    We are asking for reimbursement from Collins for the monthly fees paid to Collins due to failure of Collins to fulfill their contractual obligations to physically inspect our community and contractual obligation to monitor the work of all service contractors. Per Bonne Terre POA's management contract running from June 10, 2014 through February 29, 2024, Collins was obligated to: Physical Inspections: Conduct periodic physical inspections noting any deficiencies, deferred maintenance, or other issues that need to be addressed." On February 29, 2024 we asked for these records and were provided none because no inspections occurred. Our landscaper stopped performing contracted services many years ago despite payment. Collins would have easily noted such negligence by the landscaper if Collins performed the obligated physical inspections per our contract with Collins that also states, Monitor the work of all service contractors..including commencement and completion times of all work to be performed. Collins was notified on August 21, 2023 of this problem. Collins was ordered in writing to stop payments to the landscaper on September 1, 2023. Collins made payments in violation for 9-15-2023 $680.50, 10-16-2025 $365.00, and 11-15-2023 $425.00.Collins even paid an invoice dated 9/15/2023 for $680.23 which was a non-recurring, non-budgeted expense and the invoice exceeded the $500 threshold as specified in our contract with Collins that should have automatically triggered Board approval. Per our contract, Invoice Payment: Review, code, approve and pay invoices for common area expenses from the operating bank account. Any nonrecurring or non-budgeted expenditure in excess of $500 shall be approved by the Board or a designated officer."We were charged $225 in 2023 and 2024 for tax preparation. Per the contract, Federal Tax Return: Collins will prepare the annual Federal Income Tax Return for Homeowner Associations (Form 1120-H) for a fee of $175.00.

    Extremely rude people with an attitude. They mess up everything they touch. Having someone tell you to "shut up" because they cant do their job is unacceptable. I moved out of the neighborhood they ruined over 2 years ago and they refuse to take me off their email list. I finally called and the operator was lost and had no idea what to do. When I did get transferred, the individual who answered was immediately rude and argumentative. Any HOA considering using this company needs to think again.
