    I’ve recently relocated from California to Greenville Sc renting a property from HI Property Management Ive viewed home doing a A virtual tour with the realtor name, Allie moved in on 8/3/2024 an only been resident for 45 days or little more since I’ve moved in property I started noticing suspicious activity outside the home I’ve noticed that it’s been a lot of human traffic individual that are on drugs and also how the home sits on a highly busy road which I stated to Allie vs email on 8/24 where I feel my kids are unsafe outside when I sent email I didn’t hear back from realtor til 9/9/2024 later that afternoon along the side of my home it was a homicide investigation where I spoke to police officer and got more information about the neighborhood. He stated that this was basically a high crime area, and I was living also next-door to an illegal gambling facility I immediately emailed realtor Allie , with all these evidence that I had for as criminal activity along outside the home and explained to her the severity of safety for me and my kids since I’m a single mother of three and I stay alone in the home by myself I have not gotten any resolution with the company trying to make me pay to get out of my lease, which is I only been here for a month and a week stating that I signed a legal bond contract so I still have to pay to get out of my lease I expressed to Allie that this was not something that I planned for and why should I have to pay to get out of my lease since it has been a safety issue, still trying to make me pay $4700 for me to get out of this lease. I feel it is unfair for a single mother to have to pay an additional $4700 to get out of a lease considering of safety activity outside the home for me and my kids , all stated to me crime happens everywhere I feel like they are not being concerned for me and my kids safety. Please help with this resolution. I do have video evidence that I’m unable to upload on for documents

    This tenant expressed their desire to move out of the rental home after 2 unrelated incidents involving police occurred near the property. Both incidents were isolated and did not pose any immediate or active threat to the general community or nearby residents. Our staff communicated routinely with this tenant through phone and email during this time. We let the tenant know that per her current lease agreement, she was able to break the lease if she wished by following the early termination process.  During all of this the tenant stopped paying rent so eviction was filed.  We went to court on October 15th where the judge ruled in our favor and the tenant had to vacate the property.

    I moved in June 18th and it’s been nothing but problem after problem. First issue was about 2-3weeks after moving in pest control came out and I found out the unit was infested with German roaches. The rental company knew about it and failed to get the issue under control before renting the unit out and didn’t notify me of the ongoing issue before signing the lease. Pest control had to do treatment and because the stive, dishwasher and fridge were infested, they were removed from the home. I went atleast a month without these 3 appliances and had to go thru hoops and hurdles to get them replaced once I felt the issues was under control. I lost out on groceries and even more money spent on eating out for me and my daughter due to us not having the main appliances. I was offered to move out instead of them fixing the issue. And then when I threatened with a lawyer I was then offered to take off $500 off 1 month rent. There were also work orders put in when I first moved in for the bathroom sink not draining, anttic not being closed off properly, outlets not working and a flickering light in the kitchen. None of these things were fixed until later in the fall after I had to make numerous contacts and again threaten to take matters into my own hands. In October I started noticing noises in the attic and in the lease it says tenants are not allowed to access the attic. Once I contacted management I was given rudeness, disrespect and to this day the issue hasn’t been resolved. Pest control can’t out to check the attic out and determined that there are squirrels in the attic coming in and out. I’ve made numerous contacts to the property management company and they tell me the owner has to approve it because of course pest control won’t fix the issue without being paid. I’ve been paying rent continuously but my issues haven’t been fixed and I’m sick of it.

    The tenant referenced above moved in to one of our clients properties on June 17 2022.  Shortly after move in she put in a service request for pests being in the home. This issue was confirmed and a pest control company was hired to perform a 3 month treatment plan for the months of June, July and August and then the owner agreed to continue a quarterly service after the initial term even though pest control is the tenants responsibility per their lease contract.  The appliances had to be removed in order to adequately rectify the problem and new appliances could not be immediately placed in the home or the pests would relocate inside of them.  The tenant was offered out of her lease at this point but that option was declined and a credit was given for the inconvenience.  In regard to some of the other repairs there is validity in her statement and we can sympathize with the way she feels.  Unfortunately we are a management company and not the owners of the home.  The home owner is our client, not the tenant, and we are bound by contract with the home owner to follow their direction on what repairs can and cannot be made and on what time frame as it is their money that covers those costs.  We represent a lot of different clients ranging from ones who authorize every service request, which are most of our clients, but then we have others who will deny most, other than ones required for habitability.  Sometimes with clients it is hard for us to predict which type they will be until an issue arises and we have to navigate those waters to the best of our ability and try and make the best of a bad situation for the tenant within our realm.   We cannot spend our clients money without their approval on repairs and the only option we have in cases such as this is to allow a tenant out of their lease with a refund of their deposit as long as there are no blatant tenant caused damages and the belongings are removed upon move out.  At this point all of the service requests mentioned have been addressed.
