If you are thinking of buying an Empire build- RUN DONT WALK- in the other direction!Nothing but problems since we moved into our ******* be clear- we rent. But we have been here since the build was completed. Multiple leaks in the roof. One cause by a leaking dormer that took over 2 years to resolve. Another caused by someone cutting a 6' gash through the shingles and plywood at some point during construction. The wood floor was damaged by the leak and still has a mismatched section next to original flooring and is STILL waiting for repair. Our foundation cracked and leaked in 2 places (repaired). The back yard has settled so much along the foundation in the back the dirt under the grass has washed out. 2 basement windows cracked as the house settled (repaired). There is a crack in the wall from the from the loft edge to the ceiling. 1 2nd floor window does not close all the way which changes with the season. They never even finished priming the loft or trim. Our garage door is now broken after THIER contractor completed a drywall repair in that area. Empire "service" came and denied they did anything. They then left without a word leaving me out in the cold to pay for the repair myself (to secure my house for the night).Every issue we encountered got mulled over and dragged out as long as possible over the debate whether it was covered under warranty or not. Almost every service person they sent was questionably competent. Expect to spend money out of your pocket to get problems fixed correctly and in a timely *********** your hard earned dollars and buy something built with quality and backed up by professionals. Something you can be confident will still be standing in 10 years.Empire Communities

Dear *****, were sorry to hear about your experience and the frustration it has caused. We understand how challenging it can be when multiple issues arise during the repair process. According to our records, our technician noted a pre-existing issue with the garage door prior to starting the most recent repair and did explain this to the person at your home who was overseeing the repair. While we understand this may not fully resolve your concerns, please know that we are committed to fulfilling our obligations and delivering quality homes and responsive service, in alignment with Tarion guidelines. We value all homeowner feedback and remain focused on continuously improving the experience across our communities.Review fromAkeria W

I wish I would of read these reviews before buying one of these homes. We liked that they gave us an option to pick our designs. It has been a night even before closing with *** telling my partner, "That if we can't get a mortgage that they would have to sell the house." Mind you this was even before closing and she seemed ****** because we didn't tell her who our lender was. Second, none of the blue tape we added to the house before closing was addressed so we walked into, broken cabinets, unpainted areas and a broken patio door, oh and the incorrect shingles over our porch. Almost a year later we are still dealing with issues. Patio door is still not functioning properly and they keep wanting to do patch work. Today it came to ahead when the cops were called on us by *********************** because we wanted to know why they were not replacing our screen door as explained before. We were also told we should sell our effin house if we are not satisfied by ***************************.Empire Communities

Were in the same situation as ******** and would not recommend to friends or family, buying a concept to completion empire home. Key factors is shoddy workmanship and numerous items still unresolved whole house flooring (had construction dust as floors were not covered) we were informed they would (We finally decided to hire an outside vendor to resolve) very expensive and not reimbursed. There is a smoke detector near the secondary bedroom closet and not over a door which cant be to code. The primary bath window and ceiling cracks which is growing and con-caved walls in hallways and primary bathroom. We love this gated community with all of the nature trails and having green belt behind our home. Recently heard something might be happening in the preserve at the end of our street I hope this issue is not true. We also have been waiting for the large dirt walkway area between our home and the neighbors would be landscaped after almost two years. Reached out to the community manager and was informed it would be addressed by the association feels like smoke and mirrors. This was supposed to be our forever home now we are not so sure.Empire Communities

I do not recommend buying from Empire. We recently bought a new build home and have had nothing but problems due to shoddy workmanship since we moved in. Firstly, the biggest issue was that our home inspector pointed out several items needing to be fixed, such as caulking, venting, etc. and the builder ensured us each item had been taken care of prior to our signing. This has turned out not to be true. During a recent rain storm, a vent in our bathroom started leaking, we went into the attic to discover a pipe running out of the roof with no sealing around it, allowing water to just pour in all over the hvac and insulation. Once on the roof we discovered that not only had a previously placed vent not been properly sealed but the new vent was never sealed, so thats two holes. The bathroom ceiling now has water damage. Also another vent was painted over/shut, found during inspection, and they said they addressed it but we still found it covered in paint and shut when we moved in. Secondly, the sprinklers were leaking from several locations and the contractors had to come out twice to address this. We've noticed other neighbors with leaks as well. Every time we call the builder they tell us to put in another warranty request online, its getting ridiculous. Thirdly, the electric was also not properly ran in the garage so we had to pay out of pocket to have it re-done so that we could have a garage door open put in, which we also paid for. Honestly I feel like we bought a lemon of a house and I am so angry and sad that we are basically *** when it comes to moving again. If I could, I would move tomorrow and never buy from then again. The homes are shoddily built and not well done.Empire Communities

I have faced a lot of unsolved warranty problems with Empire. I will put some of them in here but long story is short, they are not fixing problems if it is not covered by their subcontractors/vendors. In other words, they are fixing only small problems like touch **** dirty cabinets, etc. They didnt fix the following items in my house even though I reported it many times and escalated the issue in their internal hierarchy.1) I have a horrible wavy/uneven backyard. I even cant put a table and sit around it in the entire backyard.2) There are broken and unevenly edged bricks in exterior walls of the house.3) Every time AC unit starts, lights are flickering inside the house. This is damaging sensitive electrical ********** Just less than a year, pads they put under the carpet is slipped and it caused a line in many places at home especially in the living room. Lines are clearly visible and you can feel the level differences when stepping on it.5) A tile needs to replace in master bedroom. This is even before closing, but they were not able to schedule to fix it within a year. At least 3 different people came to see it. Every time they came and took a picture of it.6) They sealed/waxed counter tops poorly, materials penetrated into granites just in the first week after we moved in. They didnt fix/replace it.7) They didnt compress the soil throughly, so in summer months soil gets apart from the foundation easily. Also, big cracks occurs in many places throughout the backyard and front yard.Empire Communities

Please do not buy from an Empire builder. They have a terrible attitude when it comes to warranties. They always blame it on settlements and the Construction manager have the worst attitude when it becomes to taking care of isuues.. We coming ** in a year and everytime I submitted a claim is associated with the house Movement. I have several frames cracked and they don't want to fix. Windows don't look properly seal and I waited to long to claim. The flash of.the home is not properly seal when it meet the masonry and they said they won't cover that. Now the manager claims she did a final walk and fix things than she won't send people again because is done when things were not done properly and we just noticed. It has been stressful having to argue with the manager everytime. And everything is caulking and painting don't expect for them to replace with new stuff. That won't happen.Empire Communities
