      We have put in a complaint to Edgewater apartments maintenance people to please come and fix our lights in the kitchen and in the closet in the bedroom and they have not come and fix it and it's been over a month we need y'all to solve this problem ASAP please

      We researched the work orders and our records indicate all issues were addressed in a timely manor. On October 16th, 2023 a ticket was submitted and the light switch was changed out on the same day. On 1/17/23 a ticket was submitted and the following day, the ballast and bulb were replaced along with another light switch replaced. Both of these tickets were addressed within 24 hours of the initial request.

      Ive had problems with this company being that I paid my rent on time in there drop box and all the tenants payments was stolen twice from the property drop box I had to put a trace on the money order and it was cashed I was told I was still responsible for the rent it took me 10 months to get refunded from ************* when I called the office and told the clerk I was refunded she told me to endorse it and repay the rent which I did she stated that because i didnt do it in a timely matter she put late fees on the rent which is 10 months behind be cause it was stolen on the site drop box 90 dollars that is still occurring late ? fees I decided not to renew my lease and gave my notice I. A timely matter I was charged all kinds of fee for property damage that was nonsense I was told I 5 days to correct the damage or address the concerns so I did the property manager was very rude to me stated that she would nor remove the fees and it was staying the same I just because I wanted to address the damages she wanted me to pay **** for carpet that was only damaged in one room I am aware of the damage to the apartment but she over charged me For whole house carpet she also refused to take and of the fees off that I corrected

      All late fees for any payments that were stolen that were ultimately repaid were waived. All move out inspections with regards to flooring are handled by an independent third party to avoid any conflicts of interest

      Back in August of 2022, the tenants at a few of the Sunshine properties rent was stolen from the drop box located at the Sunshine corporate office. Because of this, the tenants were responsible for getting a copy of the cashed money order (we had to pay for it), getting an affidavit, getting it notarized so that we could received a refund. This was a long process. Throughout the process Sunshine would send us letters regarding the incident and the steps that need to be taken. Nowhere in any of those letters did it state that tenants only had **** business days to bring the refund into the office, or we would be responsible for the late fees accumulated. My problem is, when I paid my rent back in August, it was paid ON TIME. So any late fees accumulated was because of the breach that happened on Sunshines end; not mine. I just received my refund on August 29. I spoke with **** and she informed me that I should bring it in as soon as possible. I took it to them the next day and was told that I needed to write a letter to *********************** requesting the late fees be removed. I just received a response stating that the late fees cannot be removed and its is my responsibility to pay them. This is unfair. I never paid my rent late, and it was NEVER stated that I had only **** days to give them the monies once I received them. Those are two of the main reasons this shouldnt be my responsibility. I have spoken with **** and ******* at the front desk, no one is open to help. The manager is on the office everyday physically but will never take calls but insist that we write her a letter. This is absolutely ridiculous and unfair. The process with western union took a while and most tenants havent received their refund back but doesnt know they have a time frame to bring it in so I can imagine how many other tenants are having or will have this unjust issue.

      If the august payment is made in full, in a reasonable time frame after the refund is recieved, the late fees will be waived. We have to put a time frame on the notice of payment after refund otherwise tenants may inappropriately hold or spend those funds as opposed to using it to pay rent as is the reason the refund was issued. We have updated our records to reflect that you late fees for August rent are waived. Thank you for your continued residency.

      I have had the worst experience with Sunshine Corporation 06/27/23. I have dealt with Sunshine Corp since ****. Lived at Ridgeway Terrace and Riverdale Apts. I am sooo disappointed in how Sunshine handled a pipe flood that was solely their 100% responsibility. (They never questioned me, they said we will fix it). I was displaced for 6 weeks, while they did not start to work on my apt till the second week. I asked for a mold test. I was left a pink slip from maintenance saying one was conducted-No mold. After the pink slip, I opened a closet and saw So many Mold spores! Adina is Riverdale's apt manager and I do mean they really should have Not had me speak with a person who is not management material. She stated I am only a manager, and acted as if me being concerned about mold is Not Important. I am a severe asthmatic. To get my point across to her after asking several time to move me to another unit, I stated, " You want me to die, because that is what can happen with an asthmatic." I asked her would she live here, she couldn't even give me a direct answer! Finally, she talked to her manager ***. After going back and forth, *** tells me I can do a transfer to another unit, but still responsible for $135-holding and transfer fee. After the move, I am responsible for $100 for leaving nails in the wall. The move was within a 8 day window. I am walking through my apt with a mask and gloves on because the stintch smell, mold-more mold found in the cabinets and ceiling partials still present in the kitchen. *** kept saying, "We are doing you a favor?" What does that mean when leasing company does wrong on a tenant, but still charges -no discounts and No Apologies?. They also had no assistance with paying my movers. I was out of pocket over a $1000 dollars. I should have at least been given an apology and some form of assistance. I lost my mother's hats and coats, my mom passed in 2017 and THIS WAS DEVESTATING!! Sunshine and the managers at Riverdale, you were 100% WRONG

