    I am filing a complaint against The View at Shelby Farms for multiple violations of Tennessee tenant laws and Memphis code since I moved in on December 12, 2024. These issues have made my apartment uninhabitable, and I request to be released from my lease.1. Hot Water Issues I was without hot water for six weeks, despite multiple repair attempts. This violates the Tennessee warranty of habitability, as hot water is required for proper living conditions.2. Poor Apartment Condition The apartment was infested with roaches, smelled of dog, and was not cleaned. The manager, ****, refused to provide a clean unit or address visible water damage behind the toilet. I moved to another unit that then had no hot water.3. Property Damage Repairs to restore hot water caused damage to my personal property, including staining floors, counters, and toilets. Cleaning was inadequate, and promised repairs (such as grouting) were never completed.4. Maintenance Issues The ** required a wall hole for repairs, and the dishwasher has not been fixed despite multiple requests. Tennessee law requires appliances to be kept in working order.5. Unauthorized Entry A maintenance worker entered my apartment without notice, violating my privacy rights.6. Water Damage I reported water leakage on March 5, 2025. The issue was not resolved, and further damage or mold is a concern.I have contacted Memphis code enforcement and consulted an attorney who told me they didn't list my free months so they cant try to add those back which management is doing. I request to break my lease and be released from obligations by March 15, 2025. I am willing to pay this months rent in installments. If unresolved, I will pursue legal action. I have so much more to say and so much more into these issues with great details and proof. I have video proof of random entry while gone and no notice along with texts and emails and requests.Thank you for your attention to this matter.Sincerely,******* ******

    My daughter *********************** paid over $3,000 in late July/early August while planning to move into the apartment complex named The View at Shelby Farms in *******, **. Due to unforeseen circumstances, they never moved in and the company agreed to give them a full refund. My daughter is still owed over $3,000 as of today. For someone just out of college, this is a lot of money. The company should have refunded her immediately but that didn't happen. We are simply asking the company to do the right thing and send her a refund.

    I am not liable for this debt with The View at Shelby Farms, I do not have a contract with Columbia Debt Recovery LLC, they did not provide me with the original contract as I requested.

    I received a credit alert by my credit monitoring service that indicated a negative report by Columbia Debt Recovery, NMLS *******, PO Box ****, *******, ** *****. This collection agency was acting to collect a debt from an apartment leasing company, The View at Shelby Farm, located in ******* **. Columbia Debt Recovery never informed me of any debt nor did The View at Shelby Farms, I never received an invoice or bill even though the apartment complex had my email and phone number. Columbia Debt Recovery claims that I owe $2937, yet I was never informed by either party. I have no problem paying the debt however I have worked very hard to attain an excellent credit rating above 800, this company has now damaged my credit score without notifying me of any debt owed.I did co-sign on a lease, I made an attempt to settle the lease on 10/07/21, I paid the month and was told by the management, ********************* that the account was settled. ************************ had my email and phone number.I was never contacted again, no email, no mail with an invoice etc. Instead The View at Shelby Farms turned this account over to a collection agency, again, nobody made an attempt to contact me. If I had been contacted and the debt explained I would have settled the debt. The problem is that The View at Shelby farms broke the law under the Fair Debt Collection Practices Act by referring my information to a collection agency without notifying me about a debt. The damage to my credit score is my primary concern and I have every intention to *** all involved for the damage to my credit score which impacts my businesses.

    I have already been a tenant at this complex for two weeks, and I had to put more work orders in in a weeks time. I have mold under my cabinet leaky roof door is not properly closing I have contacted number is the time for pest control, found out there is no pest control. I had to manually s**** lights on and off. Theres no switch ceiling tile its coming down. Also, the charge that I will it is not what I am paying on my rent.

    These apartments have been under three or more different management companies in the last three years. Nothing gets fixed unless you do it yourself or go to the office and complain a million times. The staff is ghetto, have attitudes, roll there neck and raise there voice at you when you dont let them tell you anything. The office staff never had the answer to anything. Theyd rather fix unnecessary things but not what needs to be fixed. Several times residents have been without water for 24 hours and a time. The water also gets cut off for some old reason every month for HOURS at a time.

    They lead me here by false advertisement of anemities that they did not make clear, even tho i clearly asked if the anemities (such as pool(S), basketball court, pavillions, tennis courts, fishing ponds) were guaranteed b4 signing my ************ swore that they were. Out of 3 pools, only 1 works, & yet it's not available to us, basketball goals/court is shot up, no nets on tennis courts, no pavillions at all. I paid almost $2400--$**** montly--2 move n here...BECAUSE OF THE ANEMITIES, & instead nothing. I come home today & my neighbors apartments had been broken n2, their patios knocked out, their things stolen because we have no safety around here. Then I go n2 my **************** flooded. They were notified, about the robberies & THE ************************** showed up & it looks /smells like sewage water that is flooding my home. I even called the 'emergency ****** ***** showed up. After looking for the source myself for almost 3 hours, I finally discover that water is leaking n2 my roof, walls, all over my ************ n 5 ceilings in our house. And these are NOT small leaks. It went all under my new *************** All n my kids bath. Coming out of the wall constantly on a wall adjoining my ****************** area. Black mold is now on their *********************** & the markings from the leak r even n kitchen ceiling as well. Now my kids closet light is acting like a fire hazard... probably because water N the electrical parts. And now my ********* bathroom is now buldging w/ water piling up & bulging the wall w/ black mold coming thru the paint at the buldge. I also told them from day 1 that my backdoor doesNT lock. At all. They haven't fixed it either. Now I'm worried even more because of recent ************** apt blding right on the other side of me. no way can i b safe n my own home. I'm single mom of 2 kids strugglin. Sleepless nights of flooding & worry isn't deserved by me or my kids. **** is 2 much 2 ask w/ all of this going on. Or the risks at stake

    ****DO NOT MOVE HERE**** This is the worst property Ive EVER experienced. From the corporate owners down to the office workers. The old owners were bad but the new ones are even WORSE. They half fix and take the cheapest way out of everything. My front door and the window to my house have been broken since I moved in in September and still have yet to be fixed. Ive gone back-and-forth with them for so long I ended up giving up. But the cherry on top is that theres a heat advisory in 100 weather and they have the nerve to turn off tenants air without notifying them and leaving it off and then saying that it will be two weeks before they can fix it. This is inhumane living conditions and ridiculous. But hey continue to work on the pools so the property can look like good on the outside so you can continue fool people into signing leases and getting commission once they do.P.S. good luck getting ahold of anyone, I had to go through a whole eviction process before I got a response from the office. Maybe theyll finally answer after this review.
