Information is attached. I will have more soon. Part of the damage was caused by not putting the roof on correctly. The hole aren't even sealed on the roof. Caused major water damage in my house. I am writing in reply to your inquiry dated August 5, 2024. We attempt to satisfy all homeowners and remain ready, willing and able to repair any legitimate warranty item their residence However, in this instance, we have been notified of these issues, but they fall after a one year warranty period. After a thorough review, we believe that we are not responsible for the repairs in question.
In connection with the purchase of the home, the homeowner received a 10-year Limited Warranty Agreement issued by Quality Builders Warranty Corporation. If the homeowner believes that there are items subject to the warranty, which have not been corrected, they can contact Quality Builders Warranty Corporation since the warranty provided has a very specific Complaint Resolution Mechanism, which the homeowner agreed to utilize. Therefore, I do not know why your department is involved in this matter since the homeowner has recourse under the Dispute Resolution Provisions contained in the Limited Warranty Agreement.Customer Answer

I am rejecting this response because: This has nothing to do with the warranty. This has to do with the poor negligence of Hurricane builders. This is on them and I am requesting to be compensated for all repair fees. I have called them and they have my number. They will not contact me. Only through this. I have attached all fees.

Good Morning,
The complainant, Mr. *********, has called our office repetitively and been yelling and threatening to me personally. Most recently he called yesterday afternoon (8/9) and was yelling so much I got my CEO to help me with the call and he wouldn't allow him to even speak. He has not followed the appropriate steps per his closing contract which states to open a case with the warranty company first. He has threatened to give us all the bad reviews and sue us, unless we pay his bills. We do not wish to engage in this manner with any client. His home was built in 2018 and the repairs mentioned fall under homeowner maintenance. I am writing you directly to let you know that we have in fact been taking his calls and just reiterating that he needs to follow the steps first, which he refuses to do. We bought our house on February 28, 2024. In our walk-thru we stated there was a funky smell they said they would take care of it. We also had smart switches which they said we needed wifi and a 3rd party company would come out and get them to work. When we moved in and had wifi installed we had the 3rd party company come to install their stuff our smart switches would not connect the guy stated that it had happened before and that the switches just broken and incompatible the numbers didn't match up so he stated we would need new switches put in we reached out to let them know the situation months later we are still waiting for a response of how they will fix this. The next issue has been our well we have had so much sediment the water is yellow it is turning my toilets, showers, tubs yellow. The water smells like sewage. Sediment has clogged up our sink fixtures. They installed a basic filter that we have to clean every other day but you can still tell the sediment is in the pipes and possibly still getting into the house. We are concerned that the well was installed wrong and that the water is unsafe. We have reached out to them let them know we have had the well people out here multiple times. We have requested a second opinion from them even our water test is showing extra harness in water per gallon. The plumbing people took out our pressure regulator and that was clogged with sediment and the water they dumped out from the pipe in the garage leading to the house was filthy and stinky we sent pictures to our point of contact they said they would reach out to builders but still haven't heard back from themBusiness Response

We sincerely apologize for the inconveniences the homeowner has experienced since moving into their new home. This feedback is valuable to us as we strive to ensure the utmost satisfaction of our homeowners.
Regarding the issues raised in the complaint, we want to be clear we have been actively working to address them, even prior to the submission of this BBB complaint. We are already in the process of resolving the compatibility issues with the smart switches and are committed to finding a suitable solution promptly. There are a lot of moving parts and several people we are having to coordinate with to get this resolved so it unfortunately is taking more time than we would like, but rest assured, it will be taken care of.
Furthermore, we understand the importance of water quality in the home and the concerns he has regarding the sediment and sulfur smell. We have contacted our septic and well drilling company to further investigate the well system and address any potential issues related to water quality.
Please rest assured that we are dedicated to resolving these concerns with satisfaction and ensuring that this home meets the high standards we strive to uphold. We will continue to communicate with the homeowner throughout the process and provide updates on the progress made.

