    On April 22, 2024, I was advised by my realtor to sign the form RF481 Earnest Money/Trust Money Disbursement and Mutual Release of Purchase and Sale Agreement. At this point my house had been tied up with the North Carolina prospective buyers for 16 days. I accepted their offer on April 6, 2024. There was an earnest money amount of $5,700 which ultimately was released and returned to the prospective buyer. I disagreed with this advice but relied on the expertise of my broker realtor. There was a second buyer from Minnesota who also made an offer on Friday April 5, 2024, at 6:20pm. For reasons unknown and never explained to me, my realtor DID NOT send me this offer until Saturday April 6, 2024 at 2:04 pm. This was 20 hours after the Minnesota couple signed their offer to me and also 1 HOUR AND 4 MINUTES AFTER THE 1 PM EXPIRATION OF SAID OFFER. WHY WOULD MY BROKER SIT ON A SECOND BONAFIDE OFFER FOR 20 HOURS AND THEN SEND IT TO ME OVER AN HOUR PAST THE ACCEPTANCE TIMEFRAME ??? My broker was representing me as the seller and I'm not sure what his arrangement with the NC couple was as they contacted my broker and were not represented to my knowledge. My broker was potentially getting both sides of the commission had the deal gone through. Ultimately I lost BOTH buyers as the NC couple decided to terminate the contract and after 2 weeks the MN couple had returned home angry at what had transpired. I went from having essentially 2 full ask offers to none. On top of that I was advised to return the earnest ($5,700) to the NC couple who had tied my home up for 16 days causing me to lose the second buyers from MN. I feel like my broker totally misplayed both offers and cost me the sale of my home nearly 5 months ago now. Thank you, ***** *****
