to be easy to access and, if we ever did not want to keep it any longer, easy to sell. It is neither of those things. This “great deal” is not a great burden that is incredibly difficult to get rid of. We’ve been contacting Coral Sands, but they claim it was too late and they could not assist us in any way. We know Coral Sands has the means to assist us, but they’re refusing to do so. They would rather beat respectable people out of their hard-earned money through manipulative tactics and its disgusting. ****** *** *, ******, are in our 80s and travel is very hard for us. This is just causing us more stress. We are now contacting higher authorities to assist us with this matter and will go through whatever avenues necessary to ensure Coral Sands rectifies the turmoil they are putting us through.

      DISHONEST, POOR MORALS, BREATHING DOWN YOUR BACK TO BUY, who does this best? Coral Resorts! Remember that name! They promise so much and make it all seem so easy and make It seem like they are your “Friends”. Over the last ten years we’ve owned with this company they’ve shown that none of it existed. This has been a nightmare we can’t escape; it’s been a horrible experience with Coral Resorts, never-ending debt has been brought upon us since purchasing this timeshare, or shall I say, “being coerced into purchasing”. IT IS ALL FRAUD! They sell you a “dream”, but that’s all just more LIES, they have no morals, and all this company wants is to fool the guest and sell you on a once of a lifetime “dream investment”, do not fall for this! ALL THEY WANT IS MONEY!

      The complaint alleges "lies" and other vague statements, but I would need to know what exactly is the nature of the dissatisfaction. What was promised and what is not being delivered?

We have been sending documents that require a response to Coral Resorts and to this date we have not received a single response. Due to lack of response, we are assuming we have been cancelled out of our timeshare ownership from Coral Resorts and are now relieved from this timeshare ownership. If this is not the case, please respond accordingly in relation to the continued matter of our request to form a mutual agreement from our timeshare referenced under contract # ********.

      Elite Resort Group, Inc. is in receipt of the recent complaint submitted on 2/23/2022 for *** * **** ********. We appreciate the opportunity to resolve the situation, however Elite Resort Group is a management company for the association at which the ******** own a timeshare unit. As a management company, ERG is not involved in the sales of timeshare interests and accordingly not involved with the sale and/or purchase of this particular interest.  Therefore, this complaint against ERG is for issues that ERG did not participate in, thus, ERG is not at liberty to resolve the issue at hand. Unfortunately, there is no remedy available for a timeshare owner who simply wishes to no longer own the interest that they purchased (please refer to your Purchaser's Understanding and Acknowledgments form. I will certainly forward this to the appropriate company/department in hopes that they can assist the ******** further. Thank you.

      Elite Resort Group, Inc. is in receipt of the recent complaint ******** submitted by *** *** **** ******** and we appreciate the opportunity to assist, if possible.
      *** ******** expressed that he would like to be released from his contractual obligation of his timeshare unit.  Unfortunately, Elite Resort Group was not involved in the purchase, sale or transfer of timeshare interest, rather ERG manages the resort that the complainant purchased an interest in.  Accordingly, ERG cannot do anything to resolve the issue at hand.

      Coral Resorts deceptively sold my father and his wife a timeshare and did not adequately explain the perpetuity clause associated with the ***** ***** ****** Timeshare. Father and his wife are both deceased and Coral Resorts refuses to negotiate a deedback return of this property. Not only did Coral Sands deceive my father and his wife initially, now they refuse to correct the deceptive sale and refuse to deedback the property, thereby exacerbating their original deception.

      You (somewhere) already have a copy of his death certificate as when I initially contacted ***** ***** ****** I was asked to send a copy of his death certificate and my authorization, which I promptly did.

      You also need to know that the original document lists both he and his wifes name on document and they married later in life and one of her adult sons is also executor of her estate. Her name on original contract is **** * ****** 

      If this drags out you need to start breaking any obligations in two, send half to his mothers estate and half to send half to my fathers estate

      Myself and executor for **** * ***** are of one mind in regard to disposal of this timeshare.  So any documentation needs to be duplicated for both estates.

      Elite Resort Group has been in contact with *** ***** personally and the association has offered him an option to take back the unit.

      In addition, since both owners are deceased, the Association will require payment of the unpaid maintenance fees and transition fee, and a probate proceeding would also be required in ******** ******. Thank you for allowing us the opportunity to offer a resolution.

      After years of attempting to resolve our concerns with Coral Reef at Hilton Head, we feel the only course of action is to submit this complaint against them. When we purchased a timeshare property 20 years ago from them, although we were told it would increase in value we did not expect it to, but they never told us we can’t return the property. Although we have paid off for the timeshare property more than 15 years ago, we want to return the timeshare property after we retired. We don’t expect to get money back but just want to end the deal at zero cost for both sides. Besides the manipulation tactics and lies throughout their initial presentation at Coral Reef, what is primarily frustrating is their lack of assistance in recent years. They just ignore our request and keep charging maintenance fee although we don't travel or use it. My wife and I are in our 70's with diabetes and hypertension, both retired, and rely on a social security benefits each month as income. We have expressed our dire situation with Coral Reef over our inability to pay their rising maintenance fees, but the problem has not been resolved. We are expecting you, Best Business Bureau, can help us to solve this problem by letting them know what is a best business, how to consider the benefit of society but not seek for getting more money without any humanity. Your help is greatly appreciated!
