My family and I moved into ******** ****** on 9/18/2024. Our lease does not end until 11:59pm on 9/17/2024. The new property manager has hit us with a "prorated month to month fee" for 9/10/24-9/30/24 for $350 and put a 3 day vacate notice on our door for over $400. (A late fee was added, because we had no clue about the charge- we paid September's rent on 8/26/24. Almost a week in advance!) this is not the first time this new property manager has done this to us. Our portal showed we only owed $10.00 and ****** ***** put a 3 day vacate notice for close to $75 on our door. I went back and fourth with him for about a week trying to figure out how we owed that when our portal showed only $10.00. He finally got back to me and said that it was just the $10.00 owed. I emailed him to let him know we moved out and why. ****** emailed back saying we did not pay rent (which we have proof of payment!) and that is why we got a 3 day vacate noticeon our door. I was also notified that we will be charged a reletting fee because we complied with the 3 day vacate notice! The a/c has also been an issue since July 2024 temps inside reaching over 90 degrees!. There were 4 work orders for the a/c (the guy that works on the apartments said it was the compressor kicking on and off. we have talked to them in person several times as well. Our electric bill went from the $115-130 range up to $230 for a 780sqft apartment! This new property manager is also doing this to other long term tenants and posting these apartments for rent at $990/month!Initial Complaint

I have informed wallergroup about my renters insurance, but they keep charging me for renters complaince insurance. Wallergroup is charging me with late fees and threatening eviction. I tried to explain that I am being overcharged and asking them to fix the issue and after that I will pay late fees if I have any. My rent is always paid on time.Business Response

Ms. ********************* is currently being charged for a Non Compliance Fee for Renters Insurance. Residents are instructed once they are approved to upload a policy to the * Premium Software. Once the policy is approved the residnet will get a notification email. If the policy is rejected a notification will also be sent to the resident and they will be enrolled into the * ************* Proctection Policy until they upload Satifactory renters insurance that meet the criteria. The issue with ******************** is she did not list us as a additional intrested party and her policy was rejected. We sent a email on 8/9/2023 as shown below for the resident to correct the matter and she has not yet done so. She also has a current balance due to a short payment on Rent as shown in her current accoutning ledger.Initial Complaint

This company has mishandled the management of my rental properties. They mishandled an eviction, and the tenant has been in the property rent-free for nearly a year and they still will not process the eviction. They refuse to pay me any rent collected for four months. They rarely respond to emails or calls, and even relocated and didn't give my new property manager the forwarding address. You should be forewarned if you want to purchase a property from them or have them manage your properties.Initial Complaint

I was suppose to move into the Chalet apartments on Lovers Ln. However they were so nasty this could not happen. I moved to **** **** St another one of their properties instead. Several months later IQ collection agency started calling saying I owed over $500 dollars for the Chalet apartments. They put it on my credit report. When I called the Waller Group, the accounting department erased the account, but did not tell the collection agency, now they won't fix the problem and this is messing my credit score.Business Response

Business Response /* (1000, 11, 2022/11/16) */ ******* ***** was schedule to move into a property at **** W Lover ***** We have spooken with ******* several time regarding the past due balance. The amount was sent to collections and we have since work with the residnet regarding resolving the debt and removing the account from collections. The account balances is now zero and all remaining charges and credits have been transfered to her new account. ******* is no longer in collection status and this account was sent to collections due to a balance was due at the time of transfer. Consumer Response /* (3000, 13, 2022/11/18) */ (The consumer indicated he/she DID NOT accept the response from the business.) Their statement is a complete lie. There was never a balance on my part. No one tried to work with me. The false report is still on my credit report and still doing damage. I also have not received my deposit back, and no one is working on that either. Business Response /* (4000, 15, 2022/11/21) */ The account was confirmed to be remove by our the Collections company on 10/19/2022. Per their email this will be remove from the credit report within 30-45 days ( See attached ). ******* transfere to **** street apartments was approved and once she move in a the **** Street Apartments she gave a notice to moveout. Since ******* gave a notice of early move out the resident was charged a $2000.00 Early Termination fee as stated in the TAA Lease agreement. I have included the signed lease contract which includes this fee along with the Final Accounting Statement with final moveout fee's.
