      Hello, my name is ******************************* and Im paying close to $2700 per month and experiencing daily safety concerns, falling objects from the building structure, tenant harassment, raining in my apartment (3 times), negligence with repairs leaving nails on the floor, and security doors being broken. South Oxford Management manages this property. ***************** is the property at ****************************************************. Management told me I need to call the police, but will not help me or allow me move without penalty. I am experiencing daily intimidation/ harassment from others at this property due to a ring camera on my door for safety. There has been two occurrences of unauthorized entry to my apartment. The 1st time (June 9, 2022) management stated they accidentally gave a company access by mistake while I was naked in my room. The 2nd incident was reported while I was downstairs at the gym. Management could not tell me what happened or who gave someone the access. Details of Current events:1. As of July 16, 2023 someone that lives or is a guest down the hall attempted entry into my apartment after I left for the airport. I am scared to return home, this is the 2nd time someone did that.2. Different tenants are trying to intimidate me by saying things in the camera. Its causing horrible anxiety and fear for my safety. The male neighbor next door was gesturing if to hit the door while his female companion commented about me coming out of the apartment. 3. When reporting issues to management, the manager ******** and corporate, yells at me and is jeopardizing my safety by knowing allowing this to happen. I need help and I am worried about my safety!

      Please see attachments of email threads addressing concerns.  I also called her to listen to other concerns inclusive of dog not on leash, window leak, concern for alleged attempted entries on door ring camera, common area limited access door not latching, concern for bedroom hvac vent design, and Summer 2022 unauthorized entry.  A second unauthorized entry while at the gym was not shared.  Spoke with resident at length for 25 minutes and awaited other videos ask I requested her to send videos for my review; 10 in total (some of dog not on leash) Some videos show individuals dancing walking past camera or covering camera with hand and walked by/off immediately after doing so. All concerns were addressed and listened with sincerity how to assist and or resolve.  I reviewed that we had a vendor dispatched each time for seal issue for window leak and addressed and resolved; confirmed not further issue present.  Appears Summer 2022 prior to my leadership and manager no longer there that it appears they went to the wrong apartment, and I confirmed vendors and maintenance are to knock and announce themselves and understood the frustration and concern; unfortunately, no memos to note in account.  I also shared with ******* that respectfully, we can certainly address **************** and a general email to respect hallway front door personal belongings such as wreaths and crude behavior to door ring cameras is not acceptable.  In the clips I have not seen behaviors warranting such.  I do see where a video of your door was taken that would be a police matter.  Please enter a service request to reopen your bathroom vent as we must have proper ventilation in this area.
      She shared that she did not give notice and felt compelled to renew as she did not attempt to give notice to office timely to fulfill a written 60-day notice prior to lease expiration on July 11, 2023.  She executed a lease renewal in effect. I can forward video links she sent to me for review.  I sent approval for 45 days notice with added RVP approval without penalty.  Overall, very unhappy and recently renewed due to not providing 60-day notice.

      So far since my move I have had numerous issues with the apartment that I was told just to add to the 48 sheet and they will get fixed. I have still yet to get my list fixed, Only a few items have been worked on. I feel like any request just gets forgotten about or just gets "closed" by management. They will close a ticket without even confirming with me the work was done. 1st issue was the disgusting cabinets and warped wood from water damage. There was *********************** and stuff in the pictures, mold/rust. And I requested the cleaning company that they have to actually come clean the apartment. Which took 3 weeks to get this started, I was told that they were trying to make sure the date worked for me. I said **** every time, but they just told me I had to make the call to the company and work it out. I feel as if management doesn't want to manage more on the lines of hoping the complaints stop so they can go about their day not dealing with the tenants. 2nd issue I had was with my hot water and water heater, you can see it wasnt fully hooked up. The drain pan nor pipes were hooked and I had maybe 12 min of hot water. Thats just a shower by itself, not doing laundry or doing dishes before hand. The said they couldnt do anything and closed my ticket, Maint came by and said thats normal. Until I complained 3 times they had a guy come out and look, my temps were very low on the hot water. And fixed it by turning it to the *** setting. Why does it have to take 3 calls for this to get even looked at really. 3rd now is the weather proofing, the door hinges the wood. Its all bad, decaying and falling apart. I get told well its an old apartment, there's nothing we can do about it. So all winter I get cold air coming through, my door scraping the wood and having to hope it just doesn't fall off the hinge. 4th, Now my entire closet floor is soaked and causing mildew. I have no hope for this apartment, I want a new room. If just because its old they let it get this bad.

