My name is ****** *******, and I am writing to discuss my terrible experience with the Cyre-Leike company. I encountered an older woman at their office located at **********************************************************, who works under ***** ***************** boyfriend and I were applying for a rental property with them, and our entire interaction with her was terrible. They requested our personal information via text message, but we indicated that we were uncomfortable sharing our information over the phone. So they said we could bring our documentation in person,However, when I communicated this, the woman responded by saying that everyone else sent the information by text and implied that I couldnt follow simple directions and this would get me denied. She then stated that she knew some personal information she could say to me but that she wasnt going to. She then refused to provide her name and would not allow me to speak with her manager or give me a HR number. I also offered to bring our documentation in person, including our HR department's contact information for employment verification. Additionally, I was willing to submit our past leases from previous rental apartments and any other verification they might need. However, when I communicated this, the woman responded by saying if I didnt want to verify through my manger instead of hr that I couldnt follow simple could always go somewhere else.Business Response

I rented a property from Crye-Leike Property Management in ******* ********* for almost 15 years. I kept the property clean, landscaped, and structurally intact. I was never late with any rent payments or occasional extra fees incurred. I did what was expected as a ***** and a little more, handling small maintenance myself.I was able to purchase a home for myself and submitted my notice to vacate to management.I proceeded to be on the hook every minor fault they could think to notate on an checkout inspection that I wasn't even present for because they asked and waited for me to leave. Charges for lightbulbs that were not burned out, simply unscrewed slightly, smoke detectors that I personally handed back to the inspection agent, carpet replacement that had been in the house for 10+ years despite my requests to get it replaced, items left on sidewalk for the city garbage to pickup, 10+ year old weather stripping, command strips and small nails left on wall, stickers on children's bedroom doors, 2 TV wall mounts I had intentionally left, a pumpkin in the yard (during October), and on and on.I confronted them directly about the false claims, light bulbs, smoke detectors, as well as the carpet, garbage on the street for the city to dispose of, weather stripping, and others.I was given a very unsympathetic, corporate style, response of they didn't really care.I reentered the property while a cleaning crew was in it and took pictures of the working light bulbs, removed the nails, command strips, and TV wall mounts.When I submitted my response, I was told that I as not permitted to reenter the property and they would have to perform another checkout inspection at my expense. I was ecstatic because this is what I wanted and they told me they would let me know when it was scheduled.They never did a final inspection and processed a false invoice with 1 line item "TV wall mount in living room" for over $2000. We agree that Mr. ******** paid his rent on time every month and have thanked him for his regular payments. At each renewal time, to show the homeowner's appreciation, Mr. ********** rental rate remained well under market value. His statements in this complaint regarding final charges is inaccurate. Upon his move out inspection Mr. ******** signed a waiver not to reenter the home after the inspection was done and he admitted in writing to going back inside the home using a key he did not give us. Unfortunately we were unable to schedule another inspection due to other inspections already scheduled for other homes we manage. During the move out inspection, the home was found to have pet damage to doors, window *****, door frames, etc.. The tenant pulled up pet urine saturated carpet leaving concrete floors in many areas of the house. Although there was significant gross damage to the carpet that was left behind, the tenant was not charged for ANY carpet damage. The tenant was charged for a pet odor treatment that had to be done to the concrete in order to remove the smell. The tenant also left the house very dirty and expressed to us that it should be considered normal wear and tear. Mr. ******** also allowed his children to draw on areas of the house and paint art on the back fence. Stickers were left all over the kids bedroom doors and ceiling fans. Doors were off hinges, cabinet doors had large holes and extreme water damage was left in a bathroom due to not properly using a shower curtain. Almost every wall in the home had large anchor holes and ripped paint. The backyard was filled with holes dug up by the dogs and overgrown bushes covering the ** condensing unit. The final decision on damages to Mr. ******** was for burned out light bulbs (photo evidence on move out inspection), gross damage to cabinet/walls/back porch frame, missing k**** on cabinet doors and missing globes from light fixtures, deep cleaning and neglected landscaping. We are confident that Mr. ******** was charged fairly and we have photo evidence. We are willing to work out a payment plan with him regarding the repair damage balance to avoid legal action.

The house I rented advertised an **** unit being in.During the first heatwave of the season the unit was out for 4 days. Despite multiple calls and emails, this was not resolved quickly and no window units were provided. soon afterward I asked for concessions for the 4 days of rent when the house was unlivable due to it being over 91 degrees inside. and instead of providing that, the leasing company decided to harass me about the flower beds, despite being exactly cleaned as the images advertised on their website, they kept making false, despite any photo evidence provided, trying to punish me for asking for concessions. this only started after I asked for the **** unit to be repaired and properly maintained.Business Response

The AC issue was reported on Saturday 6/22 at 8pm. We sent an HVAC tech, offered a portable unit to the tenant, gathered an estimate for owner approval and had the air fixed three days later on 6/25 by 2pm. The owner believed this was done in a timely manner and did not want to offer a concession. Immediately after the concession offer was denied, the tenant proceeded to enter 4 work orders. We were notified by one of the new vendor that the bushes were so overgrown that they were covering the front window of the house and weeds in the flower beds were 3ft high. Bushes were a property preservation concern and flower beds were an eyesore in the well kept neighborhood so we required the tenant remedy both issues.

