    I live at ********************************* which is on ground level. For the past year, the various renters directly above me have had endless leaks which have not only come through my ceilings in 4 areas of my condo but now my ceilings are coming down and growing mold. There are also at least 20 roofing shingles in my yard from our building. According to my neighbors, they are also having similar problems. I have reported this to Old Colony Realty ****************** only to be treated rudely and told I have to fix my damage myself which is impossible without fixing the plumbing problems above. I am disabled and am being forced to hire a lawyer per the advice I received from my insurance company which will be very hard on me. I even attempted to write the owner to no avail. I pay my HOA timely and feel this is so wrong.

    The owner has been in contact with our office. Our office has sent a plumber to investigate all these leaks and issues. The above unit has repaired all leaks. The interior unit is the individual owners responsibility to repair per the Master ********* Laws.

    A family moved in a unit in building M, first floor, at Glenns Bay Apts. in Surfside, SC recently. They make loud noises at three am , hung decorations at that time, which results in continuous hammering and very loud noises at an ungodly hour. They continuously come home drunk, at midnight, and cause a ruckus. They have a trailer in a parking spot so residents can't park in allocated spots. Sometimes the residents have to park at other buildings because of violation of the rules. Upon initial occupancy, with old colony Realty, we are assigned two parking spots. Old Colony fails to enforce the Quiet Time, Restrictive covenants and honestly common courtesy. .They are also not following the Rules Regulations for the apartment complex. There are both homeowners and some rent however all residents are subject to the rules and regulations. There are several people that are having complaints against old colony realty. They are not doing their job and enforcing the rules and covenants as exists in our contracts. Some residents have to come home drunk at 12 o'clock in the morning and are very loud so we can't sleep. There is also a horrible smell coming from the apartment. It actually smells like illegal drugs. All of this has been told to old colony reality by many people reside in the building . It is so loud that people in L can hear it. Many complaints have been filed against this family, and Old Colony will do nothing about it. Both the HOA and the above residents are guilty of violating the Rules and common decency. We would like them to enforce the rules so that we can live a quiet normal life! We understand that maybe on the weekends or at a decent hour they will have people over and that's no problem. It's a disturbance at night that is a severe issue. If the HOA and the residence do not comply to the rules, we request that the family be evicted and the HOA remedy the situation no longer than 30 days.

    Business Response /* (1000, 5, 2022/10/12) */ Old Colony Realty Property Management manages the homeowners association, we do not manage rentals therefore we do not have the authority to evict anyone. We do not have a homeowner by the name of ******** ******, either. If this person has an issue they should report it to their landlord. Any suspected criminal activity needs to be reported directly to the correct authorities- Horry County Police. This property does not have assigned parking or parking permits, it is first come first serve. As a courtesy, we have posted notices and contacted the owners at M building to ensure proper community conduct. We do not, however, make contact with renters as we do not have that authority. Retreat at Glenn's Bay follows the Horry County noise ordinance, if there is an issue after 11pm the police need to be contacted.
