      The property management team is incredibly slow to respond to any issues or questions. It's frustrating to have to wait weeks for a simple answer. Communication is non-existent. I've have to chase them down for even the most basic information. They are always busy and unavailable, making it very difficult to get my concerns addressed. Maintenance requests are ignored or take forever to fix. The property is falling apart. They don't address issues promptly, and it's clear they don't care about the property or the tenants. The property management team is rude and unprofessional. They are disrespectful to tenants and don't treat us with the necessary respect. They are always coming by without notice and asking intrusive questions. They are always making excuses for their lack of action. The worst! I rate them a 0 instead of a 1 star!

      Zero stars would be more fitting. I've been in the community for 6 years. This just happens to be the most recent company to take over. The only "improvement" has been mailboxes. The roads have pot holes and flood in heavy rain due to the poor drainage. Abandoned trailers falling apart, boarded up, and growing mold and mildew yet the rest of us are told to pressure wash our homes regularly and maintain the lots. We have received a lot rent increase each time a new company takes over just for them to sale. Street lights barely, if at all, function at night. There are no sidewalks, so children and anyone walking pets must walk in the street. I've nearly been hit by different cars on different occasions due to poor lighting and no where for me to safely walk. The children are forced to play in empty fields or ride their bikes, scooters, or hoverboards in the street. Again, not safe. This company is trying to treat our trailer park as an HOA with new rules and regulations. If my money were actually being used to better the community then it would be more evident. As of now it seems the only things to change are the owners, the rules, and the lot rent. Community members are not being considered just forced to comply.

      0 rating as all they do is lie just about everything. And they threaten employees to lie about people that they are getting ready to let go with more lies. The only good person they have is the owner of the corporation.

      This company is really terrible. They have several RV parks throughout the country and they give their local management in each one of those locations as littlest possible. I have a mobile Home in *****, ***** and I came to try to put it on the market. I turned on the water and because it keeps shutting the water all the time to fix the pipe, broken here a pipe broken there instead of putting in fresh pipes like they shouldve when they bought purchase this property that the water smells like a sewer stay here the water is not usable.

      my mother passed in may. we had title transferred, provided all required documents. 4 months later we had to provide documents again, no access to portal for MONTHS to make payments. Had to provide documents again. now they are wanting additonal information when we have lived there for over 20 years. NO contact numbers to file complaints. no response from offices except to call us multiple times a day when they want something, but when we call them no response. I have never seen such poor business ethics

      I moved into *************************** in *********, **** in 2021. Since that time, the park has been taken over by two other companies and is now owned by Roots. The new managers promised that they were there for us and would take care of things. We got off on the wrong foot when my doorbell camera caught the new managers hooking up to my electric outside in order to do something with a sump pump for the park. When asked about it, he said he would give me the $5 if I was that worried about it. It wasn't that I was worried about the money....it was the principle of it. I would have had no problem telling them yes, they could hook up there, but to not ask at all??? It took 2 months to get a toilet fixed due to a faulty seal in the tank. My other toilet then did the same exact thing and it took over 3 months to get that one fixed. I finally moved out on May 28, 2024. I gave a ******************************************************************************* and clean, and I followed all of the requests for moving out. I am still waiting on my deposit refund and it is now September. After multiple unreturned/unanswered phone calls and emails, and a certified letter that was never picked up, I have filed a civil complaint. I think this is awful behavior for such a large company and they should be ashamed to be running a company this way.

      Less than one star is more appropriate. This organization manages Hunters Run RV Estates in *********** *******. Our new manager arrived April 2024 and our beautiful park has been on a steady decline since that time. The grass is not mowed regularly so when mowed, large clumps of clippings are left behind to litter the park and clog the drainage system. The 2 ponds on site are not well maintained, full of scum and overgrowth which has further clogged our park drainage. The pool has been inoperable several times this summer and the whirlpool spa has been inoperable for months. The community mens shower room is also inoperable with the showers boarded off and only one functional toilet. Its also filthy. There is mold growing around the lodge and on the pool cool deck. Our new manager seems more interested in charging us for services we were previously using freely as park members. We have a storage lot on site. There have previously been no posted rules regarding this lot and we have made use of it frequently as we were given a key when we moved here in 2020. Now, rules unbeknownst to us are suddenly being enforced although we have previously had no knowledge of these rules and there is nothing listed in the rules and regulations handbook of 2023. There are no phone numbers available to us and no clear path to file a grievance other than with the office on site. The staff of the office are rude and unyielding and unwilling to compromise and seek resolution. Its a shame, really.

      Horrible! At ******** in *******. There is 0 management no one ever calls you back or even lets you know when soneone is coming to fix anything. My ex narcissist moved out months ago and still gives me issues. Sharing this lease they apparently notify him and not me of anything! Luckily was home a day someone came to fix air and within days same issue again and same story no call back or anything so here we are in 85 degree heat for days now again..Wth is going on out here? Idk if its more of his gasligting me to them and them treating me like c*** intentionally or no one is actually running this place. I refuse to contact him as Ive got enough to get an order already and want him to stay away from me forever!! I cant deal with the fear and his mental issues even having nursing experience done is done! Druggies broke into a trailer out here the other night because the people who moved and owned the trailer set stuff out. They were tired of living this mad max nightmare going on out here as well. There is no communication out here over anything.

      Stay away from their mobile home parks They are murderers no lie they are intentionally pumping sewage in our homes please come see oakspings mobile home park Sorrento go in the back they have the sewage system hooked to the well tank that gives us water they are sick in the head .

      I wish that we could give zero stars, but that is not possible You can see that they are not accredited with the Better Business Bureau because of their poor ratings. We live in ************* in ****, ** and, since they acquired (changed name?) from Treehouse they have sunk even deeper. Our community has gone from 90% occupancy in 2021 to less than 50% now. We cannot wait to "escape" from this hell-hole!!