Crye Leike is now adding fraudulent charges to my account for ******************** that are not provided (like cleaning flower beds that are already cleaned by a service I do).
crye Leike sends people as maintenance to the property without informing me and without my approval
the house had 91 degree temperatures for 4 days and the ** unit was not fit for service the minute that temperature outside when above 100 and it failed promptly.
i am now seeking 1000 USD in damages and for all the harassment that crye Leike is exhibitingplus removal of the fraudulent charges on my account

As shown, the business did not show good faith, while it did answer the complaint, the damage is still present. If you need to close the file on your end, I disagree with the statement that the business showed good faith. I answered their response with evidence and their rebuttal was that they had nothing to add. Perhaps a different resolution such as "business reponse was not adequate" would be more prudent in this case.

Thank you so much for sending me your move out inspection that was done without me and without proper notice. Its a few things that i would like to dispute and have questions about.1. carpet was steam cleaned. The receipt is attached. I don't feel I should have to pay for it again. I don't see any proof of stains in carpet from pictures 2. *** took care of all yard maintenance as stated in our lease. We have video of HOA doing the yard work. I have copied and pasted our response below to this exact message that was emailed to us.
1.carpet was steam cleaned. The receipt is attached. I don't feel I should have to pay for it again. I don't see any proof of stains in carpet from pictures---This will be removed as you have provided the receipt.

I am rejecting this response because: ******************* is trying to charge me for hanging pictures in my house. Nails in wall from hanging pictures is considered wear and tear according to the law. They are trying to charge me ***** for each nail in the wall. They also sent me an email saying that they will get someone to look at the garbage disposal and to see if something was stuck in it. It's been 3 weeks since the home inspection of the house and 1 week since they said they were going to get someone to look at garbage disposal and I still have no response from *******************. This company is intentionally trying to steal people money from them. They did this to my fiance when she moved out of her place in January 2023. They are also trying to charge me for bushes in the front of the house that according to them wasn't trimmed. We have an HOA that took care of all maintenance in the yard.

My husband and I paid cash for a home that has been for sale. Though, when it was time to close the deal, the seller said that she didnt receive any money and ignored us. We showed Crye-leike the purchase agreement. Though, the corporate lawyer said that the purchase agreement is not a contract. She blatantly ignored the purchased agreement contract and said that she will still sale the property. We wanted to be able to speak to another Crye-leike lawyer. It sounds like the seller told you the correct response when you tried to purchase the house directly from her while Crye-Leike has it listed for sale. If you would like to make an offer to purchase the property then please either retain an agent to assist you or communicate directly with the listing agent about an offer you would like to make.

Since 2019, I've been a tenant with Crye Leike Realty, During this time, I've encountered numerous challenges with Crye Leike's management practices. It's evident that Crye Leike prioritizes profit over the well-being of their tenants. When I moved into the property at ********************* I discovered significant wall damage from previous tenants hanging drapes and curtains. It appears Crye Leike neglected to use the previous tenant's deposit for repairs, as the damages were not addressed before my occupancy. Subsequent interactions further revealed Crye Leike's disregard for tenant satisfaction. Their stringent inspection processes, lasting over four hours, seemed designed to find faults and retain deposits, rather than address genuine concerns or maintain property standards. This profit-driven approach was evident during my move-out process in January 2023. Despite finding another property managed by Crye Leike, my experience did not improve. The company's lack of transparency and customer service persisted. For instance, they refused to provide essential amenities, such as garage remotes, and neglected basic maintenance, such as cleaning stained toilet seats and repairing broken fixtures. During our move-out inspection in February 2024, the inspector's unprofessional behavior further exemplified Crye Leike's disregard for fairness and integrity. Fabricated claims, such as wall holes and malfunctioning appliances, aimed to justify withholding our deposit. The inspector's demeanor towards my fianc, who was present during the inspection, was confrontational and intimidating, indicative of Crye Leike's bullying tactics.Business Response

We treat every move out inspection the same as a move in inspection. We expect the property to be returned to us in the condition we provided it to the tenant minus normal wear and tear. We provide emails and notify the tenant of what we consider normal wear and tear well before the tenant vacates the property. After both her move outs, we provided her photo evidence of what we will be charging towards the security deposit. We also have given and will give her an opportunity to dispute the all tenant responsibility findings. We have and will carefully take her disputes into great consideration. If she is able to provide proof, we will remove the charge. One example of this is that we require the tenants to provide a carpet cleaning receipt from a professional carpet cleaning company and the tenant did not provide that at the time of the inspection. After she was provided an email of items found to be her responsibility to include a carpet cleaning, she then provided the carpet receipt and we have agreed to remove that item from her list. I am rejecting this response because:
If I left the property the way I moved in it would have unsanitary toilet seats with yellow urine stains and broken handles with all three toilets, the master bedroom carpet would still be black. The carpet was not steam cleaned when we moved in but we had enough decency to have the carpet steam cleaned and the inspector saw the cleaning company there so we should not have to show a receipt when they were there when he was there. This incident underscores CryeLeike's deceptive practices, prioritizing profit over integrity by withholding tenants' deposits instead of utilizing them for property repairs. Their discourteous reply further exemplifies their unethical business conduct and reluctance to take responsibility. CryeLeike's profit-driven approach neglects the essential use of tenants' funds for addressing the very issues they charge for.

