      I have several issues with Revid. Home has rat infestation and I found that out after a few weeks after moving in. After I caught 3 rats on my own Revid sent a company to lay rat traps and box outside the home. They didnt clean up any rat droppings nor did they seal off the entry ways because they said Revid did not approve of that labor being done. There is also rat traps and droppings in the heat furnace. Also there is a major health concern with the black mold that is in my bathroom under the sink and also in the kitchen underneath the sink. I have uploaded pictures of where they did a terrible job at patching up the kitchen sink. The company is trying to charge me $1,950 for breaking my lease fee when the home is not habitable. They are also charging me for everything in the home. At this point I only want them to remove all the charges so nothing will affect my credit and rental history. I've tried talking to multiple representatives in the office and they all say the same thing and are very rude. They always hang up the phone rather than trying to explain what's going on.

      Customer states several false statements.  In fact, the majority of what they state is false.  To be clear, this tenant has uploaded a number of pictures that are just of their home being dirty.  The tenant put in numerous work orders over the time of her residency and they were all appropriately responded to. Ultimately, this tenant moved out early, left the home with body sized holes in the walls, trash all on the inside and outside including furniture.  This customer has racked up over $5,000 in damage to this property.  We've offered to make arrangements with them to make the payment but have not heard back.  The tenant has this month to figure something out with this balance before its sent to collections.

      WWhatRevid has responded is very false. In fact they have cancelled several work orders for rat infestation as I'm not the only tenant that has stated this or even has similar complaints. I will upload other reviews from previous tenants to show proof that my accusations are MORE THAN ACCURATE. REVID CAN DO WHAT THEY WANT AS FAR AS COLLECTIONS BUT I WILL MOVE FORWARD WITH LEGAL ACTION JUST LIKE THE OTHER TENANTS THATS RENTED FROM THEM WITHIN THE PAST YEAR.

      The attached pictures that are dated should tell the story.  The customer moved into a good home.  That had no rodents.  Rodents follow food, it's common knowledge.  The way the tenant lived - and then left - are fairly obvious indicators of where the rats came from.

      First of all nice try posting a previous resident pictures of the home. Those pictures Revid have posted arent from my home that was left from the previous resident before I occupied the residence. Second, I moved in the home and 3 weeks later complained about rat infestation that was previously there because there was rat droppings that were in the heat furnace something like that happened way before I moved in. So Revid trying to make it appear as in I'm a dirty resident definitely isn't accurate when other tenants have the same issue as myself. So does that mean that every resident that complained about rat infestation and black mold that we are dirty. No, what that means is that Revid doesn't clean up the home before renting it. I dont owe ***** to no one for a home that was not habitable to begin with. Their attempt to ***** up charges on me when I was a tenant that paid on time is ridiculous. Since I'm not the first or last tenant to have these complaints Revid should focus their attention first to the previous residents. Revid does bad business and even the maintenance men have recommended other rental companies to go to because Revid doesn't do many repairs. Revid lose good paying tenants all the time so their focus should be on trying to fix up THEIR HOMES THE RIGHT WAY AND STOP TRYING TO ******* HARDWORKERS OUT OF THEIR MONEY. THIS IS MY LAST TIME REPLYING TO REVID. I HAVE NOTHING FURTHER TO SAY TO THE REPRESENTATIVES AND I'LL TAKE NECESSARY ACTIONS ON MY END.       This doesnt appear to have any requested response. Plainly put, this tenant trashed the home. And they find that to be acceptable. We have no problem just sending to collections and letting them handle it.

      Once again I'm not concerned with a threat to collections because anyone that has sense knows they can get that removed from their credit report. So go forward with whatever you(Revid) intend to do and as I've already stated I will take action on my end how I see fit. Let this be your last time messaging me. Once again wasting your time responding to me when you need to be worried about fixing up the s***** homes your renting out to people. Homes that you wouldn't want to live in because of black mold and rat infestation affecting your health.

      This company has stolen my security deposit in the amount of $700. The leasing agent has been rude to me on several occasions and has made false information regarding my lease terms. The property also sent a prospective tenant to the home without notice. Upon move in there was a documented complaint during the walkthrough process of a nasty an unclean kitchen environment. It included an emphasis on countertops and the gas stove. I also took pictures and put in a maintenance request for this to be resolved. I have a copy of the maintenance request as well. Upon moving out of the home I noticed a delay in my deposit and contacted the property management company on 2/17/2023. I was told by the same rude employee that I would not be receiving anything. I was also sent a disposition letter the same day. I have reason to believe that the employee has stolen my security deposit given his own bias and prejudice. The charges have a cleaning fee of $75 in which I cleaned before I left the property. It also has the countertop fee of $400 with $200 in excess per the lease. The countertops were an initial complaint that was never solved. There is also a charge for the stove that was in the home in which no damage was done. The stove was in the same condition as it was given. I am asking for your help to remedy this issue in a full return of my security deposit due to retaliation from previous encounters with said employee.

