Booked our cabin 4 months in advance for around $1,900. They called around 2 months before the trip and said they would have to cancel the booking because of age requirements. We called to book it back 15 minutes later and to book the same cabin for the same nights was going to be $3,900. Firstly, we would like to apologize for any inconvenience caused by the cancellation of your booking due to not meeting the age requirements. We have policies in place to ensure the safety and comfort of all our guests, and unfortunately, this meant that we had to cancel your reservation and issue a full refund. Regarding the increase in price, the original reservation was indeed booked in January when rates were lower due to being further out from peak season. As we approached the peak season, local competitive pricing causes the rates to rise, which is why the cabin you wished to rebook was more expensive. We regret that this situation has led to your dissatisfaction with our services. 1 starWe checked in at 4 pm within 20 mins found live bedbugs on 1 of the beds. Called them and they sent pest control out. It was confirmed it was bedbugs. The only options they gave my huge family was to stay in the cabin and they would treat the cabin the following day. Or we could find hotel or go home. We rented Keetons Mouse Manor because it was large enough for my family. We spent alot of gas driving 5 vehichles there. We had a infant and a toddler there was no way we was staying there. I spent over 400.00 extra for a place big enough to sleep my group. Still have not received a refund of a call from a manager as promised. Dont waste your money the customer service sucks. 1 starWish I didn't even have to come to this platform but sadly the lack of assistance from Colonial Properties has brought me here. Coming from Illinois on a 9 hour one way trip for a vacation of my dreams. Or so that's what I thought at least. Booked a cabin in TN " Livin the Dream" however. The road to this dream was literally what nightmares are made of. Skinny, gravel, steep, dark, no safety rail cliffside hill to get there. Huge divots in the road. We couldn't venture out at night at all because of how terrifying the road was. It legit gave the three of us anxiety the 2 times a day that we had to travel it. Once in the morning to get out and back in the afternoon to get back to the cabin We missed out on a lot having to be on a time constrant to get back before dark. I explained this to 2 separate customer care reps and they didn't seem to care one bit. So we checked out a day early to stay our final night at a hotel in Gatlinburg to be able to stay out all day and night. Tried several times to get a refund for the one night and all I kept getting was no. For a place that you assume would pride themselves on customer SERVICE. They actually do the opposite. It's not just money for me, it's the principal that my trip at the cabin was restricted from day one.Review fromDebi S

2 starsWe stayed 8 nights (Sat-Sun) and asked to extend our stay by 1 night. Was told in an email the extra night would be $174.76 on Saturday. We went to Cades Cove and had no cell service so I could not respond to the email. When we got back, I emailed and texted saying we wanted to take the extra night. Apparently, the office closes at 7 p.m. and I was told I did not respond before closing time. I responded at 5:39 p.m. by text and was told to call the office to confirm on Sunday & they would pass that on to the office for Sunday morning. When I called the next morning at around 10:40, I was told the price for that night would be $214.22. I asked how come it went up from $174.76 and was told prices are subject to change & since I didn't respond the night before, and office had closed that price was no longer good. The lady was rude and said they don't set the prices, they are set by the owner. I asked if she would honor the $174 since I responded to the text and email last night and she said no. I asked if she would contact owner to see if the $174 price could be honored, I was told they don't do that! The cabin was showing available from Sunday afternoon to Friday morning of that next week, so we may have even stayed more than 1 night. She proceeded to tell me there was nothing she could do. I refused to pay the $214 & asked if we could pay for a late check out since it was 10:50 & check out was at 11. I was told no, they don't do that. Then she said I would be charged $30 for every hour past check out time if the cleaners showed up and had to wait. I have never been treated so rudely and denied any kind of help from any cabin rental company in Tennessee before. Obviously, this lady was not originally from Tennessee. She didn't have the Tennessee hospitality or the accent. I have dealt with several different cabin rental companies and this was the first & last time I will go through Colonial Properties!! 1 starWill never rent from this company again. Cabin was called On the Rocks in Sevierville TN. Outside and inside maintenance was terrible. Spiders, cobwebs, dirty walls, dirty floors. Couldn't use hot tub or patio as leaves and debris was everywhere. Broken patio furniture. When I contacted company, I was told this is what is should expect with a cabin out in the woods. I'm sorry that is an unacceptable response. We left a day early after finding spiders in bed with us.Review fromMark R

