I lived at this apartment complex from 2019-2023. The pipe broke and the fire department was called and they could not stop the water at the water heater because it was painted over and was stuck shut. The volunteer fire department called for help and they had to cut a whole in the wall to cut the water off at the source. I spoke to ***** during this whole process and was told that I would get a refund for the days that i was displaced during the month of June and that she will get back with me. Then I received a late rent eviction notice for the month of July and called ***** who advice me that she was not trying to evict me nor was she offering me a different place to stay. I sent her the Landlord tenant laws for Tennessee and ***** advised me that she is working with the owner and it will take months for the repairs and that she was still working on the refund. I received a letter from the owners saying I owe over 11,000 of damages which was not caused by me. I disputed with the owners and then started getting collections notices in 2024. Every notice i received i would dispute it and then another company would send me a collection notice and i was advised by one of the attorneys that Scenic Ridge keeps changing ownership so that is the reason for the different collection companies. I just got another collection notice and this needs to stop. what happened was a result from Maintenance was supposed to fix the faucet and did not causing damages from the fire department to clamp off and fix.

We were without one of our bathrooms from April 24th-August 18th due to a major leak and have been forced to pay the full amount of rent despite reaching out multiple times to the property manager and upper management about an adjustment being made or some sort of compensation. Maintenance would not take us seriously the first handful of times they managed to finally come out and take a look at it. Told us things like "dry off more before getting out of the shower" and suggesting it was condensation. They didn't actually get into the ceiling to look at it until we started complaining to management after months of maintenance requests. The leak is now fixed but it is September and we are still being forced to pay the full amount. No adjustments were ever made. At this point they are just ignoring our emails. We just want what is fair for what we have had to go through.

Hi there, I recently received a message asking for updates about our case. Case number ID is ********. Scenic Ridge has reached out to us about our complaint. Their offer was less than satisfactory. They said they did the math, and for three months of no usage of our bathroom, they could take about $170 off of our rent. This is outrageous, especially considering it was four months at the time of this message, not three. Even as of today we are still dealing with this issue, as the leak is actually still not fixed. It is very clear the establishment cares little about resolving this issue for us. I've attached a new photo and video of the issue we are still dealing with. Thanks so much!

I live is Scenic Ridge Apartments, apt *** in Chattanooga, TN. On Dec 24th 1:30pm, the sprinkler system broke. I had water pouring from light fixtures, vent systems, electrical plugs, and the seems across the ceilings in all rooms. Arcus restoration, placed fans and dehumidifiers late that night. Since then there has been no attempts at restoration. All my belongings have been ruined and what wasn’t ruined from water damage, smells like moldy/mildew now. I am not able to live there. Last I heard from the office, is they are still trying to figure out a plan on beginning restoration. I paid for 2 insurance policy’s with rent. I thought it was for the building and for renters. Apparently, it was just for the building, and There wasn’t a second policy. Now, all my belongings are ruined and I am paying to stay somewhere else. I asked for a new apartment but they don’t have any available for me. They also want me to continue to pay rent, with it being unlivable and sent me an email with a late payment added and saying if not paid by 10th they will take legal action. Lease agreement says I don’t have to if not livable. They are not budging and will barely respond to me.