      The past tenant claims that the charges are unreasonable.  We believe the attached inspections will provide clear evidence to dispel her claims.  Simply put, she damaged the property and left if very dirty.  The $75 charge to clean the property is very reasonable.  In the attached inspections you will see one dated for before her move in with countertops that have not been modified or damaged as well as a stove that is clean with all necessary parts needed to use the appliance.  The other inspection is dated just after her move out that shows damage and alteration  to the countertops that was not authorized and a stove that was not only left in disgusting condition but also missing parts necessary to to use the appliance.  We wish her the best of luck in the future, but the way she left the property cannot be disputed given the facts we have provided.

      This information is simply not true. I have witness testimony on the condition of the kitchen as well as the initial request after moving in. My witnesses are ready to testify under penalty of perjury. The stove was not in full condition when I moved in. It was also filthy so I had to use my own appliance. These charges are not valid. Please submit a refunded deposit to avoid future litigation and attorneys fees. Thanks You.

      On Sunday February 5, 2023, me and my father left the state of ******** to relocate to *******, *********. My brother and my father helped me pack my belongings into a 26-footer UHAUL and load my GMC Yukon onto an Auto Transport. My father and I arrived in *******, ********* on Monday February 6th about 8:30 a.m. and immediately drove to Revid Property Management LLC hoping that we could look inside the house before signing the official Lease agreement. It was after 9:00 a.m. when we arrived at Revid Property Management LLC, and I approached the building and rang a doorbell, and after ringing the bell somebody asked me if they could help me and I told them my name and they replied and said that I had a 12:00 appointment. After my father and I left Revid Property Management LLC we went by the house that I was scheduled to Lease and to our surprise the house was boarded up except a small window at the rear of the house. Trash was all around the house, we took pictures of everything. At 12:00 noon me and my father returned to Revid Property Management LLC for my 12:00 signing of the Official Lease, we were met there with 3 females. My father advised me that I should not sign anything until looking inside that house. While in the office an argument occurred when we were asked to leave the office. I believe my father struck a nerve in them when asking them the questions and stating facts. One of the females had the audacity to tell my father why he doesnt he go and clean up the trash around the house. As we were leaving the office, we were threatened with the police being called. My father told them that he was going to do just that and said you have a lot of Dam nerves to call the police on my son after deceiving him out of his money. After leaving the office we stood outside the office entrance and a man drove up in Revids parking lot and got out of his vehicle and approached me and my father, he introduced himself as ********************* the office manager, and by this time, I just wanted a full refund. ********************* and I had a brief conversation, *** told me that he did not want to talk to my father and said he would give me a refund that same day but did not. When the ******* Police arrived ********************* identified one of the officers by saying oh thats ____ as though he was going to get special privileges. My father called the police and was asked to show his ID but refused to give and told the officer that he was the person who called them and that they need to ask ********************* and Revid Property Management LLC to refund his sons money. My intentions were to make this complaint sooner, but I was waiting to get my money refunded, making the complaint sooner could have caused a longer delay of receiving any kind of refund. All my money including my deposit should have been refunded! I left a secured residence in ********, rented a 26-footer UHAUL along with an Auto Transport and had 1 day to unload and return UHAULS property after being denied permission to view inside of house. My father and I have spent excess money that we do not have, I had to put my belongings in storage, and since Monday February 6, 2023, me and my father have been living in hotels. An apology would have been proper coming from Revid Property Management LLC, but it takes morals and a soul to do that. I am seeking full compensation for all damages, emotional distress, compensatory damages and for all inconveniences that we are entitled to etc. The management team of Revid Property Management LLC seem to exercise the same unprofessional, rude, and unconcerned spirit when it comes to their clients and might just be concerned only about the Benjamins. Revid Property Management LLC treated me as though I done something wrong and, I am the person who was violated. The service and hospitality at this Agency are beyond pitiful. Anyone that deals with this Agency should be very careful for nothing at all times! ***********************