      We are sorry that you were unhappy with the situation with your apartment. I have checked the maintenance log and discussed with the applicable people involved. We did wetvac the unit immiediatley on June 27th and planned to replace the carpet in a very expedicious manor. The delays in replacing the carpet were mostly due to scheduling conflicts with your schedule as the carpet was ready to be replaced by July 6th. Given the difficulities in scheduling the carpet replacement and the need for your belongings to be off the floor, we agreed to allow you to transfer. All residents are now required to post a security deposit, which in this case we waived. The $100 holding fee is required of all tenants and is applied to the first months rent, so i was a fee charged. There was a $35 transfer fee charged. We will agree to waive that charge and credit your account accordingly for the $35. We hope that your continued residency is enjoyable.

      This noise disturbance, the aggressive vicious dogs are beyond me!!! Since day one the dog charged @ me. I had to run in my apt & slam the door to keep this pit bull from coming in my door. I have a plethora of videos from my door cam where there is 3 unleashed dogs that they frequently bring out!!! I have written several letters to the immediate property manager & have emailed videos to the regional ***************** as of yet has been done!!! I have lost 2 months of sleep due to the noise from these 3 dogs @ my neighbor's address.Also, there is a horrible smell that comes through the vents from their apartment!!! I'm sooo done!! I will soon exercise my tenant rights & request an eviction @ their expense. I have to buy Tylenol pm to try to get some rest & not hear these digs barking. Ending this letter as a furious & aggravated tenant!!!!

      I have researched this situation. It is my understanding that it has been explained to you the legal process that we must follow with regards to rules violations on property.       Saturday, July 15, 2023 my A/C stopped working completely during 100+ degree weather. I contacted the emergency maintenance line as the main office was closed and the agent took down my maintenance concern and stated someone would contact me. (I never received a follow up call). I suffered through the heat the entire weekend and contacted my complex maintenance office on the following Monday and submitted the maintenance request; in addition to, another minor repair (the minor repair was fixed; A/C still out). Contacted them again that afternoon to inform them and was told my A/C is fixed; even though, I was physically standing in my apt with no A/C. Finally, I was told A/C *** will check it the next morning. *Today I was told it will be 2-3 additional days before repairs are done....It is now day 4, with no A/C. This is absolutely ridiculous!

      On July 12th I received an email from ADP about wage garnishment from the Sunshine Corporation. I had no clue what was going on . I called the phone number on the email and he said they were garnishing **** out of my check that coming Friday. That Friday they took **** out of my check. There are many problems with this I have not stayed in an apartment of theirs since 2015! I also was not the lease holder I was only on the lease as an occupant over the age of 18 I did not have a job at that time so I was living with someone. And all of a sudden 8 years later without being notified in any kind of way that this was going to happen. I never received any notification in any form! I do not understand how this is even possible. That money they took was done unrightfully

      On March 2nd I signed a lease with an apartment owned by Sunshines Corporation. The leasing agent clarified that since the lease was signed the 2nd day of the month, we wouldnt be charged for the entire month, just for the remaining 30 days. I paid for 30 days, and then Sunshine Corporation sent me a letter saying I owed them money for the extra day of the month (March 1st). I called and even went to the office in person to explain our lease was signed the 2nd and we paid what we signed for, but the ladies in the office refused to help in any way and said *********************** would send me a letter by the end of the week. Another week went by and didnt received anything so I called them and they said my letter was sent to the district manager. When I asked for the district managers number they refused to give me the information. Now I received another letter saying I still owe money for that day that is not in the lease and they are threatening to send the balance to collection. When I received the apartment on March 2nd, the floor had no carpets on yet, no doors in the bedrooms or bathrooms, broken lamps and tiles in the bathroom and now the ceiling is leaking water. A contractor finished puttin the carpets later that night and some doors. Maintenance came one day and fix half the tiles and Im still waiting for them to fix the rest, its been 4 months.

