Predatory tactics. April 8, 2025 @ 12:32 pm Got Final Notice, Person said our Home Warranty had expired. Asked for husband( both out names are on mortgage) They did not know When we bought house , mortgage company or Closing Attorney. I asked to speak to someone else because of communication issue with them, person got disrespectful, dismissive & kept denying telling me warranty had expired. We are both Senior citizens & believe we were targeted.Business Response

Hello Mrs. ****** I was able to locate where you had called in. As you and the agent stated, there were some communication issues and misunderstandings in the call. I apologize if you feel the agent was rude. In your complaint you stated we didn't know when you bought the house, the mortgage company, or the closing attorney. To be fair, you didn't ask those questions. Letters are mailed out early to ensure there is not a lapse in coverage, as yours expires in August, this would give you plenty of notice that you will be due to renew. That would be the only reason you were "targeted", it has nothing to do with your age. We do not have any way to know that information. You are now on our internal do not contact list, it should take the system about 6-8 weeks to update. If you receive an additional mailer in that time, please disregard. I received a letter on 3/5/25 claiming that this is a "Final Notice" that my home warranty may be or already expired. The letter had no address information for this company therefore I know it has to be a scam. Along with no business address information there was no warranty information. I don't want to do business with a company that would send out something that is obviously fraudulent and don't want to be contacted again.Business Response

Business sends out multiple FINAL NOTICE papers in the mail thats deceptively written to look like an official warning, designed so homeowners believe theyve forgotten to pay a bill or their home doesnt have a warranty. Its absurd how this company is even legal, however at this point Im nearing a claim of harassment since theyve refused to stop sending letters even after multiple phone calls for months.Business Response

This company sends "FINAL NOTICE" to my 94 Year Old Mother and if she gets to the mail first it frightens her. She worries that they are coming to take her house if she doesn't contact them right away or her policy will lapse. She has no policy with this company, never has and never will. They should be ashamed of themselves circling like vultures upon the elderly, it is not right. This company is a farce.We have never once done business with them but we get a 'bill' with "FINAL NOTICE" stamped across the top in an envelope that attempts to look like official documentation with a warning about interfering with mail delivery.The entire company is based on scaring ignorant people into paying a bill they don't owe.Business Response

Hello Mr. ******** the letter Mrs. ******* received is an advertisement, nothing more. It does not have the word "bill" or a past due amount written on it anywhere. We do not scare people, if someone wants to purchase a policy they can. We are a real company with loyal policy holders and pay claims for them. tribus is a predatory company that has sent multiple mailings to my 91 yr old mothers home. mailings are written in a way to evoke fear by saying Final Payment due- Warranty expiring.Therefore causing panic and fear with the elderly. Due to the language used my mother felt as if she had done something wrong and in misjudgment signed up. We have called several times to cancel. Unable to reach an agent we finally stop payment T the bank. After that action the company sent a letter of non payment- when the number listed was called we did in-fact reach an agent who then tried to convenience her to keep the policy. This is a case of elder financial exploitation.Business Response

Hello Ms. ***** We do not ask a policy holder their age before they purchase a policy, our mailers do not say Final Payment Due. The letter she received after the monthly payment was stopped would have said "payment past due". Possibly you are getting our mailer confused with another company. I see that you have called in 4 times, all on 10/18/2024. 2 times you disconnected the call before it made it to an agent, the 3rd time you spoke with an agent that informed you he would need to speak with her for permission to speak with you, he called her twice after speaking with you and left messages for her. You called again on 10/18/24 and spoke with a different agent with your mother on the phone and the agent cancelled the policy. The payment that was stopped on 10/08/24, I could not locate where you had called into our office to cancel her policy prior to that date.Initial Complaint

On September 6, 2024 I received a notice to my home that stated I have an expired home warranty, it was labeled as final notice and only provided an 877 number. This is advertising clearly designed to confuse and scare consumers. I traced the number , ************ to Tribus Home Warranty. This is a company I have never done business with it received information from. To send an advertisement without any company information guised as a warning is deceitful and exploitative. I am asking your institution to investigate their marketing and sales practices for the benefit of my community. Thank you.Business Response

************, we appreciate your concern for your community. If a community member had called in, we would only sell them a policy if they wanted it, it is their choice. However, the letter you received states that a "warranty may be expiring or may have already expired", it does not state that the "warranty has expired" as you stated it does. The letter does have our name listed on it, contrary to what you stated in your complaint. If you had called and asked to be removed from our list we would have been happy to do so. We are a legitimate company that provides policies to our awesome customers and we pay claims for them. I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution meets my personal needs.However, I believe that this company is dangerously misleading and encourage you to make a note of how they use the bare minimum of legally allowable vague language (additional example is that they put a fine warning on the envelope, which applies to all mail but comes across as specific to this direct mailer)
I worry these tactics prey on ESL and elderly consumers and appreciate you making note of my complaints and protecting the best interest of all consumers.

I am being inundated with ads from this company. Their letters are misleading (stating I need to extend a warranty, saying this is a "final attempt to notify" when they keep sending these, etc.)I am on a no contact list.I want this to stop immediately!*********************Business Response

I Received a Final Notice with no return address or listed sender, which through research was determined to be Tribus Home Warranty ** FINAL NOTICE** Tribus Home Warranty is practicing deceptive business practices by targeting elderly people for Home Warranty and implying their home warranty is expiring when they have no warranty. No where on the notification does it indicate this is a solicitation for a sale of a warranty. This is to inform you that the Home Warranty may have already expired. Hello ****************, the mailer you received does have our name on it and our phone number. As you know, you reached one of our sales agents who was very kind to you until he could not answer your question about where the letter was mailed from, then you yelled at him that he should know, he told you to have a wonderful day and disconnected the call. He does not have to allow you to yell at him, nor know exactly how the mail service works. To answer your question, our printing company mail handles our postage, so no, they do not originate from our main office. We do not target the elderly, we do not know the ages of our policy holders, it is not our business to ask. It is our business to provide a service and pay claims to our loyal policy holders regardless of their ethnicity, gender, or age. I have added you to our internal do not contact list, please allow 6 - 8 weeks for the mail cycle to update.