New build home. Company delivered shoddy work and sub-par products. Has not repaired one single issue that they were responsible for. Damaged tubs and shower, chipped and damaged cabinets, lawn dead, low water pressure, moldings chipped and gouged, chipped stove, and the list goes on. I sent $140,000 the day before closing and on the day of walk through my realtor advised me to close because it would take forever to get my money back and I wasn't going to get any better quality work anywhere. I am responding to their response. I can show you the two repairs they did on a list of over 20. The touch up the walls on only some spots with the wrong color paint and fixed two shingles on the front of the house. They had repaired the crack in the driveway and skim coated it. The driveway cracked in another area about a month later. There are drainage issues. I purchased this house 18 months ago. Again they had scheduled an appointment for repairs to be started on April 22, 2024 and no one showed up. This is a recurring theme with the builder. I stay home from work and they don't show up. They have an excuse for everything. I have video footage of the full one year walkthrough. What more am I supposed to do? It isn't my fault they have turnover issues.Business Response

We are currently reviewing the remaining items and working diligently to schedule the necessary repairs for the items that are considered warrantable.
Regarding the cracked driveway concern, we would like to clarify that driveway cracks fall outside the scope of QBW's warranty standards, unless they are greater than 1/8 inch in width. I will have our warranty technician assess this concern to see if your cracked concrete driveway is out of tolerance.
In regard to the drainage issues you have mentioned, we will prioritize an evaluation of the problem to determine the appropriate course of action.
We do apologize for any inconvenience we have caused with scheduling these inspections and repairs. We will ensure there are no scheduling mishaps going forward.

I have a 6 year old home built by Hurricane Builders in Chapin, SC. Over the past 2 years, we have noticed cracks in the sheetrock and then the flooring started separating. I had a foundation company come out and they told me they thought the foundation was failing. I reached out to the Hurricane and the warranty company, Quality Home Builders, and they both denied doing anything about the issue. I hired the foundation company to come fix the problem and what they found was that the soil was improperly packed during construction and now there are cave and trenched under the home several feet deep full of water. The garage is on the brink of collapsing as well as a load bearing wall. I reached back out to the Hurricane and they still deny any responsibility for this issue. I am out-of-pocket over $40k and the fault is solely on the builder and the short-cuts they took building the home. In addition to the garage, all of the hardwood is being ripped up to to raise the sinking slab, and must be replaced as well.Business Response

Records show this home is well out of the 2-year builder's warranty. The major structural warranty is held by Quality Builders Warranty (QBW) from year three to year ten after the date of closing. If a homeowner has a complaint as the result of what they presume is a major structural defect during the third through tenth years after closing, notice must be sent to QBW, which the homeowner was instructed to do. It is up to QBW to then determine whether the defect qualifies as major structural. QBW's guidelines do closely mirror South Carolina's state building code, and if the defect does not meet warranty standards, they will repair, replace, or pay the homeowner the reasonable cost of the repair or replacement. However, this particular concern was deemed not warrantable, according to their guidelines. I am rejecting this response because: the foundation company working on the home stated had this problem went unresolved ant longer the garage and home would have started to collapse. Regardless of the warranty company position the original problem was caused by negligence on the part of Hurricane Builders. Once final pictures are taken additional measures will be taken to get this matter resolved.

