    Stayed at amazing grace, 2126. Disappointed from the start. Received a text as we were an hour away that the hot tub was broke. They would give us $25 off per day for our stay. I let the staff know I booked this based on the hot tub and that was not sufficient based on over $1,000 for two nights. They informed me the pool would be heated to 82-86. It never reached that & the dissapointment only continued. The kitchen is not well equipped. The cooking pans are all warped. The home does not even have so much as salt and pepper. But it does have empty shakers. There is not even a start level of anything. No shampoo, conditioner or pods. No pool towels. No firewood. We’ve stayed at hundreds of similar accommodations & always have had a a couple items to get you started. My biggest problem lies in the fact I asked to speak to a manager or owner before even checking in. I was told by Tracy that someone would call us before 6pm day one. No call. Second day 6pm, called back. Still too busy to call. We check out tomorrow I presume we will never get a call or a remedy. This is not how you run a business. With so many options out there, do not choose this one! While individually owned, the management company is not concerned with customer service whatsoever.

    Aug 6-8 2024 **** **** ****** ** Sevierville tn WARNING…..DO NOT BOOK with TIMBER TOPS! 000000 stars! Absolutely the dirtiest place I have ever rented! The upstairs bathroom had incorrect plumbing for toilet. The toilet water was turned off so would not fill. The water under the sink was turned off also. With no instructions posted, (they had rigged the toilet incorrectly, apparently due to a leak in the wall) we turned on toilet and had a water leak from upstairs to basement. The cabin is so poorly maintained and even the decks are disgustingly dirty. The cabin was not properly supplied with necessary items. Unfortunately this company is only about making money! Book with some else if you want to enjoy your vacation. The accommodations with Timber Top will certainly disappoint you, I will never book with them and will always carefully review before I book. This company has so many negative review's I Don’t see how they stay in business.

    Very disappointed with Timber Tops regarding Cabin in the City. I reserved this after telling the lady I needed a handicap friendly Cabin. My mom had knee surgery and my sister has MS. She suggested this one saying it will be perfect for yall. We get there and it is down hill incline so it is had on both of them. The beds were so high we couldn't get in them until we took the foam mattress toppers off. The hot tub had bugs in it, so I called the office. They never came, so we couldn't use it. So I reported everything again and was told it was Nothing could be.

    Awful business and *** is the worst, refused to give me any other number to someone who would listen. Book with another company, and if I was an owner of a cabin I would not pick this place. Could care less about a carpenter ant infestation with wood shavings. Didn't send cleaners to clean the dead ants everywhere. Ants got into our suitcases and bunk beds. Refused to refund any money for the awful experience. Disgusting!!

    I am so angry with Timber Tops I made a reservation 5/29/24 they took my money I get there and they said they did not take my card and cancelled my reservation. I drive 4 1/2 hrs from GA to get here in TN and the mgr Jen ( said there was no one else to speak with besides the CEO) refunded the card on file which takes 3-5 business days to refund. I booked over the phone with Leslie who has been an employee for 20 yrs took my payment it went through and told me to hurry and sign the papers online, which I did and I had to send my ID 6 times until Tracie finally said it worked. I am beyond angry driving all the way here with a paid cabin and turned away. We are visiting for my son’s graduation and boy it’s not a good trip so far.

    Would have been 5 stars cabin was nice and location was nice it was the mountain charm cabin but had a couple issues that I addressed from day one of myfour night stay that wasnt addressed the first was the hot tub it was an older one that had a weak pump pressure was very low notthe pressure you would have with a properly working unit it was looked at three times during my stay first two service men said it was an older unit and the company wouldn't do anything with it till it went out completely the third guy acted like there was no issue at all that I didn't have the jets on which wasn't the case I was just being blown off the second issue was the fireplace didn't work because nobody checked the fuel tank for it to make sure it had fuel before someone rented the cabin I had no fireplace until my last night there was four things I looked for when renting a cabin view the set up of the cabin fireplace and hot tub being half of what I wanted 8m a cabin rental was basically not usable I felt they should have at least offered a different cabin from day one like any other company does instead all I got was excuse after excuse not very business like for people you depend on the stand behind who you choose to spend your money with to insure a nice vacation will more then likely use a different company on my next rental

    Negative 10 stars, but I had to select one to leave this review!!!! This is a lying and deceitful business!!! They are awful!!!! Our family rented a house in July of 2023 and it was the worst experience ever. We were told that we could check in at four. No one called or emailed anything different. When we arrived, a crew was there "cleaning". We couldn't check in until almost three hours from the original check in time. We had to dispose of some of our groceries items. The cabins were absolutely dirty; Mold, mildew, dust, stains on the bed linen, bugs, item in the shower, and broken furniture. We had to clean the cabins ourselves and purchase new bed linen. The hot water tub did not get hot and the pool room was extremely hot. One of the refrigerator didn't make ice. It was a horrible experience. We attempted contact during our stay and after, but we didn't get any satisfaction with the exception of someone coming out to adjust the heat in the pool room. We contacted BBB of Tennessee and Timber Top lied to them saying that they had given us a refund. Where is the refund and who did you give it to? Certainly not my family!!! I have mounds of pictures to go along with this complaint and complaints we've filed in the past. I will never book with Timber Top again, neither will I ever refer anyone to this dump!!! I will continue to complain until we are compensated for this dreadful trip. If all else fails, I will be contacting an attorney. Sincerely, A highly upset customer!!!

    I have booked a 17 bedroom cabin which is advertised that it is great for large groups with ample parking and will accommodate up to 68 guest, for my sons upcoming wedding. I am paying almost $14,000 for this cabin and have been informed that it comes with 8 parking spaces! The property management company has offered me no help with finding alternative parking despite my repeated calls for assistance. I can see by the numerous other complaints that this company could care less about its clients once it has received its fees. Companies like this do a great disservice to the local business community because they reinforce the perception that visitors will be exploited. I can't see myself visiting or spending money in this community in the future.

    6 minutes ago NEW Worst mistake ever!!!! Would give 0 stars. Our family booked a cabin through this company with 14 guests. They informed us September 25th that they canceled our stay for October 7th, because the cabin would not be ready in time. We had already payed in full for this cabin. They informed that it could take 14 days for a refund , by this time our children's fall break will be over. Family had done took off work and made plans for this. Instead of accommodating us with another cabin They wanted us to pay an extra $1500 for a larger cabin. In their cancelation policy it states if we would have canceled within 30 days they would have charged $178 service charge. We have called several times and asked to speak with a manager, always being told they would call the following day. We have yet to receive a call or our refund. If you are planning a trip, I honestly would not use this company. Horrible customer service and this is not a way to run a business.

    Charge $500s a night advertising game room when all the games are broken, chairs broken in the movie theater and living rooms. Lost power in a room and they never came to fix it after 5 calls to them. 50% of all amenities are broken or not working properly. Everything about the place is as cheap as possible except the price
