This resident did not pay her full rent amount.  She paid $929 on 07/29 for August rent.  However, her rent amount per the lease agreement is $1008.00.  Therefore, the resident was charged late fees.  We will not be refunding the resident $200 as requested.  Rent is due on the 1st of the month and is considered late at midnight on the 3rd.  The entire balance must be paid.    If the resident has a pest issue, she needs to contact the office to be placed on the pest control services.

I moved into these apartments in October of 2019. I immediately noticed a pest problem with roaches which I made the office aware of. Pest control came out and placed a substance around that would supposedly make the roaches sterile so they could not reproduce. This method was ineffective as over time I noticed different sizes continue to appear from babies to full size and in between. The office had pest control come out a few more times. I also tried my own method of Ortho ***** killer as well. By this time I have been dealing with this issue almost a year. I also tried a bug bomb while going out of town one weekend with my girlfriend who is also a witness to this entire ordeal along with my daughter whom I share custody with. We came back from the trip to find the pests not gone, but only scattered in the apt. One actually climbed in my girlfriends hair. A few days later I found a ***** in my sheets when we were about to go to bed which was the last straw. I then contacted the apts about this issue and stressed this needs to be taken care of once and for all. The manager said she would send out pest control for a viper treatment, which required me to be out of the apt for several hours. I stressed to her that I work from home starting at 2pm so they would need to come early. She replied they dont have control over the company since they are third party, but will attempt to make sure I am first. The tech showed just before my shift started so I had to refuse the treatment. This is when I decided to move. I sent en email to the office letting them know. As a consumer I feel they did not do everything in their power to fix my issue and if I am paying rent, that needs to be resolved. Now they have added a ***** dollar debt to my credit. I realized I broke my lease, but they should not keep getting rent if they cant satisfy their customers. I have videos of SEVERAL roaches in my bathroom and if you check online there are several complaints about the same thing.

I am very sorry that ****************** had issues in his apartment. I show that pest control was sent to his apartment on 3 different occasions while he resided in the apartment.  Once on 10/29/19 (for preventative maintenance and inspection), next on 07/16/20 (we had his entire building treated) and the viper treatment was scheduled for 09/29/20. Per an email that ****************** sent the leasing agent at the time, the pest control company showed up at 11:30 and he sent them away.  While we understand that ****************** worked from home, we did in fact make him first when the pest control company arrived at the property.  As ******* did tell him, we have no control over when they arrive at our property.  As you can see, there was over 8 months between the first and 2nd pest control treatment according to our records.  If ****************** was treating the apartment on his own, we have no way of knowing this and do not encourage residents to do this. ****************** sent an email on 10/03/20 stating that he was vacating the apartment the following weekend.  He originally gave his notice to vacate on 08/06/20 to vacate when his lease expired on 11/05/20.  However, ****************** did not fulfill this notice or the lease agreement. Therefore, ****************** was charged for not fulfilling his lease and unfortunately, those charges stand.

I am rejecting this response because: I took matters into my own hands due to pest control not being able to resolve my issue. I had no faith in the complex. I also turned the viper treatment away because I had to work at 2pm. Once I informed them of this there was no attempt to further assist. There was an indifferent response to me leaving. Which is the same vibe I had been getting the entire length of my lease, which is why I tried to take matters into my own hands.

    Regards,

Unfortunately, we have no way to know that a resident is treating their unit themselves and "taking matters into their own hands".  ****************** notified the office that he was moving out 4 days after he cancelled the viper treatment.  While we should have followed up with him on this to reschedule, he only gave us 4 days to do this.  This does not release ****************** for his lease.