After receiving this complaint, Hurricane Builders immediately began an investigation to find the root cause of the concern and the detailed events that have followed. There seems to have been some miscommunication between us and the homeowner, but there was never a time this concern was brought to the attention of Hurricane Builders that we didn't immediately act on. We have spoken with the homeowner and with the parties that have been involved so far to investigate the HVAC issue. We have also called an independent HVAC company to perform a new diagnosis. When the diagnosis is received, if the issue is caused by improper installation of the HVAC system, Hurricane Builders will cover the cost of the trip charge and the repair. It is always our goal to do what's right by our homeowners. We will do everything we can to get this issue resolved as quickly as possible. My family and I moved into this brand new home March 2021 and been dealing with an issue with them about the stained cabinets that they put in our brand new bathroom, cement they put down on the patio was cracked and many other things they were supposed to fix before and after our year inspection. I, Warranty Manager for Hurricane Builders, have spoken with the homeowner to address each of her concerns. There seems to have been a miscommunication because the phone number we were calling was for ******** ******, who is unable to carry his phone when he is working, and we were not receiving calls back. After speaking with Mrs. ****** and apologizing for the miscommunication, we now have the drywall and paint repairs being scheduled. We are still awaiting a response from the cabinet installers to find out when the part will be delivered so that the repair can be scheduled. The patio crack has been inspected, is less than 1/8" in width and depth, and has been deemed not warrantable. The homeowner has been made aware. These concerns are our top priority, so we are now doing everything we can to get these repairs completed as quickly as possible. The homeowner was also given my direct contact information so that if she has any questions or concerns going forward she can reach me directly. We closed on our house in January 2022. Immediately we started finding issues with the house and documenting these issues. Our repair request list was submitted months before our 1 year anniversary in the house. The warranty walkthrough was scheduled in Feb 2023 and repairs have yet to be started as of today 9/19/23. Sheetrock is bulging, our roof is sagging in multiple places, walls are warped, kitchen countertops/cabinets are uneven. On April 17 I was told by Ansley that Will would be calling to schedule repairs. After several emails stating that I never heard from Will, he finally called on May 30 with no repairs scheduled. On May 31 I was told that a roofer would be out soon to assess the roof and a roofer still has not assessed our roof. Hurricane has not once reached out to us to fulfill their warranty duties. The only contact we have had is me reaching out to them monthly trying to figure out when contractors will be coming to our house so someone can be there. Paying $340,000 for a house should ensure that the house is well built or at least that the company you purchased from will make sure that their mistakes are corrected in a timely manner. Hurricane Builders was notified of the original complaint, submitted on September 19, 2023 by the homeowner, on September 22, 2023. Before receiving notice of the complaint, our warranty technician had already scheduled the appropriate subcontractors to go out to the home to begin performing repairs. Ansley D***, the Warranty Manager for Hurricane Builders, went out yesterday, September 27, 2023, while the subcontractors and our warranty technician were there, to assess the situation and to meet with the homeowner to ensure him all necessary and warrantable repairs would be completed as quickly as possible. These concerns have taken longer to resolve due to the complexity of the repairs needed and having to coordinate with different subcontractors, vendors, the homeowner, and our representatives. I CLOSED ON A HOME WITH HURRICANE BUILDERS ON 09-30-2022. PRIOR TO THIS DATE, I FILLED OUT A HURRICANE BUILDERS HOME OWNER PRE - SETTLEMENT QUALITY INSPECTION REPORT DATED 09-16-2022. ON THIS FORM I IDENTIFIED SOME ITEMS THAT WERE UN - SATISFACTORY: NU**ER 1: UNEVEN FLOORS BUILT INSTALLED WITH LUXURY VINYL PLANK and NU**ER 2: BACK LAWN TREES TO BE REMOVED BECAUSE THEY LOOK UN - HEALTHY. BUT NOW, I SEE THAT THESE TREES ARE A SAFETY CONCERN AND CAN CAUSE FURTHER DAMAGES TO MY HOME AND LAND. RECENTLY HOMES IN THE AREA WERE DAMAGED BY TREES FALLING ONTO LOCAL HOMES. A CONCERN OF MINE. ACCORDING TO MICHELLE ANDERSON (803) 461-0687), ARCHITECTURAL REVIEW BOARD COORDINATOR, LAKE CAROLINA, THE BUILDER CAN SUBMIT A REQUEST TO REMOVE THE TREES. AFTER I MOVED INTO THE HOME I BEGAN SEE MORE PROBLEMS: NU**ER 3: WATER DRAINAGE PROBLEM WITHIN 10 FEET OF HOME (FRONT, BACK, AND BOTH SIDES OF THE HOME. THE LOT IS ALWAYS WET AND MUDDY. SHRUBS HAVE DIED ON THE FRONT. RAIN WATER CREATES AN "S" SHAPE ON THE FRONT LAWN - RESHAPING THE LANDSCAPE. WHICH CAUSES ME TO CONSTANTLY GO OUT TO THE AREA AND RAKE THE MULCH BACK INTO PLACE. This homeowner closed on their home on September 30, 2022. She is still in her one-year builders warranted time period. Two Hurricane Builders representatives, along with an LLR investigator, performed a walkthrough with the homeowner through this home on July 24, 2023. During this walkthrough, we addressed each concern the homeowner brought to our attention and have promised to repair all items that were considered warrantable based on the Quality Builders Warranty guidelines and the SC residential building standards. The Commission did not find a single item in the 39-page document the homeowner submitted to be in violation of South Carolina’s residential building licensing and registration laws.
Floor squeaks do sometimes occur, and they are considered warrantable. An email was sent to the homeowner on July 27, 2023, assuring the homeowner Hurricane Builders would repair all floor squeaks and/or uneven floor joists. The homeowner was informed that all boxes filled with the homeowner’s belongings must be removed from the area before an inspection and/or a repair can be performed.
The two dead tree stumps and one log referred to in this complaint are not within 10 feet of the dwelling, nor are they in the landscaped part of the property. Hurricane Builders is not responsible for the landscaping in the natural area of the lot. This is considered homeowner maintenance. However, as a customer courtesy, we have assured the homeowner those two tree stumps and one log will be removed, as agreed upon with the homeowner during the walkthrough performed on July 24, 2023. A landscaper has already given us a quote to have these removed. We are just waiting to find out when this can be scheduled.
The walkthrough performed at 10:00 A.M. July 24, 2023, was less than 48 hours after a rainfall event. The last time a rainfall event occurred prior to this visit was 12:00 – 5:00 P.M. on July 19, 2023. During this visit, there was no standing water anywhere on the property, much less within 10 feet of the dwelling, meaning this lot was graded properly according to the South Carolina residential building standards.
It is always the goal to leave our homeowners feeling satisfied with the home we built for them. Because of this, Hurricane Builders is doing everything we can address each concern this homeowner has had promptly, and with the utmost care, while remaining compliant with all South Carolina residential building standards.Customer Answer