1 starDO NOT USE THIS COMPANY. We rented a cabin The ad we found said it was in Pigeon Forge in the wears valley area. WRONG! We were an hour from that area and 40 mins from PF Within mins of arriving since they have a camera on the front door. They sent a text saying if we needed anything to tell them We responded and told them that we were in Sevierville and no where near pf One of us don’t do well with motion sickness on aand we had our grand daughter who is 2 and has a schedule. We were told they checked there was nothing available the website multiple were available. So told us no. It didn't take long to realize all the issues in the cabin. They advertise they have queen beds. They are all full beds. There are no dressers, or even a stand to put clothing in. You have to live out of your suitcase. There are no ceiling fans in the rooms and they have a tiny fan for each room but they sit lower than the beds. There are no tvs in the bedrooms The hot tub extremely low and they have the water shut off. The bathrooms were dirty. One had hair on toilet and other one had a filthy shower so we had to clean them before we could use them. There are plumbing issues. If you shower upstairs it comes up through shower downstairs. Randomly the toilets gurgle and the water has a brown tint to it. Some towels had holes in them. They advertise the kitchens are identical but they are not. The majority of the dishes are upstairs but the dishwasher is downstairs. We had to wash all the dishes before we could use them. There is a note on the bottom fridge not to use freezer only use one upstairs. If I would have had enough money I would've walked away and went somewhere else. We lost alot of money staying here for the cost of the cabin, cleaning supplies, having to delay the days events for the motion sickness medicine to kick in and leave town early to get back to the cabin. 1 starTo put it bluntly, I would stay away from this cabin rental management company at all cost!! We have rented from this company before, but will NEVER rent from them again!!! Please do your homework and read the reviews about this company. When my fiancé and I got to the cabin (Cupid’s Lair), the very first thing we noticed was how trashy it was around it. Dead stumps, cinderblocks, dead leaves around everything underneath the porch, etc. Spider webs and cobwebs everywhere inside and outside. Then when we went inside, they were dirty dishes everywhere in the cupboards and silverware drawers. I’m not making this up, they were scum that I could scrape off with my fingernails on the silverware and the bowls and the cooking pots. Further inspections showed bugs, dirt and even an empty Throwaway dog food container under the bed that still had remnants of dog food in it. The coffee cups in the cabinets were put up dirty, can you believe this? The coffee cups had remnants of coffee still inside them. I took photos of all of this and even videos of the scum on the dishes that I was scraping off with my fingernails. And this is the icing on the cake…. when we got there, it was cloudy and sort of dark and we wanted to get into the hot tub. The hot tub had a dirt ring around the waters edge. And dirt on the bottom of the hot tub, yes, I took photos of all of this too. Well, the management didn’t do anything for us, just to say that they are sorry for our bad experience. UNBELIEVABLE!!!And it’s been close to a week now and we haven’t heard anything. 1 starLet’s start at the beginning made reservations for a cabin 3 months ago and paid in full. On the day of our arrival at 2 pm I got a call saying that the cabin I had reserved had water problems and was going to have to be relocated to a different cabin which was at least 30 minutes away from town to where the other was only about 5 minutes away, so I called back and asked for anything closer I was told there was not anything that was equal to what I had. I asked about another cabin that was one of their properties closer to town larger cabin but really run down missing curtains doors not opening good few things not good but they charged me extra for the upgrade another **** just don’t think it’s right to be done that wayReview fromCharles S

1 starThis is a horrible business. I wish I had read the reviews first. Me and my family rented Chimney ridge for 4 nights. Paid over $2000 for this rental. The property is in terrible condition. Fron broken furniture to black mold and bed bugs. On the second day my wife noticed little red dots on her legs. Then I also saw the same on my legs. After the 4th night we started looking on the internet as to what it might be. BED BUGS! Was told to check the mattress and it was infested. We have pictures of everything and I will post them. Even after all this nightmare, they charged my card an extra $166 for a night we never stayed of agreed to. When I contacted them, they were so rude and nasty. Basically laughed at me when I demanded a refund. Told them I'd contact my bank and was told GOOD LUCK WITH THAT. PLEASE don't make the mistake we did. Read reviews on this pathetic business.