      I had been a resident at Lake House apartments July 2020-July 2021. Upon completion of the lease, I had turned over the keys and signed that I had vacated the unit and asked the property manager about any owed charges. They informed me there was nothing left to take care of and we were on our way. Now that management has changed hands, I have been sent to collections for about 321 dollars and have been given no explanation of what the 321 dollars are for 2 years after I move out after being told I owe nothing. It has affected my credit score, nobody can tell me what it is for, and there were 2 other people on the lease but I am the only one dealing with this. We are trying to get it disputed in every form or fashion because BOTH property management firms at Lake House apartments in ********* have done next to nothing to remedy issue after issue with the unit and extended to 2 years being gone completely. Now that the debt is in collection hands, I can't afford an attorney and it should be criminal to be sent to collections with no notice. We received NO correspondence from either firm, no emails, phone calls, nothing. I will attach a copy of the debt notice and can supply my review for the complex which further explains it a little. I feel like I have nowhere to turn because the property management firms that have been in control of Lake House have been absolutely awful because they never answered any questions regarding money owed, we're awful with pest control and constant neighbor issues they refuse to resolve and then proceeded to lie about it, just to slap me with charges with no explanation 2 years later with no other correspondence. Any help would be greatly appreciated!

      After receiving the registered complaint by ************************* to our corporate office, we began to look into this account to find out what may have happened regarding the move out balance from August 2021. After further review, we found that the move out balance that was sent to collections of $321.75 was incorrect and was off by $75. The correct balance should have been $246.75 which included a proration of rent for 3 days in August 2021 from 1st - 3rd plus utilities and a final utility billing. A move out statement was emailed to ************************* on March 16th with a breakdown of charges. We also reached out to the collection agency and had the account removed from collections due to the error in the account balance. We did receive confirmation that the account has since been removed from the collection agency *************************** as of March 15th. I have left my personal contact information by phone and by email for ***** should she have any additional questions regarding the move out balance.

      I do not accept this response because it still does not explain why one person (me) out of the 3 names legally on the lease is getting charged. I am not the only person who lived there so how could you charge one person when the lease was not only under my name? When I signed the move out document I was told they needed nothing else. I asked and had another person present with me at the time. Prorated rent was already paid for prior. Why would the complex let me sign a move out form and MOVE OUT if I owed on rent? I also never received any document about our security deposit. Where did that money go? Why would WE still owe anything if we paid the prorated rent? And, AGAIN, why put this charge and collection on one person out of three who were on the lease? I do not owe any money to this complex.

      I have not heard back from the company in regards to this issue but as of now it either is or is in the process of being removed from my credit which was affected by this

      I applied for housing in October which I had to pay my adman fee upfront. So I paid them 250$ off my debit card. I got denied due to something on my credit report. The rep called me back around 3 days after I've submitted everything to tell me I was denied she asked me did I want my check to come to the address on file or to the office, I stated no that address is not valid, please just send it to the office she said ok it will take around 15-30 days to receive my check, I said ok. So I waited I called and called they didn't answer so the first time I went up there, they said my check was on the way, it should me there any day which I went there on November 1, they said my check was mailed out October 24. I waited 2 more weeks and I called up there checking on my check again and the rep that answered the phone was rude like they didn't care about my check because they messed up and she hung up on me. The next week went up there again for them to tell me that it was sent to the address on file which I told them to sent it to the office because that address wasn't valid. Then I guess they emailed the office to cancel the check. The lady stated that they was going to cut me another check and ***** it to the office which didn't happen. Now they still telling my my check still haven't came. I would like a full refund from this company, a written apology for the lack of care and disrespect they have given me.

      Back on November 4th of this year I applied for an application for an apartment. I had to pay 150 for an admin fee and 50 for an app fee. I was denied because I didn't have a credit score due to ne filing bankruptcy 7 years ago. ***** told me that I expect a refund within 30 days and asked for a mailing address which I provided and it was mailed to the wrong address. When I called and spoke with ***** she kept giving me the run around. I have been unsuccessful in getting my refund back and it is now past the 30 days. I called today on 12/6/22 at 9:53 and I asked for Corporate and she stated that the call was going to come back to them anyway and that is very unprofessional. I deal customers on a daily basis and I would never represent my company like that. It's like I am being treated as if I made the mistake when I clearly gave her an address to send it to. This was at the ***** of ******* office in ******** *** I just want my money back