Hurricane Builders has already agreed to repair each of the items the homeowner sent pictures of in her most recent rejection. The homeowner was told these repairs would be done at the same time as her paint and drywall repairs. The homeowner was also informed that all furniture and boxes must be moved at least 2-3 feet away from each wall before paint repairs can be performed so that the painters have room to work. Currently, each room is filled with furniture, storage boxes, and miscellaneous items, which is preventing these repairs from being scheduled. In October of 2021 I purchased a home from Hurricane Builders for over $400000. Prior to closing a supervisor for Hurricane Builders did a final walk through with me and assured me that he would return 2weeks after closing to see if there were any issues. He never came back. It's has been 10 months and we still have the same issues. I've submitted email after email to the warranty dept. about these issues with very little resolve. Around 7 months finally a supervisor came and did a walk through. He quickly patched up some of the issues and again informed me that he would return in a week to do a full walk through with me and address any issues. He never came. The railing on the stairs has been broken since we moved in he informed me that they would fix it and now it's barely hanging on. I informed them that it's a huge safety issue for us because I have small kids who use that rail coming down the stairs and still no response. The front door was not properly installed and is barely able to lock. Again, another huge safety concern for me because it's just me and my kids. They still will not fix the issue. There has been issues with the heating/cooling upstairs that still has not been fixed. There's flooring issues throughout the house, a cracked tub in the master bedroom, paint that's literally just falling off the walls. I don't know if there's a issue with the wiring or plumbing in the house but my utilities have been ridiculously high for it to be an energy proficient home. The outside of the home was not pressure washed as promised and the landscaping around the house was poorly done to the point we had grass growing up through the straw. i removed the straw and found piles of nails that cement clumps prevents grass from growing due to their poor workmanship. For the price that I am paying for this house, we should not have all of these issues. This company has only repeatedly made broken promises and not held up to any part of their warranty.Business Response

We have had nonstop issues with this house since we moved in. They range from squeaking floors, poorly painted walls and ceilings, poor wiring, vents falling from the ceiling, a 2 unit HVAC that does not heat or cool the house as it should, broken stair rail that's barely hanging on, and a misaligned front door to the point where a strong push is all that's needed to get in our home with the door lock and deadbolted. Email and calls are constantly ignored. When I submitted my complaint to BBB a representative called me within hours and an appt. was set up. Someone from Hurricane came late even after I said I had to pick my kids up from school. Probably in hopes that I wouldn't be home so that could be yet another excuse. The guy appeared frustrated and focused on just the min. issues from my previous email."He stated he doesn't bullshit around" as if my complaints were and inconvenience to him. We did a 5min walk through. I was informed that the previous supervisors Raul and Chris were fired for multiple complaints from other homeowners with this company. I was assured this is not the way Hurricane Builders does business. He took pictures of multiple areas even shaking his head at the conditions I showed him. He commented on how dangerous the broken rail on the stairs was especially considering I have small children. We never addressed any issues outside. He never informed me of when the repairs would be fixed. I have not heard or received any info from this company since he came on Aug. 5. This company is very deceptive in their promises. I don't understand how this company can see the potential for danger in this house and still not make it top priority to repair them. These homes are cheaply and poorly built. This is not the home we thought we were purchasing. This is the absolute worst company to buy from. Prior to closing on my home August 1st of 2021 Hurricane builders agreed that the craftsmanship and quality of the staircase in our home was subpar and needed to be redone. I have reached out to their Warranty team repeatedly regarding this and nothing has been done to resolve it. We had a leak in our roof resolved very promptly, and at the time Chris looked at the stairs and called Lulu about them and asked her to schedule the subcontractor to come back out. My records show calls and emails from 8/21, multiple in April 2022, may 2022, June 2022, and July of 2022. When your project manager are actively telling clients that the warranty department is bad and has to be hounded to get things fixed, that's bad. Either fix the problem, or cut us a check for the value of the staircase. Tired of waiting and my confidence is low not only based on my experience, but that of those around me. It's sad because you build a nice home but nothing gets fixed.Business Response
