  What an experience with this builder has been nothing short of disappointing. From the beginning, the sales tactics were misleading, and once the sale was completed, follow-up became almost nonexistent. Both the sales representative and the builder made numerous promises they failed to keep, leaving us with nothing but frustration.
  
  The warranty process is a nightmare. Rather than addressing our concerns, they gaslighted us the entire way through, making us feel ignored and neglected. It’s clear from our experience—and from the countless other negative reviews—that this company does not care about its customers. There’s a reason they have almost no 5-star reviews.
  
  A word of caution: READ YOUR CONTRACT CAREFULLY and make sure you’re working with a knowledgeable real estate agent who represents you and your best interest. Be aware that some agents may be swayed by bonuses—essentially hush money—offered by the builder, which can be in excess of $10,000 on top of their commission. These incentives may compromise their ability to advocate for your best interests.
  
  Take a look at how their representatives respond to other complaints—it’s clear they are only interested in protecting themselves, with little regard for their employees or the tradespeople they work with. If you want an experience that leaves you feeling bamboozled and thoroughly dissatisfied, this is the builder for you. Otherwise, do yourself a favor and look elsewhere for your largest investment. This deserves a score way below 1.

  Home inspection found torn/bent window screens, elect. outlets not working, mortar gaps/separation in ext. walls, H2O heater not installed correctly and poor wall painting. Had high expectations of Long Lake LTD, website says, "Why choose Houston's largest privately-owned home builder?" "Bigger Selection" "Exceptional Value" "Highest Quality."
  9/13/24, my initial walkthrough, strongly expressed to Const. Mgr. concerns w/quality/oversight of building process. Asked him, why so many issues, I have purchased many
  older homes w/o problems. He told me that someone lived in those older homes and fixed the problems. Meaning, this home was new and not all issues identified/resolved yet. Company disclaimer, "Buy our high-quality homes, you will find issues and problems after moving in but that is because it is new."
  The Long Lake website, "Our Promise...: Quality. Variety. Best Value. Long Lake Ltd. is committed to offering new home buyers the best. We’ve built more than 24,000 top-quality new homes...we work hard to ...show home buyers how wonderful it is to move into high-quality new home construction..."
  During walkthrough, I placed tape for items to be fixed. Const. Mgr. said all would be fixed.
  9/22/24, did second walkthrough, some items marked w/blue tape on 9/13/24 unresolved. Saw where my blue tape was removed w/out issue addressed. Plus, new items needed addressed due to work performed w/o oversight/quality control. Paint drops throughout house floor, blotches of paint on ext. entryway bricks, cabinet doors still loose, subpar caulking numerous areas, wall paint bubbling and damaged kitchen counter finish.
  LL LTD had week to fix items marked on September 13th w/them already knowing I had quality concerns w/the property. Salesperson told me, "apparently" I and LL LTD have different standards, not something expected from a salesperson or from reading LL LTD website. Where is the Long Lake LTD promise? Thank God I did my walkthrough the week before closing.

  We’ve been in our house for a little over a month…
  Should have known what the quality of work would be when we saw empty beer bottles all around our property. When we bright it up to the sales person he said “a hard to find good workers”.
  Before we moved in, we noticed some roof leaks in the master bathroom we were told would be fixed before move in. 2 weeks later, rain water flooded my master bathroom… eventually fixed (hopefully)
  Bathtub framing was incorrect and had to be reframed. When they took the tub skirt off I had mounds of trash and beer bottles the tub that not 1 person picked up… eventually fixed.
  Now my A/C isn’t working…
  I’m just so tired of it all

  I understand that when buying a house from a builder, you have to follow their rules. However, this is the fourth time they have postponed the closing date. It's frustrating that if you can't meet their deadline, you'll be penalized and your contract may be terminated after 7 days of continued delays. We've already lost $3k from changing lenders, which we understand is necessary for better payment terms, but we accepted it.
  Due to a small hurricane named Beryl, they have postponed our closing date four times. We tried to ask for some compensation for the delays they caused, but they ignored us and didn't even respond. It's been a terrible experience buying a new house. Instead of feeling excited about our new home, we're feeling frustrated and disappointed.

  Long Lak Ltd is a good company with friendly, professional staff, but it contracts bad people. The electrician did an awful job. I called the internet company, and they said whoever did this did not care. Whoever is there, the grass company is AWFUL. I got grass the day before closing, and it was mostly dead. We have been through a week of rain, thunderstorms, and hurricanes, but the grass is dust.
  
  Great houses and staff but bad builders and contractors.

  The contract for this builder includes an indemnity clause that bars homeowners from suing Long Lake for damages incurred from Water or Mold (including health issues suffered), even if it was due to their own negligence. We of course have mold that was there from during the construction phase that they failed to disclose during the buying process. They sold us a house that they knew had an active leak in the roof and have yet to fix it (3 months later).
  Our lights crackle, the walls aren't straight, the floors aren't level, the grading is horrible and we collect water along our entire fence line, our HVAC is unbalanced and the humidity in the house is consistently at 70%+ (it should be under 60%) and this is because Long Lake tells their contractors to build it that way, floor boards are loose, the issues are honestly endless.
  They set our walkthrough appointment 24 hours before our closing which didn't give us time to hold them accountable to the issues pointed out or give us a chance to pull out of the contract. They did not even professionally clean our home before turning over the keys. It is clear that this business has zero expertise in the construction industry and is making millions of dollars with deceptive tactics, ridiculous legal clauses, and failure to express urgency around their warranty to fix the issues they knowingly created because they're focused on creating other defective houses.

  The 10 year structural warranty is a scam. No one at long lake will return my calls. There are 105 major defects caused by a foundation that is collapsed. These appeared 3 years ago.

  I recently specked out a house to build shortly after the slab was poured the slab had a crack 41 ft across it. I noticed that some of the framing was done incorrectly I am a contractor as well. Due to me asking questions as I should because it is my home that I purchased they decided to cancel my contract and left me in my family pretty much homeless. The customer service with this company has is absolutely horrible they don't stand behind their product. They could care less what the customer or consumer have to say. The effects and mental stress of this situation has put on my family watching my kids cry losing their home the mental stress is put on myself and my wife has been having anxiety attacks. I can't even put into words how much of a horrible situation they put us in. I hope someone sees this and thinks twice about going with this company.

  If I could give them a zero I would. I have had nothing but issues since buying a new build at Huntington Place in Rosharon. I've been in the house for six months and the work done here has been awful all the way down to the customer service of the Service staff to fix issues. You put in requests and get ignored until you continuously follow-up. Had to get them to come fix the fence that was falling down on both side for a brand new house, fix wiring not done, fix a brand new A/C unit and then the furnace once it started getting cold. I went a whole week without heat before anyone came to fix it. I have to agree with some of the others that have said this has been a nightmare. Even if you speak with them civilly there is always an issue and it's always the home owners fault. Should we not get upset when we've made such a large investment to only have to contend with issue after issue. This is not like buying a shirt and not liking it, even the store will exchange the shirt or refund your money. I agree with others in saying do not buy a home from them!