      What ************** states has plenty of truth in it but leaves out plenty of detail that *** bring clarity to the situation.  ************** did move out of state to come to *******.  ************** was told that the property was boarded up as a standard operating procedure and that boards would be taken down shortly after his communicating to us that he was, in fact, in the home.  The "trash" that ************** states was there were three or four sticks of plumbing piping.  We apologized for the inconvenience and said that we would have someone pick them up when removing the boards; that we had someone en route to remove boards and the plumbing material.  The situation did become verbally hostile by way of ****************** father.  ****************** father clearly came to our office for an argument and nothing more.  In addition, after meeting ************** and his father in person, it was clear that ****************** father had represented himself as his son in each and every dealing up until the day that we actually had to physically meet ***************  Simply put, ************** and/or his father lied to us.  How would ************** know of the conversation about windows being boarded up when he had his dad do all of his business for him.  It's difficult to be part of the conversation when you have your parents perform important functions of life on your behalf up through the age of 30.  To be clear, ************** and his father created this situation all themselves.  They were completely unreasonable, inflexible, and, generally, just wanted a fight.  There was a home that was ready for move in - that has been fully renovated on the interior and exterior.  If ************** had stopped listening to dad for 30 seconds and realize that boards being on a home is a preventative measure and that a few sticks of plumbing (that weighed collectively no more than 2 lbs) - and that we were taking the boards down and picking up the material - then he would be moved into a home that is fully move in ready.  

      ************** states that he was promised a same day refund.  Simply put, that is not true.  He was told specifically that it would not be the same day and that it would be by the end of day the next day. The next day all monies except for the holding fee were refunded to ************** - as agreed upon by all parties both in writing and verbally.  

      We wish him and whoever he ends up renting from the best of luck.

      The tenant seems to suggest that she was forced to rent a property that she was unable to see.  She was not forced to rent the property.  Instead she made the conscious decision to rent the property site unseen.  There was no force or pressure from Revid for her to rent the home.  She came to that decision on her own.  Once the property was ready, we scheduled her two separate times.  We asked her, as we ask all showings, to confirm the showings the day of.   Simply put, ****************** did not confirm the showings - period.  The reason ****************** did not see the home before her move in lies squarely with her.  Showings were scheduled on the 8th of September at 3:30 and the 16th of September at 3:30.  She was asked to confirm the showing at 1:21 PM on the 8th of September and at 1:23 PM on the 16th of September.  She did not confirm either showing - period.  Regarding her move in, ****************** asked for some items to be changed after her move in.  While these items were not in the original scope of work; however, we still provided service and repaired all the items ****************** has attached as pictures.  Simply put, the pictures that ****************** has attached to this complaint are not the way any of those areas look currently.

      We're not sure exactly what ****************** is saying.  She did provide pictures - however; those pictures were not true to life at the time that she submitted them.  No one lied to ****************** but it appears that ****************** doesn't wish to recognize the work done after she requested it.  Either way, the work was done and those pictures ****************** continues to refer to do not actually represent anything that is current.  No one has suggested that ****************** is crazy or slow either; as she has referenced in her response.  

      We are confused by the statement "I no when a bad Business go wrong getting over on people, if not why wait until 3 trying to clean the place up mold ,Rats and Roaches God no what else's  who put works order in soon you get your keys almost Thirty things"

      All repair items ****************** has asked for have been addressed.  We would submit more pictures but they would be the same pictures previously provided.

      ******************** ****** that Revid will not fix anything because she is behind on rent.  That is just plain incorrect - a lie.  For *months* we've tried contacting ******************** without success.  We, up until the 13th of July, had been trying to get in touch with ******************** since March unsuccessfully.  It seems clear that ******************** waited to put any maintenance request in until she had some answer on her rent; and while we appreciate her working toward getting rent paid, it does not help to not tell ** about maintenance issues until rent is figured out. 

      Furthermore, we have tried to address ************************ concerns since she made ** aware of them but have been turned away twice because it "wasn't a good time".  

      We would like to use this forum to remind ******************** that she agreed when signing the lease to allow maintenance access for repairs and that maintenance runs Monday-Friday between 8:00-5:00.  

      We anticipate that ******************** will be allowing access the next time maintenance comes by; however, if she does not we will be closing her requests with notes stating that she is uncooperative.

      As long as the tenant doesn't refuse access the next time we come out, the issue will be resolved.  

      We notice the tenant doesn't care to comment on delaying to put in maintenance requests.  

      In the future, we encourage the tenant to notify us of issues as they occur as opposed to waiting to do so as is the case here.

      December 28, 2021 I put in a request to Revid maintenance department.For repairs to the electric in the house, due to faulty wiring through out the house.All kitchen appliances not working, all ceiling lights .dimming off and on.Upstairs bathroom was plug due to a collapse pipe causing damage to downstairs bedroom ceiling collapse from water backing ** in pipe.Repairs was attempted but never completed to this date 3/1/2022 .Basement flooded because the sump pump do not work shutting down water heater due to high water level.At this I have 1/3 uses of this house.All walls electrical plug in circuits off and on.Maintenance came to make repairs in the middle of ******* could not make repairs.Maintenance put in a request for a professional electrician..It's March 1, 2022 the repairs are not completed.Why should I make payment for *******, February and March ???

