5 starsMy wife and I have been visiting Cabins USA for 20 years now and we've always been happy with our time there. The cabins are clean and maintained. There may be an occasional light bulb out, but we've had no major problems. We called maintenance one time regarding a hot tub and it took them an hour to get there, but it was a holiday weekend so it was completely understandable. Dean BrownReview fromDonna S

1 starWe rented Byrd Nest for our anniversary trip for 3 nights. When we arrived the cabin was nothing like the pictures posted online. The hot tub was dirty and not working properly, the fireplace is no longer gad and had been converted to electric so not much heat from that. Bugs in the floor, bathroom door knob is about to come off. 1 of the bedroom doors was off the hinge and hanging by 1 screw. Living room end table all busted up and the blinds in the kitchen had a piece broken. All the reservation manager said is we can refund you $25 per day for the hot tub not working. The whole reason we rented a cabin was for the hot tub after a long day out on the motorcycles. The beds need to be updated and bedside tables on each side of the bed.Review fromCarol C

1 starWe had a family reunion and booked Fireside Retreat for 5 nights. Big mistake! Apparently the management company and owner do not care about maintaining this cabin. A lot of these issues were already presented to the company prior to our arrival and would have been noticed had the management company taken the time to visit the cabin. Had to call for access code to both cabin and pool area– did not receive 24 hours prior to check in - Pool appeared greenish and no chlorine odor – and stuff on bottom – no net for us to clean out – house had been empty the week before - Many blinds damaged - Living room fans were so dirty - did not want to run – - Outside screen in one of LR windows broken out - 2 lower bedrooms and kitchen#2 very rustic, noisy and inaccurate for space - Refrig in Kitchen #2 – very warm – and icemaker not working - Stainless steel appliances needed outside attn - Door on dining room was stuck shut - b/que grill the metal pieces above the flames were displaced, the grill was dirty and disgusting- Found out that the dryer did not work – broke earlier in the season They only provided 3 spoons and 2 forks – and lots of knives between the 2 kitchens Over 6 days – 5 nights we made over 10 calls for the following repair issues - Faucet in Kitchen #2 loose on top of the sink - A/C unit in Kitchen #2 and the 2 bedrooms off kitchen – USAC set up portable units in each that did not cool off the rooms – flooded the bedrooms and were very noisy - No hot water in in the sink in dorm room bathroom - Remote in LR – did not work - Foosball table scoring does not work - Not enough chairs in the unit for 22 – we had to keep moving them between the 2 kitchens - Go kart track – 2 doors down – run until 12 pm on Friday - Microwave door is loose in main kitchen Fire extinguisher in kitchen missing – behind door that has fire extinguisher signReview fromLinda G

1 starDo NOT rent from CABINS USA in The Smokies!!! Our cabins TV's didn't work and it took over 24 hours for someone to come and fix them. Quilts on the beds are dirty, stove wouldn't come on this morning, had to reset a breaker. Washed load of clothes last night, and the dryer isn't getting hot. Called twice already, told them I don't want our clothes to sour, still no one here to fix it d also no hangers in the closets, so yep, clothes are now hanging on the porch rail outside!!! It looks like Beverly Hillbillies!!!! Washer and dryer are 25-30 years old, as much as this cabin cost there is no excuse for this!!!! Did I mention we paid $1100.00 for 6 nights???? Never again!! 1 starTennessee Risky , I had the worst experience of my life there. The maintenance man that was supposed to be gone at our arrival stayed 2 hours after we got there, was looking through the windows at us, knocking on the bathroom door while my woman was using it , and being an absolute creep. Not to mention the home owners at this place has cameras everywhere and they watched us up until the point they made us leave which they cussed us on the cameras said horrible belittling things. And made us leave because we had 1 more person over the allotted amount allowed. 0 out of 10 avoid this place and it’s creepy stalking owners.Review fromCharlene S

3 starsOur family goes on a family vacation once every 2 years. I picked this place, this cabin because it had everything we wanted & needed to make our vacation great & comfortable. But the washing machine was broke when we arrived; the cabin’s temperature was warm and the air filters were filthy- they did change them after calling, 2 out of 6 bedrooms were not comfortable And one of those bedrooms had an ant problem and my daughter, son in law had to move out of the bedroom. Also, only 3 out of the 6 jacuzzi tubs worked. And to top it off the hot tub/swim spa did not work the last 3 1/2 days out of 6 1/2 days we were there…. There was also a cleaning fee that was included in total paid but the cabin was dusty and had spider webs…. This was our 2nd time staying with cabinsUSA & wanted to give them a 2nd chance but this was worse than 1st time- will not be using them again!Review fromJamichael L

1 starIf you are a cabin owner, please do your due diligence and really consider if CabinsUSA is right for you. I am an owner (own 2 $1M+ cabins) and CabinsUSA absoluetly wrecked my cabins. Every time I went in there, there were huge problems. Some examples - in our theater, CabinsUSA never cleaned the carpet or under the theater seats. The carpet was absolutely ruined. Our dishwasher was broken and they never fixed it, allowing it to leak and ruin the flooring. We have a cabin with an indoor private pool with a water fountain - the water fountain switch broke and instead of fixing it, they "fixed" so that it would just run 24/7. The pool technician messed around with our pool pump and now it leaks will likely need to be replaced. Multiple items went missing or were broken and they do not reimburse you for anything they may have charged guests for. If anything was broken, I only knew if I went in and saw it myself. ALL of these issues were found by me when I went to check on the cabin and nothing was ever reported. On top of the obsolutely terrible care they take of the cabins, they do not clean well at all. Every time I came up (and they know when I am coming) I would find gunk in the shower grout, dust and hair all over the cabin, etc. Another thing is the fees - they charge a crazy amount of fees and every month there are about $200-$300 of random charges for really small things. This is on top of the maintenance fee, pool fee, etc that charge. Finally, the cabin booking is dismal. I was routinely getting 2-4 bookings a month and losing money. I finally switched to a different management company and now I stay booked - same cabin. If you are not able to come to the cabin to manage CabinsUSA's work, you care about your property, or you care about making money, I would highly recommend using a different management company. If you are a guest, this is the kind of cabin you will be staying in.Review fromDawn L

1 starCabins USA isn't what they used to be. I've rented from them for years and was always satisfied until now. Their reservation specialist don't care, their cabin owners don't care, and neither does management. The only ones who is sympathetic to bad situations are their maintenance people. Bear Cove Escape was a HORRIBLE EXPERIENCE! I paid over $1400 for a cabin who's hot tub was disgusting and hardly had water in it, the separate game room had dust an inch thick- a TV you couldn't use- a busted speaker- a pool table that needs refelted- an arcade game with a sloppy and junk joystick- and a dart board without good darts. The inside of the cabin was even worse! There were 2 china cabinets with an inch of dust on each shelf- locked in with chicken wire so they cant be dusted (had to call my doctor to have allergy medicine called into a pharmacy in TN)- the sofa downstairs is pleather and peeling- the bath tub faucet downstairs was stripped out therefore the water wouldn't turn off unless we tightened it each time- the beds aren't attached to the bed frames (rather a cheap frame under the bed which was very flimsy)- the dishes were all broken and chipped- there was no wifi or cell phone signal and just a corded phone- the drive way was washed out with huge holes and places the water washed out- there are no bear proof trash containers so animals tore up trash- the steps are very narrow and my children fell and hurt themselves- the light post us laying on the ground next to the outside steps. This is not a cabin worth renting! Management decided that knocking $60 off my bill was the answer when my allergy medicine cost more than that- not to mention the damage done to the suspension of the vehicles. I will NEVER rent from Cabins USA ever again!
