    No air conditioning since Saturday August 17, 2024. Reached out to property management over the weekend and no response. Temperature was well over 100 degrees in the house. Said they would send HVAC technician on Monday and the maintenance guy showed up and said it would take another 5-7 days to repair due to a part that needs replacing. This is unacceptable!

    Deposit $1000 a new bill came I was never aware of and turned deposit return to $894. Someone from that office cashed the check. attached is proof i have been calling the corporate office and no response the local office at apt is prey on the elderly. I did not cash the check and need my money i live on fixed income

    The company purchased property I was living and became the new property owners in September 2022. Upon me moving out the apartment 11/5/2022, asset hero has sent me over twenty invoices for make ready charges. I have let them know that majority of the mishaps were never fixed when I moved in the property and it was documented on the addendum that I returned to the original owners when signing my lease. Because they did not get all the paperwork from the original owners they are now trying to over charge me for mishaps that were already present. I have asked them several times to reach out to the original owners because I have not been able to contact them, for the paper work. Even though the paperwork should have been handed over with my lease when the property sold. Asset hero purchased the property with out doing a walk thru etc so they were not aware of the condition of the property when it was purchased. Therefore they should not be making me responsible for charges when they did not attempt to get all paperwork from the original owners. Asset was also not aware that they had to change the water over to their name causing us tenants to be without water for 24hrs. Since I spoke with the utility company when the water was shut off, they told me that the new owners had to put the water in there name so it could be turned back on. I have emails stating that asset was not aware that water had to be changed to their name until I reached out and made them aware. I state this because it backups the fact that they were not aware of the conditions and terms of the property when purchased. So they should not be charging me for things I had no control over.

    Address of property: ************************************************************************************************** Me and my roommates believe we have been done wrong by Asset hero Properties (now known as TNT Properties) where they are seeking $6,000 in damages to a house that was left in better condition than when me and one of those roommates that moved in two years ago. Any time we encountered their service about a request on the property or any help at all they were not very professional and are banking on the fact that their market is college students where many do not have the means to seek justice. The list of charges are listed in a below document and I would be happy to as well as forward any emails and any information that is helpful. I know as well that one of my roommates has also filled. I just want my money back and I want whatever they are doing to stop because many people are paying so much money to them and they are taking every bit of it without any remorse. I have invested two years of rent money that I payed for on time every month to now go pay a lot of money for a house that frankly did not need to be charged so much to fix. I will be happy to talk further on the house and the charges that were outrageous to be paid.

    This is a property management company that authorizes repairs without owner approval for exorbitant amounts, does not allow owner to select licensed bonded workmen to fix issues so they can use their own inflated repair people. They are supposed to be working for the property manger but act in their own interests and financial gain. For August they charged me $3700 without my approval for "make-ready" repairs, and stated per the contract they were acting in my best interests. I have had multiple issues in the past where I needed to get my service technicians to the property to fix issues, but was told they were not permitted! This business is in the business of extorting money out of tenants and property managers alike

    Asset Hero would send us a notification text about scheduling showings for the home, yet they would never show up and would never give us any notifications (on many occasions). On 08/20/2022, TNT properties emailed us many charges starting with a charge of $366.75 for duct cleaning. Second charge for $138.37 (split) for cleaning of the home. Third charge for $347.60 for taking the trash out, a toilet seat, and light bulbs. Multiple charges for painting of walls in the home totaling $1929.01. Another charge for $362.26 for two broken fans. Finally the last charge of $277.72 for an administrative fee. Each of these charges were disputed and denied. EVERY CHARGE was taken out of context. I personally paid for a deep cleaning of the home, steam cleaning of the carpets by Intersteam, and pest control prior to leaving the home. We have contacted TREC and a lawyer that already has a lawsuit on-going with them proving they are working over many college students and their parents. When i reached out to Asset Hero about these charges, the resident coordinator was very unprofessional the entire time - making snide remarks to me. They also mentioned to me that "my dispute was ********* DENIED" because i moved into my property early and more or less that I was not justified to dispute any charge they made due to-moving in early. When I informed him/her that i was done arguing with them and i would be contacting a lawyer, the response i received back "go ahead". MOST UNPROFESSIONAL COMPANY IVE EVER DEALT WITH.

    When my daughter and her roommates moved out of a rental unit managed by Asset Hero/TNT Properties in ***************, they charged them exuberant fees for items that are a property owner's responsibility, ie. duct work cleaning, unclogging drains, tightening fixtures, replacing vents, etc. *** girls moved out 7/23/22 and they are being charged $495 for trash a month after the move out date. I, along with 3 other parents are co-signers on the lease. I have TRIED to work with *********************************** at Assest Hero and he is refusing to communicate further with the girls or parents. He sent an email saying, "I have had to talk to everyone's parents and your roommate. I am done discussing this dispute." He has not and will not respond to our disputed charges. We signed a ********************* Reduction Document (page 20 of the attached residential lease document) HVAC filters were changed out every month, yet they charged $1,375.32 for duct cleaning! Charged for repainting a bedroom ($421.92) because they claimed "poop" was on the baseboard. ***se are just a few of the charges. We are very disappointed in the unprofessional manner Asset Hero has conducted themselves. ***y are trying to take advantage of college students. Reading reviews online, it sounds like we are only one of many renters that are being charged thousands of dollars for unsubstantiated repairs. I was present at move out and the house looked fantastic and there were not 15 light bulbs ($165 charge) burned out! It's upsetting for all parties involved - the girls were hoping to get their deposit back, instead they received a bill for $4,012.26! I contacted ******* today and he said it had been turned over to a collection agency and he could no longer discuss it with me. I have all of the charges in an email - not sure how to attach it. I am hopeful the BBB can come to our rescue! Thank you!

    TNT- properties aka AssetHero is charging my sons for repairs that would be considered normal wear and tear. They are unresponsive and use bullying and scare tactics to collect well above the security deposit. Please help! they will not provide invoices for the repairs just an itemized "statement" and have sent us over to collections.

    Management, also known as TNT Properties, Property Management group in *************** and is widely reviewed - holding an F rating with the BBB and countless negative 1-star reviews on ****** and Yelp. This company takes advantage of tenants upon moving out by claiming damages that do not exist, refusing to elaborate or communicate with tenants concerning the damages, and demanding thousands of dollars to conduct repairs and upgrades that would not, do not, and should not fall under the responsibility of the tenants moving out. They are making a profit by charging tenants outrageous move-out fees and refusing to show any documentation to support their claims, such as receipts for the alleged repairs as a result of the alleged damages. In our case, my family is being charged upwards of $2,000 for essentially a fill interior paint job - even on walls that had not been disturbed in the time we lived in the unit. This comes after already paying $2,500 to terminate our lease and other fees such as a light and water **** doubled to what they think its going to run for the last month $650. This company is predatory and abusive and needs to be stopped. They should not turn a profit on our dime under false pretenses. Theyve added charges to our move out that weve made them aware of when we moved in almost 2 years ago. Things that were already there.
