1 star***** ****** was extremely rude to me. I asked her to look into a billing issue on a Friday, the following Wednesday she still hadnt gotten back with me so I called her. Not only did she not look into it, but she talked to me like I was an idiot, raised her voice at me and told me that she assumes I received a bill that I never did. I never received the bill because I was on deployment when it was sent. I cant believe this company is still certified by the BBB. They are unresponsive, and do not treat people with respect or dignity.Review fromDavid H

Extremely rude people with an attitude. They mess up everything they touch. Having someone tell you to "shut up" because they cant do their job is unacceptable. I moved out of the neighborhood they ruined over 2 years ago and they refuse to take me off their email list. I finally called and the operator was lost and had no idea what to do. When I did get transferred, the individual who answered was immediately rude and argumentative. Any HOA considering using this company needs to think again.Keith S. Collins Company, LLC

1 starI'm not giving them a star at all. I just purchased my home in November of 2023. My first experience dealing with Keith S. Collins staff was a horrible experience. I was mislead as it relates to making my assoc. dues. I was told that I could make payment towards the dues. I paid half in February. I called to pay the remaining balance due. I was taken aback when they told me my account was in collections. Now I have to pay an additional fee and attorneys fees. I never received a notice in the mail. I was sick for quite some time. The subdivision that I live in, we do not have street lights and the entrance to the subdivision is not that grand and the upkeep is not what they change us which is $300.00 x the number of homes in the subdivision. That's alot of money. My question is, where is the money going? I was told to ask the attorney. It sadens my heart to know that I have to deal with them as long as I live in this subdivision unless they change companies. Oh, lastly, one of the agents stated that she shared me that it had to be paid in a certain time frame. I told her she did not via email. I'm in the ************************.Review fromTony H

1 starKeith Collins is the worst management company I have ever dealt with. They manage the *** for the Maplebrook Subdivision in ************, **. *** lived in this community for 5 years. In August 2023 we were sent a trash can violation x 2. We pay $ 425 in *** fees/yr; they collect more than 42k/yr. Recently, Ive become very vocal and have began to question where the money is being spent because none of it is being spent in the community. We dont have any amenities. Didnt even have Christmas decorations. I made a post on the community ******** page. Which was immediately taken down by the administrator. After which the retaliation started. On December 4, 2023 I was on the *** portal when I saw a 3 rd trash can violation. However, it was never mailed to us. I called *********************** with Keith Collins x 2 left voicemail. I then called her assistant *************************** left a voicemail. I received a voicemail from **************** explained to her my husband and I had issues preventing us from placing the trash can in the backyard. ******* advised me to contact the board to ask for special accommodations. No mention of legal action, fines, or attorney involvement. I emailed the board, ccd *****. No response from them. However, I did receive a noncompliance letter from the *** attorney. There are several people who remain noncompliant with the trash can covenant. I have time stamped video. A few days ago I went on the *** portal to pay my *** fees. My balance was $725. When I called *********************** she didnt answer. I left a voicemail. ***** immediately emailed me, stating the $300 were legal fees. I requested an invoice for the legal fees. I have yet to get it. ***** forged the date on the letter the attorney sent me. I kept the original. I email it to her. ************************* her letter was a draft. My letter had the date it was mailed. I asked attorney to forward the letter he emailed *****. Itll have the *********** he sent it. Still waiting. They r ********* very deceitfulReview fromTrina M

1 starUnfortunately Keith Collins has lived up to its negative and unprofessional reputation. After submitting a written reasonable request to our community HOA board directors and Keith Collins for access to specific governing documents, I've been meet with harsh reprisal. ***********************, Association Manager for Keith Collins has displayed the inability to deescalate conflicts and purposely get involved with "quarrels" between the board directors and myself as a homeowner. ***** sent me an email falsely accusing me of an alleged illegal activity without any supporting documents. The board directors have always had personal issues with my husband and now have decided to act in bad faith with their decision making, equal treatment, excluding us from community email communications, and targeting a protected group. It was recently brought to my attention that *********************** contacted another homeowner and began asking unprofessional and personal inquiries about unrelated HOA issues related to me personally. THIS IS UNACCEPTABLE AND SHOULDN'T BE TOLERATED!!! This community board of directors have violated a plethora of bylaws and CCRs which have been brought to the attention of Keith Collins to no avail, specifically *****. The most recent attack involved an allegation of me as a homeowner placing flyers on/inside mailboxes (without evidence-just took the word of board directors that have personal agendas) however, I received a piece of mail inside my mailbox from a board director that did not have postage! Keith Collins is by far the WORST management company with unprofessional employees that are incompetent and lack the professional ability to handle business. She ALWAYS returns emails, texts, and phone calls. She is on top of her game. Faith is extremely organized and works to solve every issue expediently. 1 starBeen waiting more than a year for an abandoned property in my neighborhood to have overgrown weeds and lawn to be cut. I have sent numerous emails with pictures but nothing has happened. I have always paid my HOA fees. What is the purpose of paying fees and the company doesn't care about the upkeep of the community. If you are looking to purchase or rent a home that has an HOA managed by this company, I advise you to look elsewhere. They don't care about property value going down. This is breeding ground for rodents and it is an eyesore and embarrassing.Review fromTina H

1 starI really want to give a rating lower than 1 star. I have emailed this more times than I care to admit. I live in *********** Place II Subdivision managed by Keith S Collins. I hate I bought a home with a HOA managed by them. Abandoned home with grass over 3 feet tall. I have pictures to prove it. I sent these pictures to them and have emails containing their response. They take your money but don't want to use the money from the dues to maintain abandoned property grass or weeds. Steer clear of any HOA managed by Keith S Collins. They want you to pay your dues but you get nothing in return.