      I reviewed the calculation with regards to the pro-rated rent with our Controller. I can confirm that it is calculated correctly. With regards to your comments about the status of the unit at move in. All tenants are required to sign off on a move in inspection form that has a detailed checklist of all items applicable to the unit. I confirmed that the tenant for this unit did sign the move in inspection form and no issues were noted when the move in inspection was performed.

      On March 3 2023, I went to Sunshine ************ on ************. to pay the rent for myself, uncle and my mother.As I handed the I believe Hispanic representative at the desk my mothers check and my uncles's money order,I asked her to mail out a receipt to both my mom and uncle.I handed her my check and license to just to get a receipt. She wrote out a hand written receipt instead of a printed one they usually give.On March 17,2023, my mom went by the office located on ********* to get a printed receipt since she haven't received the mailed receipt that In request when I dropped off the rent for her. She told that she would have to filled out a form to just to get a receipt for the rent she pays on an apartment has been leasing from Sunshine, her name is on the lease.She provided her drivers licences which has has the address on it but is asked to fill out a form providing that same information and a social security number.Why do she need to provide a SSN for a receipt? Make this make since?Then she was told that the apartment were sold to another, but the rent was paid to Sunshine before we received the notice. I have proof that I paid the rent before we received the notice. I have camera footage of the person putting the notice on the door after March 3,2023.I called Sunshine office on March 17, 2023 and spoke with **** to explain to her that I am the one who brought my mom's check, my check and my uncle's money order into the office and request that a receipt be mail out.**** went on to say she cant discuss my mother's account with me because I'm on the lease.I went on to explain to **** who continue to over talk me that I wasn't calling to discuss her account but that I am the one who dropped rent off and request that the receipt be mailed at the time of the drop off. **** continued to over talk me.Saying that receipt had mailed she not sure why she haven't received it yet. While I was talking she hung the phone up in my face.THIS IS NOT GOOD CUSTOMER SERVICE.

      We are sorry that you feel our customer service was unsatisfactory. With regards to your comments, we take our tenants privacay very seriously and by law are required to have certain forms and documentation completed before providing information regarding payment history. We are sorry for any inconvienience that this required documentation might have caused your mother. Similary due to privacy concerns, we are not allowed to discuss any tenant's payment status with anyone who is not listed on the lease.

      I am rejecting this response because: *********; overtalked me and she hung up on me before I finish talking. I wasn't trying to discuss anyone else account. I clearly was trying to explain what I did. Which was on March 3, 2023. I made payment for myself and two other people, and  requested receipts to be sent to the two other people so they can keep in their files. If you have a camera in office, you can run the cameras back to the morning of March 3, 2023 and see. We started bringing the payment into office and requesting receipt since incident from last year of our payments being stolen from your box outside of your office. 

      I also came by the office at the end of February to get a receipt for my self for Feb. 2023 rent. I handed **** my driver's license with my current address of property I'm renting. **** then asked me what's my address, and I say the address that's listed on the license. She then copy my license and hands me a form fill out. On the form is a space asking for my SSN. Why do you need a SSN to provide me a receipt. My name and address, picture is on the license, lease and checks that pays the rent. I shouldn't have to provide a SSN just to get a printed receipt. They dont ask me for a SSN when i pay the rent. What is the purpose of needing to provide a SSN to get a receipt?

      Good morning. As one of the many tenants here, I now work from home. Due to all types of reasons I need to utilize the gym every other day, at least. For one, the gym opens late 9am, IF the employees are there on time. And when we get to the gym alot of the equipment is out of order, the fans are not turned on, which makes it difficult to workout cause of the heat. I came in there once before and the HEAT was on. Maintenance acted as if they did not know how it happened. Respectfully, all we ask is that the gym be opened earlier for the tenants convenience, the fans be on, and the equipment be repaired or upgraded. Thanks alot for your listening ear.

      Thank you for your comments. Please make sure you report any broken excercise equipment to the office. Excercise equipment can take longer to repair given the time it takes to get replacement parts and access suppliers that can perform the repairs. The sooner any issues are reported to us the better as it allows us to start that process as soon as possible. As for the fans they are operable based on a switch that is accessable to all residents. As for the temperature, it is always set to 68 degrees. We appreciate your comments as to how important the work out facility is to the community and will certainly take that under advisment as we look into potential upgrades of the existing equipment.
