I had a business relationship with Texas Property Tax Reduction (also dba as ************** in 2021. I paid them in full. Their service was unsatisfactory. On May 4, 2022 I terminated their services and filed form ****** Revocation of Appointment of Agent for Property Tax Matters. Travis County Appraisal District removed them as agent. Subsequent property tax notices do not list them as agent. On May 9, 2024 I received by email an invoice for $349 due to be paid in 3 days (by May 12, 2024). The invoice is fraudulent. I responded to the email and requested that they do two things: * provide a written notice that my file was clear * remove me from their mailing list I am reporting this to BBB to warn of fraudulent behavior.

Ive been receiving junk mail, annually since 2020 and have contacted them to stop each time. I continue to receive junk mail, with the latest occurrence being April 20th, 2024.

      Business Response

      Date: 04/29/2024

We are writing in response to the complaint filed against Texas Property Tax Reductions, regarding the receipt of unsolicited mailings. Upon reviewing our records, we found no evidence that ********************** has ever been a client of TXPTR, nor have they engaged in any business transactions with us. Therefore, it appears that the complainant's issue does not pertain to our direct business relationship.

It's important to clarify that our company acquires mailing lists from the local appraisal district. These lists are publicly available and are used for marketing purposes to individuals within specific geographic areas.
We kindly request that the complaint be removed in light of the information provided and ask for its closure, as it does not involve a valid dispute with our company.
Thank you for your attention to this matter. Should you require any further information or clarification, please do not hesitate to contact us.
      Sincerely,

      *************************;

I am rejecting this response because:

Even though I was never a customer, I was the recipient of several pieces of junk mail. And despite my multiple attempts to ask the company to stop sending me junk mail, they continued to do so. Please see attached. Businesses need to respect the wishes of all consumers, regardless of whether theyve done business directly with that consumer or not. Thank you for your consideration in this matter.

The taxpayer filed a 2023 protest as well and they signed an online Settlement & Waiver on 6/8/23 so that closed out the protest that was filed by Texas Property Tax Reductions.

Refund will go out today via check to the property address we have on file. If you have any questions, please feel free to contact me.

I paid TEXAS PROPERTY TAX REDUCTIONS LLC to protest for property. I never got final resolution, I called at least 10 time to the listed phone and every time answer was that we are waiting for the final hearing and status will be updated after that.Last week when I called 11th time and shared my frustration, I was put on hold for about 15 min and told that there is no change to the value.I felt something is fishy so reached out to Tarrant County and they said Agent didn't appear for the hearing. This is very unprofessional, and I felt very unethical. Today I called again, and I asked to escalate the issue I was told supervisor is in meeting and will call back as soon as he comes out but no call back from him either. I hope this escalation reach to the owner of the company or someone higher to resolve the issue.

I contacted Texas Property Tax Reductions in early 2022 to represent me in my protest of my very high property taxes. I succeeded in lowering them considerably last year through a different representative and hoped to do the same this year. After paying TXPTR a $249.00 fee I never heard from them again until January 2023 when they let me know they didn't succeed in lowering anything. They were supposed to refund my fee if they didn't lower my taxes. They never alerted me to a court date, nothing. They said a refund would be send in 2-3 weeks, which was absurd, since electronic transfers take 2-3 days maximum. I still have not heard from them and their communications have been non existent. All I want is my money back. I also want them to receive public censure for their poor and unprofessional treatment of people who hire them. I will never work with them again. ****** learned.

I sent another email to you that the TXPTR notified me and sent me a check. They were a very non communicative company and they only returned the check after I complained to them. But, they did return my payment. Thank YOU for your very qucik response!

Recieved ad promising to save $910.06 on property tax bill or refund the difference. After agreeing to service I did not hear from company again until I reached for an update around November. Their response was they were still waiting for hearing. A few weeks ago I received an email stating the hearing resulted in a savings of $5.62. Along with a congratulations rather than offer a refund. They sent no official documentation from the hearing and I honestly doubt any one was attended or had at all. I reached out again and they will be refunding the $179.10 I paid upfront. The promise was to save me $910.06 or pay the difference, that check should be for $730.96. An amount that justified someone other than myself disputing my property value, an amount I could live with but also an amount that would have been much larger if any effort were made by TXPTR on my behalf. If the promise was for the $179.10 their add ends ** in my dumpster not with me hiring them.

We hate that ******************** is not happy with his results. The advertisment said we could save you "as much as" not any exact amount because the final decision is the review boards.

We have refunded him his full amount he paid which is $179.10.

I am rejecting this response because:

It actually says both, but most noticeably it says that you'll reduce the $900+ or make up the difference.

You hate that I'm un happy, I hate that businesses like yours are allowed to operate! If your services were actually helping people you wouldn't need to trick them into paying for it, you don't have customers you have victim's!

Paid $404.10 to help petition home property tax increase and they did not show up for the hearing. No reduction in property tax. They sent me a letter stating they would provide a savings otherwise they would refund my money. Now they are not answering emails or responding calls. Pls look into this company. DATE OF TRANSACTION: 05/06/22 *** PAID: ****** USD REASON FOR COMPLAINT: I paid this flat fee for TXPTR to file a protest regarding our property taxes. They promised to keep me up to date on the hearings and that they would go to court and attend hearings on my behalf. Since May I followed up countless times to check on the status of my case (July, Sept, October, November and December) and every single time they told me the process was long and they'd reach back out. It is now the end of the year, my property value was not contested nor was it reduced, and I've still yet to hear back from them with a final resolution. This business is a SCAM and takes your money without doing any work on your behalf. They will NOT communicate with you unless you harass them via email and phone.

      Business Response

      Date: 01/05/2023

I apologize for the lack of cummunication, I wanted to explain why we were unable to recieve a reduction with your protest.
The initial market value was $611,080. The ********************** did not change the value because the appraisal district has knowledge of the sale amount of the property back on 5/18/21 for $630,000. That is about $20k higher the the market value.
We would like to protest for you for 2023 at no charge to you and see if now that it has been a full year if we are able to get a reduction.

Texas Property Tax Reductions is a complete scam and need to be stopped. They do nothing other than collect money and simply do nothing their "guarantee" says, nor do they honor their guarantee.

I can absolutely see why he is frusterated. The property has a Market value of $691K and a Appraised value of $545K. All the comps and sales in the neighborhood did not warrent a reduction.  We are happy to hear his property for free for this upcoming tax season 2023. What would help is any kind of evidence they client may have that will show the market value is not not worth $691, such as pictures, ect..,   ****************** is happy to call and ask to speak with me anytime.

I paid $604 to the business to protest my house value for property taxes, they reported my house value was successfully reduced by 10% from about $1.1 million to about $950,000. But the official tax website says my house value was never $1.1 million, its 20% higher than last year, under $800,000, and has no record of protested. The business is a scam.

      Business Response

      Date: 11/29/2022

      Good Afternoon,

I can totally understand why ***************** is frustrated  Calculating the tax savings is determined by calculating the market value reduction.  There is no such thing as protesting the appraised value, When we file a protest it is off the entire market value.

We did get Mrs. ******* Market value from $1,035,476 down to $936K.  That was a savings of $103,548 off of her Market value.    However again I understand that really saves her no money out of pocket because she has a low appraised value which is great for her!

We will refund *****************, her success fee of $404.10.