      I have lived at ****** ***** apartments in ********* ******* which is under the management of South Oxford management and I have lived at ****** ***** since December of 2018. Every time I renew my lease which happens to be a 14-month lease every single time it extends my yearly lease out by two additional months. So last year there was a change of ownership and management and there was a lot of commotion and pretty much no one knew what they were doing. There was a manager there named **** that worked there and was fired. In May of 2022 I renewed my lease. I was given the lease at my front door and had to fill out all of the essential details needed for my lease. I signed all the documents that needed to be signed and then I was to return it back to the rental office. The lease was put in several hands where several mistakes were made. It was a new girl that was working there that had my lease before it was given to ****. Needless to say it is clearly on record that my least has always been a 14 months and all of the sudden now I am getting bombarded by emails saying that my lease is expiring in February. I called the office and they told me I only had a 9 month lease. This is completely illegal and I strongly feel that they are pushing to increase my rent much earlier as price gouging and they are taking advantage of me. I tried reaching out to South Oxford management and every single extension that I dialed no one would ever pick up the phone or return a phone call. I called ****** ***** rental office and asked to speak to the manager and he was to call me back within the hour. He never returned to my call back. After leaving ****** ***** several five star reviews on ****** you'd figure that he would have the decency to call me back and get this resolved. Also I was lied to by South Oxford management when they told me ***** ******* was fired. We reported her for threatening us and treating us like we were ***********. That was a complete lie.

      I have been having nothing but issues with this property for years I moved out on 07/01 and the property has sent an balance owed to the collection agency upon no attempt to contact me regarding any balances owed at the time of move out or 30 days after.The only balance amount that is owed is $337 I have no recollection of any other charges. I have been contacted by several different collection agencies for different amounts regarding this matter.

      On August 3rd i contacted the leasing office at the links at Georgetown and let them know that i was out and sick with covid and that i was going to be behind on my rent and also let them know that i had applied to get rental assistance, the place that i was going through which is Family Promise Prevention contacted the leasing office to get my lease ledger and told me on August 9th 2022 that i had been approved for the amount of $3,296.48 for the paid rent for the month of August and September of 2022. The manager at the Links signed an agreement with them and within the paperwork it stated that it take 10-15 Business days for rent to be sent through the mail. The check was supposed to be here in the mail by Sep 3 which was labor day weekend but the mail got delayed as i called the leasing office to see if they have received it they told me yes i asked for them to put me back into the system so that i can be able to submit work orders and to go back and look at what the monthly fees came up to no one did it so i emailed and asked them if they can do it . Someone emailed me back and says that i have a left over balance that needed to be paid which was $367.39 i asked them how did it come to be that price and they emailed me over my ledger and on there i was charged 2 late fees of $150 and the eviction fee of $151.06 , the properly manager filed for a eviction after signing the agreement with FP on Aug 16th . She then tried to tell me that i also had to pay the late fee for Sept when the check date was already made out for the 2nd of this month and when i told her that i was sending these emails over to my lawyer and told her that i am actually an assistant manager at another property in Savannah i had gotten a call from one of my manager from my last employer and was asking for me to see if i was still working there and when i called her i asked her what was she calling them for because we have been communicating via email all day & she has my number.

      This is about the property Canopy place in jacksonville Fl. On August 13, 2022 we realized something was leaking, kept cleaning it up not realizing where it was from and on sunday morning August 14 2022 we realized it was coming out of the wall. We called emergency maintenance and a few hours later her came. He couldn't figure it out, and told me that we would have to wait till monday August 15, 2022 for plumbers to come. They came on august 15, 2022 and fixed the leak, but in order to do that they had to cut multiple holes in my walls. It is now August 26,2022 and they have not come to repair these holes. they are just nailed back how the plumber put them ( pictures attached show.) Ive called them and my husband has gone up there and all they say is " they have to wait on the contractor." Im kind of fed up that they cant even give us an estimated time as to when said contractor will come. My house is a wreck because we had to move furniture to get to the leak, but they asked us to leave it moved so they could fix the holes. Its almost been 2 weeks and not a peep from them as to when this will be fixed. Anytime something major breaks its a pain in the **** to get them to fix it CORRECTLY. Ive lived here for almost 4 years and its getting more and more ridiculous. They never want to fix anything, and when they do its a very bad job. Please help me get some kind of answers so my house can be put back to normal. Thank you.

      I was a tenant at The Waypointe apartments in Norwalk, CT that was recently taken over by South Oxford Management. My lease ended on 6/28/22 and per CT tenant law they had up to 30 days to return my security deposit. Upon move out, I provided a forwarding address for them to send my security deposit via the mail. After not receiving anything by 7/28/22 I called the leasing office, which said they it was mailed in full at the beginning of July. I informed them I have yet to receive anything from them in the mail, to cancel that check and write a new one to my current address in Agawam, MA. The manager informed me this would take approximately 2 weeks for their accounting team to reissue my security deposit check. It has now been over 3 weeks since that last conversation and I have still not received my security deposit. As of this writing they are approaching a full 30 days over the required time frame to repay me my money.