      The customer has made reference to several issues with the home. Upon review of these issues we found that many were tenant caused. Upon assessment we found that someone had actually put a exterior water hose in the basement - and then turned the water spigot on. Additionally, the sump pump was found unplugged. This caused electrical issues as water rose. The electrical issue cause the A/C issue. Even with all of this on-going and all of the evidence that there has been some ill-action taken by the tenant we have made all repairs.

      We implore the customer to make a full payment toward their back balance.

      I was told that I could not go into the property for an in-person viewing due to COVID-19. I was shown a virtual set of pictures and I felt that it was a reliable place to live from the pictures. My children and I have been homeless since June 2021 due to sickness, COVID-19, and the passing of my mom. I signed the lease and I paid 2,000 only to walk into a home that was filthy, smelled awful, carpet soaking wet, dirt on top of dirt, bugs on the floor, very thick spider webs, broken doors, the front security door was duct-taped, air units filthy, stove nasty, refrigerator nasty with a huge dent in the front, mold/mildew on the wall in the kitchen and also under the sink in the bathroom and kitchen. I was told there was central air and heat and that was a lie. I was also told by Jessica that there was nothing wrong with this house that would keep me from moving in and she would not change the date of my lease nor give a refund. Did I mention there is writing all over the walls and ceiling? There is also gum stuck to the walls and the carpet is super nasty. The rooms are half painted, the countertop is nasty and damaged, the kitchen wall is also covered in old grease stains, there is a surge plug on top of the kitchen faucet, there are old stickers and pounds of dirt in the windows, the vents are hanging, the plugs are missing covers, the faucet is not secured to the wall, dirt-caked up around the corners and creases of the home. The outside was just as bad but more manageable. The toilets are older than I am by the looks with pounds of dirt-caked up around it. I was told by management to put in a maintenance request and they would try to resolve what they can. They changed one toilet seat and cleaned the toilet and agreed to send a carpet cleaner out. Oh and had the HVC guy check one air conditioner unit. There are leaves throughout the home and damaged windows. Missing hooks and so much more. Google reviews are now popping up and this has been happened for over 7 yrs

Ms. **** applied for the property and was approved. Ms. **** signed paperwork stating her intent to rent the home sight unseen on the 25th and set herself for a move in date on the 28th (both dates in January 2022). Ms. **** did not request a showing of the home. Before Ms. **** applied she was informed that we do not meet people at the home before they apply and become approved and that once they were approved they were able to sign holding documents and pay holding fees immediately. Ms. **** chose to sign and pay without going through viewing the property. We appreciate that Ms. **** has requested some maintenance - which was all done in accordance with her requests she made. We encourage Ms. **** to submit more maintenance requests if she has the need for maintenance. If it is easier, she may use this venue *ONE TIME* as a response to this correspondence; however, Ms. **** should be aware (and is aware) that maintenance is submitted in writing through the online tenant portal.

The customer did call and, at the time he called, the property he applied for was available. Strangely enough, as time passes, events occur. As time went forward other people called about the property as well as applied for the property. We received his application and, within a few hours, someone else rented the property. We are sorry the customer feels as though he was lied to but the simple fact is that properties rent as time moves forward; it's our job. By law, we are required to send it to their last known address if not provided a forwarding address, thus we sent it to ****************. The check that we sent is still outstanding. We are happy to cancel that check and, upon confirmation from our financial institution, write a new check for them to pick up from our office. The check amount will be for $650 (the amount communicated would be returned). To speak directly to the consumer's desired: "Refund; Delivery". We have attempted to refund. We will happily provide the solution given above. We will not deliver. We prefer to have them pick up a check so that there is no third party (such as USPS) involved.

      OK I've been staying in this house for 2 years and about 3 months I've had a closet that hadn't been fixed since I moved into the house and if I get a heavy rain it's coming in the house I've sent in several pictures did several maintenance requests but they haven't fix the problem yet and it's been over 2 years I just need this to be resolved cause evidently they don't feel like this isn't a concern of theirs.

If there is a further information Mr. ***** needs other than physically seeing that the repairs have been completed, he is more than welcome to contact our office for further detail. I don't accept it because nothing has not been done about the closet. I've constantly sent in request for this closet and they have only sent someone out twice in 2 years and it still isn't fix and I have the proof. If there is further work that is needed, we ask that the customer submit a new maintenance request with specifics of what they believe is "wrong" with pictures showing the need for work. We would be more than happy to send a technician out if the tenant can simply submit a maintenance request for such. Because he is non-compliant we will put a request in on his behalf. With that said, we would still appreciate a request on his behalf with further details. He states that closet sheetrock is leaking on carpet. Sheetrock, by nature, is a dry product and not used to service plumbing supply or drain. We will plan to be at the property this coming Monday or Tuesday - in order to give the tenant time to prepare for our visit.
