      WARNING!!!! SCAM ALERT!!! Do not waste your money. We were scammed out of $3,000 dollars for house plans that were rejected by the local code enforcement and required a local architect to complete. When we told Don Gardner about all the problems the plan reviewer brought up from code enforcement they said only a local architect with a state stamp could fix them. Only problem is local architects would not touch them with a ten foot pole. If you could find someone willing to complete the plans they would either need the CAD file or they would just completely redraw the plans. Don Gardner will sell you the CAD file for another $1,200 but would not correct and provide the engineered drawings required by code enforcement to pull a permit. Do not waste your money or your time. Stay with local architects or you will be spinning your wheels and losing your hard earned money.

      At the time of creation, our plans are designed to be consistent with the CABO One and Two-Family Dwelling Code or the International Residential Code, but do not meet local climatic and geographical design criteria. This is standard in our industry and is clearly communicated, and purchasers must check their acknowledgement that they understand this fact. It is very common that pre-designed plans must be reviewed and stamped by a local professional (engineer or architect) in order to be accepted by local building officials.

      This customer executed a Modification Agreement on September 4, 2024, containing this disclaimer:

      Each plan is designed to be consistent with CABO One and Two-Family Dwelling Code or the International Residential Code in effect at the time the plan was created, but we do not warrant such conformity. Modifications may be necessary to meet applicable local building codes, ordinances, local climate, and geographical design criteria. Consult a local builder, architect, or other construction professional if necessary. We specially disclaim any responsibility for ensuring the plans, and/or any house built using the plans, satisfies local or other applicable building codes. Determining and complying with all applicable codes is the customer’s responsibility. Plans are reviewed and stamped by a licensed structural engineer. Additional professional services may be required locally.  If you are not sure, building departments typically have a handout listing all the items they require to submit to obtain a building permit.

      On October 10, 2024, the customer forwarded an email received from the code enforcement from their county and needed to know if we will address the issues or if the customer needed to find someone local.

      Our team reviewed the list of items, and we did provide a list of what we could help with, unfortunately, several items on the list required a local engineer who could stamp the plans since code enforcement is requiring it.

      On October 15, 2024, the customer emailed asking how much it would cost to get the plans in CAD form. We quoted the customer $1250.00, which included waiving the upgrade fee and providing a credit to the customer for the PDF already purchased.
