    To Whom It May Concern: My wife and I entered into a purchase agreement for our new townhome in May of 2021. We closed on the home on July 19, 2021 with a final sales price of just over $226,000. Prior to and after closing we have had a number of issues with the home and the builder (Turner Homes LLC). The builder has not expressed remorse, has attempted to cut corners for their own profiteering, is slow to respond on claims, and multiple company representatives have been hateful and self-preserving. Among a number of other cosmetic issues with the home, maintenance scheduling issues, and poor communication, the following actions have been the most concerning: 1. Closing was delayed from July 9 to July 19th so that the builder could finish grading the back yard. The Certificate of Occupancy was not initially accepted because of the grading of the back yard. The company did what they could to meet minimum standards to get the final approval (maximum slope allowed with French drain for drainage). The builder's agent mentioned a slight pitch to the back yard in our initial visit to the property, but not to the extremes characterizing its current condition. 2. To make matters worse our unit and another have already had one plumbing issue with the city connection (air in the city line causing our first-floor toilet to not flush). The neighbor that spoke with the utility worker reported that our building was built one foot below its appropriate grading and that the back yard is not graded correctly. His claim is that pumps should be installed on each line to allow for proper function of our sewage system. This may seriously impact the market value of our townhomes, but so far, the company has not addressed or even admitted fault with this issue. 3. My wife and I were told that the house would be completed on July 19th (day of closing). The agent stated "a team of 20 guys are finishing your home as we speak" at closing. When we arrived at the home that evening, painting needed to be completed, building materials were still in the home, and incomplete checklists were taped to our kitchen countertop. The house was not completed and professionally cleaned until the following Monday (7/23). This seemed to be a bait and switch to ensure that I would begin covering property expenses through the construction period (mortgage cost of 5 days of the unusable home and utilities cost through the final 5-day stage of completion). 4. The company siphoned electricity from our front outlet to the back of their temporary trailer. The company acknowledged this and gave my wife and I a $25 gift card to make up for the theft. 5. We have had a number of claims. Three of which have been handled slowly and unprofessionally. a. Our island countertop was chemically stained through construction. The countertop has been replaced twice now (over a two-month span). The team that handled both replacements caused a considerable amount of damage to the island itself. To this point the company has not replace the damaged trim, cabinetry, and support beams. They have actually minimized our claim and have said that the items damaged are unnecessary and that we should not worry about the damage. b. One outlet would not work. The company sent one of their (unlicensed) technicians. He could not figure out the issue on the surface level so he cut numerous holes in our drywall (while we occupied the home). When the issue with the outlet was fixed, the gentleman that repaired the drywall and paint could not understand why the electrician cut so much drywall. c. ONGOING ISSUE WITH UNACCEPTABLE PROPOSED SOLUTION: We ordered our fridge through a third party and didn't receive it until 10/2. The outlets directly behind and to the sides of the fridge would not support the amperage drawn by the fridge. Both of the breakers supporting these outlets are rated for 20 amps and are grounded (the fridge draws approximately 6 amps and is a residential model). We submitted an emergency claim (their internal wording for highest priority warranty claim) on their warranty portal (Builder Trends). I asked for a licensed electrician given the issues we had with their internal technician. On 10/4 their warranty department stated that they had a licensed electrician on staff and that they would communicate with him. I followed up each day that week as they would not send the gentleman to my home. On 10/6 they said the electrician was reviewing blueprints on my home to find the issue (which seemed odd to me because the issue is likely related to improper installation). On 10/7 they said that the electrician and technician that previously came to our home would be out to work on the issue on the morning of 10/8. The electrician did not show up as planned. The technician replaced one breaker even though I documented that multiple grounded breakers had failed. He then said that we could hire him individually and he could re wire the house outside of the scope of the original blueprints, but that doing so would force us out of code and would break our warranty. We hadn't asked for anything similar to that recommendation we just want the issue resolved. On Monday 10/11 I again called the warranty department to try to get the licensed electrician out to my property to complete the necessary repairs. They said that internally they planned to run a direct connection from our fridge to the breaker box to fix the issue. This is not a feasible solution because similar to other experiences they are trying to work around the problem instead of inspecting and fixing the several electrical issues that we have going on. As of this writing 10/14, the company has not contacted me to complete the necessary repairs and they have minimized my other concerns about the homes overall wiring (lights flicker when AC kicks on, grounded breakers rated for 20 amps won't support my residential refrigerator, our dishwasher was originally cross-wired with our garbage disposal, all of this has led us to doubt that the wiring was done correctly). I've asked for a complete on-site inspection of the wiring of my home, but I've gotten essentially no response from the company and my emergency claim has been left unaddressed for over 12 days (and counting).

    I bought a Turner condo . They did not finish the punch list. A pressure ball was left in the plumbing & when they got it out all the gravel under my porch poured out. They threw gravel sideways & said it was fine. So now there is no support under the porch. Now my driveway is crumbling & I realize concrete cracks but crumble? It was poured in the rain . It could have been going on early on but just now noticed after our freeze. If you want a forever home don’t pick Tuner Homes. You will wish you hadn’t!