Additionally, the landscaping charge should be waived since the *** is responsible for landscaping maintenance. It's worth noting that Crye Leike assured us of worry-free landscaping as an incentive to lease with them.
We are requesting the full deposit amount of $2350 as we left the house in impeccable condition, and there is no evidence of damages provided by Crye Leike. Please send the deposit to our address at *************************************************************************. Resolving this matter promptly by returning the full deposit will conclude the complaint, and no further action will be pursued.

I received a notice from the *** regarding shrub maintenance. The *** emailed Crye-Leike so Crye-Leike sent someone out to observe the property on September 7th. My lawn guy was supposed to cut the lawn and trim the shrubbery on the 6th but wasn't able to until September 7th. The same day that the guy in the white pickup (from CL) showed up and took pictures, he advised that he would have to get approval from CL and he would get someone out for landscaping. I didn't really think nothing else of it until I received a bill that the vendor performed the work. The vendor didn't perform the work and they are telling CL that they did. I was home when my lawn guy completed the work. My lawn guy left two large bags of shrub trimmings at the end of my driveway that I disposed of days later. No one else came back out that day. We were home the rest of the day on the 7th.If I owed this (NO PROBLEM) but charging me $198 for work that the vendor did not do is bad business.Business Response

I have made timely rental payments throughout the entirely of my lease agreement. I cleaned the house to its entirely and they are trying to keep my deposit for normal wear and tear. They provide my contact information to a stranger and I was contacted at the home at ************************ for potential rentals, the company never informed myself. The inspector never disclosed any damages while physically in person eye to eye. I received email with a price days later and a week later for pictures of the inspector saying things I will be charged for which I disagreed. On April 2nd of this year, I discovered Crye-Leike (****** ** Branch, headquarters in *******) received more than the contracted amount of commission on the sale of my home. The contracted rate was for 5%, but at closing Crye-Leike received 6% and neglected to reimburse me. Since the discovery, I have called, texted, sent multiple emails, and have had a lawyer reach out to this company. All attempts have been ignored. My agent was ***********************, and her broker is *******************************. This is poor business practice. Attached is the contract and the documented amount of commission they received. Per the listing agreement, I was to pay 5% commission plus $195, which should have totaled $16,940. I paid $20,094. In April, we found a piece of land that had been on the market for roughly a year. After three weeks going back and forth with the sellers, we signed paperwork and put down $2k ******* money on 5/19/22 with the closing contingent on us selling our home. We listed our home through Crye-Leike, thinking it would keep things easy since we were purchasing the land through them as well. Our bank come back saying the info they were given from the sellers didnt make sense and that moving forward with the purchase would be impossible without clear details of the lot lines. They needed the survey of the land, which the sellers refused to provide. Even now, I have yet to see the survey of this land. Every second dealing with the sellers was a waiting game and a constant fight for any information. Between the sellers and the nonstop issues and our home not being under contract yet, we decided to pull the plug. We voiced to not one, but TWO Crye-Leike realtors that we wanted to back out. We were told that was fine, but we had to wait two weeks to get our money back until the closing date passed. So we did. After numerous inquires and a total of six weeks of waiting and being told it was in the process, we were told we had to split our $2k with the sellers since we pulled our home off the market before the original closing date of the land. Between us consulting both realtors prior and the fact that there is not a single document stating we couldnt do this in our contract, we should have gotten our entire refund back. We finally got $1k on 9/6/22 after being told our only other option was seeking legal action. Crye leike not only held on to OUR money for an entire month after the contract date, but they gave $1k of our hard earned cash to the sellers, who were impossible to deal with and could not even provide clear information regarding the land they were selling. A total of 5 months is what we invested in this situation and disappointed is an understatement.Business Response

I am rejecting this response because:We were not given ample time but told for weeks that we would receive our full refund, that it was only held up for this reason or that. It was not until a month after we should have gotten our money back that they decided to give half to the other party. We disputed this for days and was told our only option was to seek legal action, which is not off the table for us at this point. We signed the release form as a last resort to at least get some of our money back since the sellers were after the entire amount, not just half. The principle of the matter is that we were entitled to our full refund and there is no documentation stating anything other than that. Crye-Leike held onto our funds for an extended period of time when it was not their money to hold. We will not go back and forth much longer and will consider legal action if needed. I would be curious if there were other legalities in question that a professional may find that I may not be aware of.
