This complaint is in regards to my most recent payment transaction. I was overcharged for my monthly rent for February. I was given an original balance of $2051.69 that included a late fee which i was fine with. When making payment, the company gave me a higher payment amount which included a trash violation fee and an eviction notice fee. They stated they could not process payment until full fee was paid. I had originally contacted them through email to let them know that due to a change in my work payment schedule, i would be making a payment on/after the 16th. I do not believe i should have had to pay the trash violation fee when the valet trash company that they use is constantly inconsistent. Myself, as well as various other tenants have left the trash outside of the door waiting for them to pick up, numerous times. Why am i paying for a service that is inconsistent. Let alone, this fee was added after the original balance was given. I believe this was made with prejudice and would like my account credited. As for the eviction letter fee, i believe that should have not been applied as well. On top of that, they continued to send an officer to bang obnoxiously at my door when payment had already been made. Please let that be the last time you send an incompetent individual to my door. I am highly dissatisfied with how this situation has unfolded.

Ms. ******* incurred her regular monthly charges in accordance with the terms stipulated in her lease agreement. Pursuant to the agreement, rent payment is expected on or before the 5th of each month, with any payments made after this date considered late and subject to the late fee as outlined in the lease. On the 11th of every month, the initiation of the eviction process occurred due to non-payment, resulting in the filing of eviction proceedings.
Ms. ******* is responsible for any legal fees incurred, as specified in her lease agreement. The imposition of this fee is contingent upon the receipt of the invoice from eviction attorneys. Following the initiation of eviction proceedings, the court system manages all associated paperwork. These details have been thoroughly communicated to Ms. *******. It is important to note that our office does not have control over the timing of paperwork delivery or the dispatch of officers for its delivery.

Regarding the trash violation fee, we have not been informed of instances where Ms. *******'s trash collection was missed. However, the assigned fee is attributable to her can being left out on a Saturday, a day when valet trash services are not provided (Fridays or Saturdays). She was among 35 other residents who were also fined for the same reason.
