    I signed a sales agreement with Gold Soil Realty/The Acre Hub on 07/15/2024 for a 10 acre property in ***********, *****. Their literature states they will buy a property and close quickly (on your timeline) and will keep in constant contact with you while the sale is pending. They initially told me they would be closing in August. The title company has been ready to close for over a week and cannot get a response from The Acre Hub/Gold Soil Realty via email or telephone. I cannot get a response from them either. I have this sale set up as a 1031 tax free exchange and the property I am purchasing is ready to close but the funds from Gold Soil Realty are not forthcoming to close on the property they are buying from me. I would call their advertising as misleading and not in compliance with their claims of fast closing and quick cash. The sales price we agreed on is considerably less than the market value of the property but they can't even move forward at that price.

    Would like to file this formal complaint to BBB as I keep receiving calls from this company about buying a property and I think they are scammers and trying to steal my property and I already reported this to my police

    I was contacted by the company about an offer for my land. I plainly told them no; it was not for sale. One week later, I received a Buyer/Seller contract for the sale of my land. I in NO way agreed to the sale of this land. My biggest issue is if anyone else were to intercept this document, they could have sold my land without any authorization. This is a concern as this is a growing concern for fraud with people losing their land and homes.

    I understand that you do not wish to sell your property. However, I want to clarify that simply possessing a contract does not authorize the sale of real estate in the ***. For a legal sale to occur, a transfer of deed from the owner (seller) to the buyer must be executed through a licensed local attorney.

    I appreciate your concerns and want to reassure you that we have been in business for over seven years, successfully completing hundreds of real estate transactions across the ***. If you would like, I can provide references to local attorneys and title companies to address any further questions you may have.

    Repeatedly calls me and asks to buy my land. It's not for sale and I don't want them calling and leaving voicemails. They call from restricted numbers and don't announce who they are so it's hard to figure out who they are. I want the harassment to stop. This is not how legitimate businesses operate.

    I entered into a sales agreement contract for the purchase of a land lot I own located outside of *********** on August 28, 2023 with Acre Hub LLC. My 1/3 acre lot was recently appraised for $5000, but I accepted the lower offer of $3,145.00 from Acre Hub LLC. I filled out forms for Acre Hub which asked about utilities and other information about my land. I let them know their electricity is available (I have pictures), but you would need a well for water and also a septic tank. This did not stop them from making me an offer. I then found out after signing that Acre *** wants to get title insurance on my land and go through a very long closing process. This is NOT how we buy and sell land in ********, at least this is not how I've done this in the past. In ********, we simply sign over a warranty deed with a notary and then file with the county assessors office. I have no idea why Acre *** thinks they need this long drawn out process for an undeveloped small piece of land with no structures on it. It makes no sense to make it this difficult. Two weeks after signing, I get a call from the title company asking me if I have an abstract on the land. I said no, because I never needed one in the first place. When Acre Hub who had agreed in writing to pay any and all closing costs found out that the abstract cost would be $750, then all of the sudden they want to cancel the contract. They sent me a cancellation notice that states that my land is too small for utilities. They also tried initially to blame the title company for cancelling the contract which was completely untrue. Again, as far as utilities go, they already had all of that information. They knew it didn't have water or a septic thank. If that was really the issue, then that's the fault of Acre Hub for not doing their due diligence in researching the property. In closing, Acre Hub was very unprofessional and somewhat shady. I have purchased multiple land lots in ********, I know what I'm talking about.

It was not our intention to blame the title company for the cancellation, and we take full responsibility for this decision.

    GoldSoil Realty Investments *** filed a document with this office and issued a check to us that has been returned for insufficient funds. I have been trying for a week to reach out and collect these funds on behalf of the County. As of filing this complaint I have not been successful in collecting. Next step is file a case with the ***************************

    This business sent an unsolicted text to me trying to get my land.I am on the DO NOT CALL LIST and how they got my private number is beyond me as I never asked them to call or text me and never heard of them until they broke the law by texting me when they have no permission to do so.It is ILLEGAL to send texts to people unless they have given you permission, and I have NOT given this company permission.The ***** AG and ***** SOS have been notified of this company's attempt to steal my land. A complaint has been filed with the *** as well.

    This business does not have a ***** real estate license and it is NOT registered with ***** SOS or ****** ******************** to do any real estate business.

    They think texting people without permission is OK???? Just out of the blue getting a text from an entity without any permission just because they have my phone number??????
